• THE SETTING • Located on a peaceful neighborhood road with virtually no traffic, the cottage offers a private, sunny atmosphere surrounded by woods on three sides. A flat, semi-private lane leads you directly to our shared lake launch access.
• LAKEFRONT & LIFESTYLE • Easy Water Access: Launch your canoe, kayak, or paddle-board directly into the pristine, crystal-clear waters of the "Middle Lake" section (across from Treasure and Bass Islands). The water here is incredibly clean, inviting, and perfect for a refreshing dip or an easy paddle. • The "Loon Serenade": Our coveted lake is home to a healthy population of about 20 resident loons. You will be mesmerized by their hauntingly beautiful hoots, yodels, tremolos, and wails echoing across the water. They return year after year to feed in these clear waters and raise their chicks. • IMPORTANT HOUSE NOTES • Age Policy: To maintain a serene, quiet atmosphere for our guests and neighbors, we are unable to host children under the age of 13. This is a strict policy that cannot be changed under any circumstances. • Pet Policy: To keep the cottage allergen-free, we cannot accommodate pets (including small, well-behaved ones). Likewise, this is a strict policy that cannot be changed. • The View: While we are directly across the road from the lake, lush summer foliage naturally obscures approximately 80% of the water view from the cottage itself. However, the sounds of the loons (and our local resident barred owl!) won't escape you. • Booking: Summer rentals run weekly with flexible arrivals on Thursday, Friday, or Saturday. Exception: The July 4th holiday week offers flexible check-in/out, and occasional last-minute openings may have a 5-night minimum. Please see the calendar for specifics. • Cleaning: 100% of your cleaning fee goes directly to our local, woman-owned cleaning business. Professional staffing is limited in our lake community, and we appreciate you helping us support local businesses!
• SALTWATER HOT TUB CARE • Our Standard of Care: Our pristine, sparkling saltwater hot tub is one of the most loved features of the cottage. To ensure it stays crystal clear and perfectly balanced for your arrival, we maintain a very high standard of care, fully servicing the tub between every guest. • The Refundable Tub Deposit: We collect a $350 hot tub deposit prior to arrival. This deposit is 100% fully refundable immediately after checkout, provided the tub and water quality indicate the hot tub rules were followed. • Keeping it Sparkling: Cosmetic lotions, sunblocks, soaps, and beach sand quickly cloud the water, accumulate residue along the tub perimeter, and can permanently ruin the expensive filter cartridges. Because of this, we kindly require all guests to briefly shower-rinse before soaking and use the outdoor foot bath to wash sand off their feet before entering. Clear, easy guidelines are posted right on the refrigerator. • Our Balancing Act: When these simple, considerate steps are followed, the water balance remains refreshing and perfect, requiring only a standard, routine balance check between guests. • When the Deposit is Retained: Neglecting these pre-rinsing rules can necessitate an immediate, labor-intensive shutdown. This process includes draining the tub, scrubbing the interior, replacing damaged filters, and refilling the system for the next arrival. In those rare instances, we must unfortunately retain a portion or all of the $350 deposit to cover these direct maintenance costs.

Originally from the south, Maine stole our hearts at first visit. We purchased a true seasonal camp—Treasure Island—on Little Sebago in 2014 and summered there for 11 years before making a permanent move. Loon Call Cottage was formerly a 1950’s authentic “camp” (seasonal summer cottages with minimal modern conveniences) we relocated to our lot in 2023. After several years renovating for year-round living, we now call it home in the off-season and make available to VRBO renters while we're traveling, or enjoying the island.
Why they chose this property
After living in bustling Charleston SC we were ready for quiet lakeside privacy; Little Sebago Lake, and Northern Oaks affords us that solitude while still being within 15 minutes to essential shopping and services. Soaring pines, blue skies, sunshine dappling on the water.... ahhh. No through traffic on our dead-end road, no crowded subdivision housing, and no big city light pollution.... bliss!
What makes this property unique
Formerly located across the road, Loon Call Cottage began as a one-story lakeside camp for several family generations. Upon hearing it was set for demolition we offered the owners $5 to take it off their hands, save them demo and landfill fees, and repurpose for our retirement years. In 2023 we literally had it moved a scant 200 feet to the building lot we already owned in tandem with Treasure Island. The untouched old wood shed is a quaint 'days of yore' reminder.
We wanted to retain the rustic camp feel so with few changes to the layout or aesthetics, but many modernizing projects (insulation! a well! new HVAC, new appliances, remodeled kitchen and bath, new deck & hot tub, and more), we created a cozy year-round home that our rental guests consistently leave 5-star reviews over.
