Welcome to Live Oak Landing — The Only Place on Emerald Isle Where You Can Watch Sunrise Over the Sound and Sunset Over the Ocean From the Same Address.
Most Emerald Isle vacation rentals give you the beach. Live Oak Landing gives you two bodies of water and everything that comes with each of them. Bogue Sound is directly behind the condo — the dock, the kayaks, the firepit, and the sunroom all face it. The Atlantic Ocean is a 3-minute walk from the front door. The configuration is unusual enough that guests keep using the same phrase to describe it: the best of both worlds.
What that means in practice: mornings on the dock bench watching the sun come up over the sound with coffee in hand. An hour of kayaking on calm, protected water before anyone else is awake. Afternoons at the beach, a 3-minute walk with the chairs already in hand. Evenings back on the dock as the sky goes orange over Bogue Sound — Stephanie called it the best sunsets she`d experienced at a rental. Beverly watched both sunrises and sunsets from the dock across her stay and mentioned both.
The sunroom facing the sound ties it all together — a glass-enclosed gathering space that multiple guests have called the best room in the house, where the water is always visible and the temperature is always right.
Live Oak Landing is the Emerald Isle property for guests who want more than a beach house. It`s a waterfront experience in both directions.
🌊 The Dual Water Access — What Makes This Property Unique
At a glance: Bogue Sound at the back · Atlantic Ocean 3-minute walk from the front · Kayaks for the sound · Beach chairs for the ocean · Both water experiences in one stay · No other property in the portfolio offers this configuration
Emerald Isle is a barrier island — Bogue Sound on the north side, Atlantic Ocean on the south. Most vacation rentals on the island are oriented toward one or the other. Live Oak Landing sits in the narrow stretch where both are genuinely accessible — the sound from the dock and sunroom in the back, the ocean via a short walk from the front.
The practical result: you can kayak on calm, protected sound water in the morning and swim in the Atlantic surf in the afternoon without moving your car. Tyler`s family built their entire trip around this rhythm — dock fishing and sunset watching balanced with beach days — and called it a memorable vacation. Aaron`s group found the beach even more accessible than expected and appreciated having sound options alongside it. Kari praised having both sound access with kayaks and an easy beach walk as the highlights of the stay.
🚣 The Kayaks — Included, Ready, and Pointed at Bogue Sound
At a glance: Kayaks included · Paddles and life jackets provided · Launch from the dock · Bogue Sound · Calm protected water · No additional cost · No lifeguard on duty — use at your own risk
The kayaks at Live Oak Landing are not a background amenity. They`re a primary activity — sitting on a calm, protected sound with miles of navigable water and no ocean surf to contend with. Paddles and life jackets are included. The dock is the launch point. Beverly kayaked on Bogue Sound during her June stay and called it genuinely fun. Aprille called the kayaks super fun with the dock having the best view. Marshall noted the sound waterway access for kayaking as a highlight of the stay.
For families with kids, the sound side kayaking is often more practical than ocean swimming — calmer water, easier for younger paddlers, and the dock provides a controlled entry and exit point that a beach doesn`t.
Safety note: Kayak at your own risk. Life jackets are provided and should be worn. There is no lifeguard on duty. The dock area and sound waters are used at guests` own risk.
For families especially, the dual access is a genuine trip multiplier — two completely different water environments that serve different moods, different ages, and different energy levels, all from the same address.
🛥️ The Dock — Fishing, Sunsets, and the Bench Where Every Evening Ends
At a glance: Shared dock · Bench at the end · Fishing and crabbing · Kayak launch · Sunrise and sunset watching · Firepit adjacent · Low tide location — boats cannot dock here
The dock at Live Oak Landing is a kayak launch point and a fishing and crabbing platform — not a boat slip. The tide runs low here and the sound depth at the dock doesn`t accommodate boats. The bench at the end of the dock is the right spot for everything that doesn`t require a motor: sunrise coffee, sunset watching, a fishing line in the water, and the kind of quiet that most beach properties simply don`t have on their sound side.
