This truly sophisticated and luxurious home will make your vacation one to remember, Casa Ballena will feel like your home away from home. The 3 story home has marble floors, custom mahogany throughout, romantically elegant lighting and a warm, inviting interior.

Located in the heart of San Diego’s most popular and unique beach front community, Casa Ballena is a luxurious private home with resort standard of living just steps to the sand and action of all Mission Beach has to offer! An excellent choice for your next group vacation, corporate retreat or if you just want to escape and relax by the beach with the family...Any time of the year!

The first level features an open floor plan perfect for gathering everyone together. The large patio doors slide wide open to create a great indoor/ outdoor living space. The state of the art kitchen has professional stainless steel appliances and marble countertops, you’ll find everything you need to entertain and prepare meals for your group.

With six bedrooms ranging from a luxurious master bedroom suite to a life-at-sea themed room, Casa Ballena has accommodations for all! With private balconies and a third floor den, all of your guests will be comfortable throughout your stay.

After basking in the calm surroundings of the waterfront views, comforts and amenities Casa Ballena has to offer, you will find yourself centrally located in San Diego with convenient access to San Diego county's most excellent attractions including Sea World, the world famous San Diego Zoo, Wild Animal Park, Balboa Park, Seaport Village, La Jolla, Ocean Beach, downtown San Diego, Coronado, Del Mar and much more.

PROPERTY LAYOUT:
Level 1: Garage (Garage Dimensions: 8' H / 13' W / 16' D), kitchen, living room, electric fireplace, half bath, dining room, laundry room, front patio on the bay.
Level 2: Primary suite (King bed, soaking tub, shower, balcony, electric fireplace, 2 walk in closets, Roku TV), Guest bedroom 1 (queen), Guest bedroom 2 (queen), and Guest bath.
Level 3: Guest bedroom 3 (queen), Guest bedroom 4 (queen, TV), guest bedroom 5 (queen, TV), guest bath, second living area or "den" with TV, large balcony with spa and expansive views.

You’ll find the jacuzzi on the 3rd level patio overlooking the coves of Mission and Sail Bay. Relax here after enjoying the day on the sand and water, this home has kayaks and paddle boards ready for you anytime of the day. You’ll also find sand toys for building the perfect sand castle.

THE LOCATION:
Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just blocks away from the ocean and bay, you’ll experience the best of the beach!

Taxis and the local bus system are readily available for your convenience, as well as bike rental shops up and down popular Mission Blvd. 2 parking spaces available inside garage, and one space outside of garage.

*IMPORTANT NOTES:*
This property has video surveillance on the exterior of the house. This is strictly used to protect the property. There is a camera at the front door facing the walkway, a camera above the bbq facing the back patio, a camera above the north side yard facing the toy shed, a camera on the west side facing the alley, and a camera in the garage facing the alley.

Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!

BOOKING TERMS:
Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount.  There is no grace period for Credit Card fees.  Once booked credit card fees apply and can not be refunded.

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

Check out is at 10AM. Our contracted cleaners have a prompt cleaning schedule team and depend on the allotted time frame to clean the unit for the next guest.Inquire the day before for late check out.
