Welcome to your home away from home in Cocoa Beach, Florida! Steps away from the beach - easily spend your days soaking up the sun. Located in a quiet, residential neighborhood - the perfect spot for a relaxing beach vacation. Screened in back porch with privacy fence. 5 min walk to beach. 1 min drive. Fully equipped with everything you need for a wonderful and easy vacation. The cottage is tastefully decorated and features comfortable furnishings and plenty of space for up to four guests.
HOUSE RULES
1. All Communication must be through the chat feature on the app.
2. Due to a health hazard to the owners and others who manage this property, this property is NOT Pet Friendly. DO NOT bring any type of animal. If any type of animal is brought onto the property, you will be required to pay an additional cleaning fee.
3. Primary Guests must be 25 years of age or older to rent this property.
4. NO PARTIES ALLOWED. Any guest that has a party will be asked to leave without a refund. ANY Parties will result in a minimum fine of $500.
5. Absolutely NO SMOKING is allowed on the property including Vapes, Marijuana, and Tobacco. Smoking will result in a $250 fine.
6. If there is anything damaged or missing from the property, you will be responsible to replace and/or pay for the repair.
7. Quiet time from 10:00 PM to 8:00 AM (even on weekends, no loud music or any loud noise during quiet time)
8. Checkout is at 10:00 AM. Check-In Time 3:00 PM.
9. There is a lost key fee of $50 for any key that is lost and not recoverable.
10. No Refunds on reservations canceled due to a violation of our House Rules.
REPAIRS:
We do our best to provide each guest with the best vacation experience possible. However, just like in your home, sometimes issues might occur that require attention. Some issues do not interrupt nor disturb your stay and can be dealt with once your vacation is over. Other issues will require immediate attention and must be reported as soon as they occur.
The time to report them is NOT upon or after checkout of a multiple-night stay as there will be no compensation in those instances because we will consider them livable according to your standards. If you are experiencing a stay-altering issue with the property, we will get you moved to a different location immediately. Clear and Concise Communication is paramount.

Please treat our home with respect and leave it in the condition as when you arrived.

- Set the thermostat to 77 degrees Fahrenheit.
- Please leave our coffee, creamer, and sugar in the designated area.
- Leave beds unmade - sheets, blankets, comforter and pillows on the bed - no need to strip the bed!
- Leave used towels in a pile in the bathtub/shower.
- Log out of all streaming apps you logged into on the televisions.
- Be sure all windows are closed and locked.
- Please be sure the door is locked as you leave - If applicable, place the key in the lockbox and scramble the code.

VACATION RENTAL LEASE ADDENDUM
Welcome to the City of Cocoa Beach. You are provided with the information below in order to give you the best opportunity possible to enjoy your stay.
Protection of residents and guests
Personal safety
* Take note of the exits and study the evacuation map provided by the owner.
* Find the phone provided onsite for your assistance. If there is an emergency, medical or otherwise, call 911.
Maximum occupancy
* The maximum number of overnight guests permitted here is stated in your rental agreement.
Parking
* The maximum number of vehicles permitted on site is provided in your lease agreement.
* Vehicle parking is permitted only in the areas designated on the posted sketch.
* No parking is allowed on the street or sidewalk.
* Do not leave pets unattended in vehicles at any time.
Noise
* Loud noises, such as car horns, vehicle engines, or music, cannot be excessively loud at any time during the day.
* Outdoor music is prohibited between 11:00 PM and 7:00 AM.
Driving around the city
* The maximum speed limit within most of Cocoa Beach is 35 MPH, please observe all posted speed limits.
* The main north/south roadway is SR A1A, also called North Atlantic and South Atlantic Avenues and North Orlando and South Orlando Avenues.
* The main east/west roadway into and out of Cocoa Beach is SR 520, also called Cocoa Beach Causeway (East and West).
* Do not leave pets unattended in vehicles at any time.
Evacuation requirements
* If an evacuation order is given, all guests and pets must evacuate.
* Do not leave any pets or family members behind.
* Notify the Cocoa Beach Police at 321-868-3251, if assistance is needed.
Solid waste pickup and guidelines
Garbage
* Picked up twice a week, either on Monday/Thursday or Tuesday/Friday.
* Containers are green topped and rolled to the curb on pickup day by 7:00 AM.
* Containers are to be removed from the curb before 7:00 PM.
Recycling
* Picked up once a week.
* Containers are yellow topped and rolled to the curb on pickup day before 7:00 AM.
* Containers are to be removed from the curb before 7:00 PM.
* Items to be recycled include:
o Plastic beverage bottles, soap/detergent containers
o Cardboard food cartons, towel dispenser tubes, paper board food boxes,
flattened cardboard boxes
o Glass bottles and jars, no cookware or ceramics
o Paper books, magazines, newspapers, office paper, bags, junk mail
Yard waste
* Picked up once a week.
* Containers are green topped (same as the garbage, do not intermingle).
* Bulk waste is only for activities such as tree trimming.
Protection of sea turtle nesting areas
* Sea turtle nesting season is from March 1 to October 31 each year during the nighttime (dusk to dawn).
* For properties next to the beach:
o Glass windows and doors are to be covered during nighttime hours or interior lights need to be turned off.
o Rear porch lights are to be turned off.
* Nighttime lighting is prohibited from illuminating any portion of the beach.
* No flashlights are to be used while walking on the beach.
* Look out for sea turtle nests and do not disturb nests when walking or enjoying the beach.
* If hatchlings are observed, leave them alone and make sure all light sources are extinguished.
* If hatchlings are observed heading away from the ocean, call Cocoa Beach Police at 321-868-3251.
* Leave nothing on the beach after your visit.