Stephanie called it the best sunsets. Jordan called it a wonderful treat. William fished from it and called the waterfront entertainment. Beverly watched both sunrises and sunsets from the bench across her entire stay. The firepit sits adjacent to the dock area for evenings when the temperature drops and the stars come out over the sound.
The dock is shared with the building`s other units — it is not exclusively private to Live Oak Landing guests, though reviews consistently describe the dock area as peaceful and uncrowded.
🌞 The Sunroom — The Room That Gets Its Own Review Mention
At a glance: Sound-facing · Glass-enclosed · Natural light · Water views · Perfect for morning coffee or evening wind-down · The feature that turns a good stay into a memorable one
Katherine called the sunroom awesome. Elizabeth called it fantastic. It`s the room that shows up in reviews without being asked — a glass-enclosed space facing Bogue Sound that fills with natural light and water reflections and serves as the transition point between the interior of the condo and the dock outside.
The sunroom is where mornings start before the dock and where evenings wind down after it. It`s the right answer for the moments when the weather isn`t quite right for being fully outside but you`re not ready to be fully inside either. At a soundfront property, it`s the room that makes the water view accessible in every season — December guests appreciated it as much as July guests.
🛌 Two Bedrooms — Comfortable, Clean, and Honestly Described
At a glance: Two queen bedrooms · Both with TVs · Primary en-suite bathroom · Second bedroom with shared bathroom · Queen sleeper sofa in living room · Sleeps 6 · Dishwasher · In-unit laundry
Second Bedroom: Queen bed, coastal décor, flat-screen TV — ideal for kids, a second couple, or additional adults
Living Room: Queen sleeper sofa for a fifth and sixth guest
Both bedrooms are comfortable and consistently praised for cleanliness. A few things worth knowing honestly before you arrive: the bathrooms are functional and clean but on the smaller side and not recently updated — Haylee`s team has noted off-season renovations are planned. If anything in the unit needs attention during your stay, contact Haylee`s team and it will be addressed promptly.
The condo is the middle unit of a three-floor building. Unit C above is occupied by a long-term tenant — you may occasionally hear footsteps from the floor above. The property owner uses Unit A below on an occasional basis. Your unit has a completely private entrance and no shared indoor spaces with the other units.
🍳 The Kitchen — Stocked for Beach Trips, Not Extended Residency
At a glance: Full kitchen · Dishwasher · Keurig coffee maker · All cookware and utensils · Beach chairs and towels included · Dishwasher and laundry pods stocked · Best for stays up to a week
The kitchen at Live Oak Landing is fully equipped for a standard beach vacation — all cookware, utensils, silverware, a Keurig with coffee and tea, and a dishwasher with pods provided. Marshall noted the place smelled fresh on arrival, which matters more than most guests say out loud for a beach property that sees regular turnover.
One honest note for longer stays: the kitchen is stocked for convenience rather than serious cooking. It covers the essentials well but doesn`t include every specialty item — cooking oils, spices, and similar pantry staples are not stocked. Amanda stayed two weeks and purchased a few items she needed. For a week-long stay or shorter, you`re fully covered. For an extended stay, a quick Publix run on arrival fills any gaps — it`s 6.1 miles away.
Beach chairs and beach towels are stocked and included — leave yours at home.

It did not feel like an apartment at all. Do you walk in the main level and it feels like a house. It's a very spacious and comfortable. I opened up all the windows in the Lanai and opened up all the windows in the condo and the coastal Breezy air flowed through the whole place and it felt like we were outside even when we were inside. The cappuccino machine was amazing and I really enjoyed the opportunity to use it. Haylee has all the Basic Essentials that you need. We really enjoyed the crab traps as well. We caught three crabs in the crab traps. The kayaks and life jackets provided made it extra fun. The best part was the very short walk to the beach. We really enjoyed staying there. The owner was very communicative and accommodating. Her cleaning team also did a great job!
