About this property

Cozy Custom-built Cottage in pleasant Point of Rocks with WiFi and AC

This is a tiny home located in a safe, quiet residential neighborhood 1 MILE from C&O towpath/MARC train; close proximity to downtown Frederick, Leesburg, Brunswick, Harper’s Ferry, etc. The arrangement is an ideal crash pad for somebody with minimalist tendencies or folks traveling along the C&O towpath. It is custom-built by the homeowner and has full electric hookups with WiFi. No shortage of love has been given to make this a lovely and comfortable little gem!

Detached sink and shower are available through warmer months (March-October). Porta John is on site and is fully serviced each week.

Functional wood stove and brand new mini split provide heat and AC for your comfort. Well insulated and cozy. Has a loft, great ventilation and gives off a pleasant pine aroma!

A nicely landscaped and spacious yard offers privacy with use of grill, solostove fire pit and plenty of firewood. Off-street parking is available with police cruiser (when off-duty) sharing space for added security.

Due to concerns for guest allergies, NO PETS.

***The cottage is suited for 2-4 guests, but the yard can accommodate additional guests equipped with tents (if hiking/biking the local towpath). There’s a lean-to for tents/sleeping/outdoor shelter, etc. ***

Cozy little spot. We were just looking for a place to sleep while exploring the area, so we didn’t take full advantage of the amenities, but it worked really well for what we needed. Thanks!

I was particularly pleased with the pleasant coziness of the cabin given that we had freakishly cold May weather (40 degrees!) and intense pouring rain. The iron woodstove and adorable loft was a hit with the kids. Keep in mind that little ones wouldn't be able to climb the ladder to get up, but 6 should be fine and absolutely thrilled. It was well stocked with perfect supplies, and given the weather I couldn't have asked for better.

Hi, Chris- I am absolutely thrilled by your comments and am so pleased that you enjoyed yourselves!! It’s my goal to share this space with people who need a respite from the weather while hiking/biking and/or those taking a break from life in general. In the small space provided, I hope it’s everything my guests expect upon arrival. It sounds like it was!! Come back any time!!

If you're looking for activities, this is the place to be.Please read description of the little home.Shower, sink at the main house , a walk of about 15 yards from the little house. You'll use a portable toilet. At this time the portable toilet was not clean. We used disinfectant to be able to use it. The back yard was like being at home, neighbors are quiet. At the time of our stay, the back neighbors were having house work being done, so not so quiet. This is a tiny place so make sure not to bring a lot of personal items, bring the bare essentials. Outdoor cooking only, no water or cooking area.BE CAREFUL BY THE DOOR THAT YOU'LL BE USING TO GO IN AND OUT.I FELL ON MY BACK into the small flower bed.. WE ARE SO THANKFUL THAT I DIDNT GET ANYMORE THAN A FEW BRUISESOver all it's 3 stars for us.

Thank you for bringing the step situation to our attention. We will be taking measures to correct this immediately. We believe that our tiny home is fairly, adequately and thoroughly described in the details section of the listing and we have taken great care to be as transparent as possible with regard to what we offer our guests. Other stellar ratings reflect this. It appears you did not read the listing before your stay and did not fully understand what was provided before your arrival. Your party arrived before check in time and did not follow parking requests. The Porta John is cleaned weekly and we will bring any shortcoming to the attention of the pumping company. Our expectation is to provide the best experience for our guests intending on a short term stay in order to relax, wash and regroup after time on the nearby C&O trail or those hoping to simply get away and enjoy themselves.

An ideal stop over for someone biking the rail trail. Or, in our case, catching a concert at Wolf Trap. The cabin is clean and has everything you need for a comfortable stay. Quiet neighborhood.

Comfy mountain-style hideout near the C&O Canal Towpath

This beautifully-crafted wooden tiny house is thoughtfully appointed to feel like a relaxing mountain cabin. The mini-split air conditioner maintains a comfortable temperature quietly enough that you can still hear the cicadas outside. The well-kept porta-potty is steps from the front door, and the pleasantly strong warm open-air shower with privacy is on the host’s side porch. It is just across a shaded backyard from the door of this charming and reasonably-priced place to rest. A sink with hot and cold potable water is there too. You have plenty of privacy at this VRBO.Food tip: Consider bringing your own cold or microwavable breakfast supplies. Although this cabin includes Keurig coffee, popcorn, water, and a couple bags of trail mix, Point of Rocks is a 1,500-person town — so your closest hot breakfast options appear to be 10 miles away in Brunswick, MD and Lovettsville, VA. For us, comfort food from the Lovettsville Diner powered my body, and a handy outdoor outlet by Custom Cottage host Alex’s driveway powered my e-bike. This is a great option for C&O travelers, since it is just 1 (uphill, mostly on-street) mile off the towpath. We had a delightful stay, and I would definitely return.

The space was very nice, we enjoyed our stay at the cabin. I think in the listing it features pictures of a deck area that's not accessible to guests, so it could be helpful to remove those images. We had trouble with the wifi connection but it was usable on our phones.

The neighborhood is quiet, the trees are large, the train whistles soothing, and the area is blooming!

What makes this property unique

There are multiple structures on the property that I have custom-built and learned to see as assets for this lovely Vrbo rental. I love my trees, and have enjoyed building landscape details to make the space a haven for myself and others.
