Guest Access:

• You can park up to 3 vehicles in the driveway. Please don't park in the street, on the grass, block sidewalks, parking signs, fire hydrants, and neighbors’ driveways to avoid your vehicle being towed.

• Our guests are provided with complimentary access to the Windsor Cay Resort amenities.



The Neighborhood:

Windsor Cay Resort is the newest vacation home community in the Orlando Disney area, just a short drive to all the major theme parks like Disney World and Universal Studios.



Great news! The Reef Club at Windsor Cay Resort is now officially open! All guests staying at Windsor Cay should now use the brand-new amenities at The Reef Club, located right within the community. Windsor Island Resort amenities are no longer needed—everything you need is now on-site!

Enjoy a seamless stay at Windsor Island Resort with convenient transportation options. Guests have complimentary on-site parking, including space for up to two vehicles in the driveway. Ride-sharing services like Uber and Lyft are readily available, along with local taxi options for easy access to theme parks, shopping centers, and dining spots. While public transportation is limited, car rentals or ride-sharing are recommended for flexibility.



Windsor Island Resort may also offer shuttle services to nearby attractions—be sure to check with the front desk for availability.

Major destinations are just a short drive away:

• Walt Disney World Resort: Approximately 9 miles

• Universal Studios Florida: Approximately 22 miles

• SeaWorld Orlando: Approximately 18 miles

• Orlando International Airport (MCO): Approximately 30 miles

Important Notice:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please be advised that the Kids Splash Area will be closed from February 17–19 for annual preventive maintenance.

• To ensure smooth access to Windsor Cay Resort guests need to be registered in advance. The HOA office is open Monday–Friday, 8:30 AM–5:00 PM, and last-minute registrations may not be processed. Please provide the names of all guests aged 18 and up in a timely manner so we can handle the registration for you. Thank you!



Pet Friendly:

• Pets less than 60lbs. are very welcome at our home (maximum of 2 pets )

• A pet fee of $129/pet per stay will be added at the time of booking if the pet is added to the reservation. If no pet is declared during booking, we will collect the fee separately.

• If you have more than one pet, please note that an extra fee per pet will also be collected after booking confirmation.



Additional Services:

• Pool and hot tub heating is an additional service that is not included in your booking price. It's an additional fee of $35/night per service and $60/night for both, which we provide upon request. Please note that heating service is available with a minimum stay of 2 nights. Feel free to reach out for more details.

• We offer mid-stay cleaning for reservations over 3 days in duration. This service is available for an extra fee and will need to be booked in advance.



We're happy to deliver:

- Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

- a "Pack 'N Play Crib" for $40 (one-time fee).

- a Highchair for $40 (one-time fee).



House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves and any pets.

4. We do not assume liability for any injuries sustained by using the pool. Please follow all safety precautions and use at your own discretion.

5. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.
