Luxury 5-bedroomed sea front villa only a few metres from the beautiful sandy beaches of Sirens Beach and Ayia Thekla Beach. Within easy walking distance of the World Class Ayia Thekla Marina that holds carefully created retail and dining options, as well as bespoke recreational experiences.

Our villa has its own private swimming pool, barbecue, sun loungers and garden furniture.

The private pool measures approximately 7.5 metres by 3.5 metres, with steps leading down to the shallow end which is approximately 1 metre, where there is a relaxing tanning shelf! The deepest area of the pool is approximately1.6 metres.

Our villa has a fully fitted kitchen with granite worktops, oven, hob, microwave, fridge/freezer, dishwasher, cutlery, cooking utensils, Toaster, crockery, wine glasses etc. Dining for up to 10 adults is easily accommodated

Furnished to an exceptionally high standard, the lounge has a large L-shaped leather settee, coffee table, TV, WI-FI, satellite with English and European channels available. The dining table has extending leaves, to easily accommodate up to 10 people. There are electronically operated blinds to the 3 large patio windows, giving you ample opportunity to enjoy the beautiful garden and hypnotic sea views.

With full air-conditioning in every room, your comfort is a priority. The villa comprises 5 excellent sized bedrooms, which will easily accommodate up to 10 adults and furnished to meet those needs.

First floor: Master bedroom with king size bed, fitted wardrobes, dressing table, drawers, bedside cabinets with table lamps, ceiling fan, and its own en-suite bathroom. This room will easily accommodate a travel cot if required. There is also access to the large balcony with sea views.

Second bedroom is equipped with king size bed, fitted wardrobes, mirrors, bedside tables, amps and ceiling fan. There is a family bathroom opposite which contains, shower, WC, washbasin and storage for toiletries. Access to balcony with sea view through small door in this bedroom..

Bedroom 3 contains two single beds, fully fitted wardrobes, bedside table, lamps and access to family bathroom with shower, toilet and washbasin. There is also access to balcony with sea views

There is a further WC on the ground floor and an outside shower by the spacious pool area.

The lower floor has 2 more lovely large bedrooms.

Bedroom 4 is furnished with two Queen size beds and there is sufficient space for a cot. It is fully fitted with wardrobes, dressing table, bedside tables, bedside lamps and has its own en-suite bathroom.

Bedroom 5 is furnished with a double bed, dressing table, mirror, TV, side table with lamp and is adjacent to a bathroom with shower, WC and washbasin.

The utility room is sited on the lower floor and contains washing machine, tumble dryer, washbasin, toilet and shower.

Within a few minutes walk there is a small but well equipped supermarket and Zafiri cafe/bar which serves excellent food, shows live sports and has a recreational area including pool table, suitable for all age groups.

Walk a few minutes along the sea front and you will find Pagida Seaside, an upmarket Bar/Cafe which has sun beds and a lounging area directly onto the beach. This has excellent facilities for sunbathing and enjoying cocktails and meals. Further along the seafront is Nissaki Restaurant which is larger and has excellent facilities for children and adults. There is a lovely play area for smaller children and a cocktails area for the older age group. This is located virtually on Ayia Thekla beach where the sea is shallow and ideal for paddling or walking out to the island!

A 15-20 minute stroll will take you to the beautiful Ayia Napa Marina, a stunning area with shops, restaurants, cafes. The renowned Robuchon Restaurant is located at the Marina and is well known for its exquisite cuisine.
