📝House Rules:
Please treat our home as your own- or better (wink wink!)

Please 🔑 the doors anytime you leave the house

-Please be advised of OUTDOOR 🎥 with sound at the front entrance, and all 3 sides of the yard. This is for both your protection and ours.

Inside Rules:
-👟 off please (shoe cubby upon entrance)
-Please keep 🥙 in the kitchen and dining room (not in bedrooms, basement, or family room with carpet, NEVER ON POOL TABLE)
-Please do not make 🛌 or strip them, just leave that to us
-Please remove food from fridge, clean sink/stove areas of food and run dirty dishes before leaving
-no 🕯️🎂 at any time
-no smoking at anytime
-absolutely nothing but toilet paper in the toilet (no feminine products, paper towels, tissues, wipes or even flushable wipes); the sewer system is temperamental and the city charges $500 for a clean out, we'd be forced to request that amount if this particular rule is not followed.
-Please remove your garbage to the outside receptacle on your way out (If you happen to be with us for a while, garbage day is Thursday. We appreciate you actin' like family and taking the trash out Wednesday/back in on Thursday if your stay overlaps.
-the wood burning fireplace is a complementary amenity with a waiver, but it needs to be cleaned out after use. My cleaner does charge me an extra $25 which we will have to pass on to you.
-no food or drink on the 🎱 table

Outside Rules:
-Please keep in mind that we have friendly, but close-by neighbors. Please keep the volume down if enjoying the front or backyard past 9pm.

-Please have an adult supervising any time children are at the pool.
-absolutely no glass around the pool (cups or plates or bottles)
-please collect garbage bag from pool area at the end of your stay
-please put pool toys away
-please put pool towels in basket near basement washer

Parties:
Unless we have explicitly communicated, parties on the premises are strictly prohibited. Now we aren't talking a few friends over while you're in town, but if we have footage of a party at the house, we will be obligated to collect reparations up to $5000.

Children's Toys:
We take pride in our selection of toys and games. Please do help your kiddos keep track of and return pieces to each game/puzzle after use.

Unattended Children:
Please do not leave children at the home unattended by an adult if under 13 years of age.

Firepit:
We provide a propane fire pit. Please make sure the fire is out and the fire pit covered when you are done for the evening. If you go through an entire propane, we are grateful for the replacement.

Grill:
We provide a grill brush. Please clean the grill if you use it, or our cleaners charge us an extra $25 and we'll have to request that from you.

This home was our best VRBO experience! House is lovely, roomy, comfortable, and perfect for our extended family gathering! Plenty for the little ones to do and also plenty for the older/adults to do in the house and in the yard. The large well-appointed kitchen was fantastic ! The host was very attentive and made sure we had everything we needed. Even a nice snack basket and small gifts were greatly appreciated! We hope to stay here again!

Great location

House is large and can easily accommodate a large family. Lots of things to keep kids and adults entertained. The house is very clean and the beds are comfortable. The only draw back is the odd configuration of the master bath.

Joelle was an incredible host. She was responsive and made our stay incredible. The house is wonderful and could accommodate far more than the four that we had. Tons to do. Too much for us do everything. Had a blast playing carpet ball in the garage. Pool table and foosball table were excellent. I imagine it would be awesome to be there in the summer with the pool and all the outdoor activities. Will definitely book this again if we come back to Buffalo.

, I would like to say that this host was absolutely amazing. She went above and beyond to make sure that our day went fantastic despite booking issues. The house was absolutely gorgeous with all the amenities they have to offer like playrooms the barbecue the grill the pool. From the welcome basket we felt extremely appreciated. The kitchen was stocked and so was the bathrooms. My only complaint would be that everything was a little bit dusty and The pool was also not the cleanest, but that could be due to pollen season.

This is a GREAT Family Vacation House. Home was exceptionally clean and tidy. House is well designed for complete Families, Children and Adults, with plenty of "in house" activities; there are Games and Game Tables. It is very well located in the Buffalo Area with Shopping, Restaurants, Niagara Falls, etc. in close vicinity. There is a very large useable Kitchen with two Stoves and Sinks. All Appliances worked extremely well, along with all Utensils being clean and well kept. There is an extremely large Swimming Pool that was warm and the Kids loved. In a nutshell, our Family was extremely impressed and happy with this Vacation Home. It fit us perfectly; and if we are in the area on Vacation again, it would be our first choice. As a side note: The Owner was extremely easy to deal with and fair.

This property is the perfect balance of indoor and outdoor recreation for large families. Two stoves, two sinks, two refrigerators, two washing machines... fully fenced yard, toys inside and out (adult - pool table and fire pit & childrens- more than I could list), seasonal ammenities such as wood burning fireplace, volleyball net, etc.
