Welcome to 121 at Breckenridge, our one-of-a-kind mountain home designed and built for families and friends to gather, relax and make memories together.
Winter at 121 is all about snow, skiing, sledding, cozy fires, mountain views and fun for everyone. Sled and snowshoe right on the property, or walk approximately 5 minutes to the Burrow Trail trailhead and access Peak 9. The free Upper Warriors Mark ski shuttle picks up and drops off at the end of our street and takes you to the base of Peak 9 in approximately 5–7 minutes.
After a day on the mountain, come home to the hot tub and wood-burning fireplace, gather around the kitchen for dinner, or settle into the game room for an evening of games and laughter.
And the fun isn’t just for winter. In the summer and fall, Burrow Trail becomes your gateway to hiking and biking, while the backyard transforms into a kid’s playground with an in-ground trampoline, zip line, playgrounds, sand pit and fire pit for s’mores.
With 6 bedrooms, 4 bathrooms, three levels and sleeping for up to 16, there is room for everyone.
Family & pet friendly • Huge kitchen • Game room • Hot tub • Wood-burning fireplace • Mountain views • Multiple decks • Free ski shuttle🏔️ THE 121 EXPERIENCE

It’s close enough to everything you want to do in Breckenridge, but far enough away to feel peaceful and private.
As we like to say, 121 is just the right distance from town.

121 is sometimes described as ski-in/ski-out, but you do not ski directly from our front door to a chairlift.
To ski onto the mountain, you’ll walk approximately 10 minutes to the Burrow Trail trailhead. From there, intermediate-to-experienced skiers can access Peak 9/Beaver Run.
For experienced skiers returning home, the route is via Flap Jack Ski Trail from Peak 10. If you’d rather not walk with equipment, the trailhead is approximately a 1-minute drive, or you can use the free Upper Warriors Mark Shuttle, which stops at the end of our street and takes you to the base of Peak 9.
Ski-in/out via the trails is best suited for intermediate-to-experienced skiers.

We had a large family group with lots of kids and this place was spectacular! Spacious, plenty of bathrooms, excellent location and the communication was wonderful as well. We will definitely be returning. What a fun place to stay!
Our kids loved staying at this property! From the jungle gym, to the trampoline, to the hot tub, they had a blast! It was very family friendly, very comfortable, and the owners were incredibly welcoming. We had an excellent stay!
The property was perfect for our large of 15. The kids had a great time using the trampoline and zip line. We used the shuttle at the end of the road to get to our place and that worked wonderfully. They had everything we needed in terms of kitchen supplies, electrical cords, gravel for the driveway when it was icy, bathroom supplies, etc. Thank you Jared and Amy for the great vacation!
We loved our stay here. Very clean and the owners were very responsive. Quiet area with easy access to hiking and town. Perfect place for our family reunion with Plenty of things to keep our little ones busy.
We had a great time at this house for a family reunion. Kids absolutely loved it … many things to keep them busy! Don’t hesitate … just book it!

So glad you all enjoyed the home and the town of Breckenridge ! It was a pleasure to have you as our guests! Enjoy the rest of your summer!
This condo is absolutely amazing and very close to Main Street. Owners were extremely friendly and answered questions quickly. Will definitely plan to stay here again in the future. We had 14 people and is was very roomy for us all.
Location was perfect, house was just what we needed for our group. Well stocked. Great communication with owner. Kids loved the toys, trampoline and play yard. Adults loved the patios!
Home was beautiful. Kitchen is very well stocked if you plan to cook while there you will have everything you could need. Plenty of space for privacy. Owners live near by and are very kind and responsive. Highly recommend!
Beautiful, nestled high in the mountains a 5 min. walk from easy-moderate tree lined trail to Breckenridge slopes & ski lifts. Well stocked, extra amenities and owner responded above and beyond to all of our meeds! to any need quickly! to
Satisfied with the house. Lovely property. Ski in/ski out is not an accurate description but shuttles or just driving to the gondola is not too inconvenient
The entire family had a wonderful time. We are a large group (14) with mixed ages and the gone accommodated all very well. We felt at home. Amy was wonderful, providing lots of information and even blow up beds when needed. I give her a 5 star rating.
This was the perfect place for us to celebrate with our four kids and their families (15 total people ages 5 and up). Rooms for all, big kitchen and dining, activities inside and out for small kids and teens. We also took 300+ pictures in the beautiful settings just steps from the house. Amy is very attentive to anything you need. Thanks so much for making our time memorable.
My friends and I have been doing a Ski Trip every other Year since 1990. This time we had 10 skiers come to Breckenridge and the house was great. Plenty of room, everything you needed is there and a short drive to town.
Amy the owner is great to work with and very responsive to questions.
If/when we come back to Breck, this will be a reschedule.
The house was amazing! We felt like we were in a home that someone loves very much. Amy even left us a lovely hand written note which was so thoughtful. We would absolutely stay in the house again at any time of the year. There are so many outdoor activities that our kids wanted to play outside rather than come right back in and ask for their tablets. The walk to / from the bus is long for little kids but we look forward to all being able to ski in and out when our kids are bigger and when we've had better snow so peak 10 is open. Loved the Boom wall and that we left a tiny stamp on this house. We'll be back!
This home is the perfect place to unwind, relax and recharge - especially with a large group- there is a plenty of space to spread out, as well as to come together, while still maintaining a cozy and comfortable feeling.
The house is well stocked and maintained, and the owners are very responsive and obviously take pride in this property. They were often around shoveling/plowing, checking on the hot tub, or to help us get our car up the driveway....
It is a short walk down the road to the mountain shuttle, which we utilized often, and a quick ride into town.
The views of the mountain are immaculate.
This was the perfect location for skiing adventure, and we all hope to return.
If you are looking for the perfect mountain property in Breckenridge for a few families, look no further, you found it. The home is perfect and accommodates 3 families well. The property managers go out of their way to be excellent hosts, and are go beyond expectations when needed. The property is fantastic for kids and pets to run and play.
About the host
Hosted by Amy Manske
Jared and Amy met in Breckenridge. Amy came from CT and Jared from WI to ski for the winter, but as the locals say we stayed because of the summers. We have been living in Breckenridge since 2000. We have two daughters, Baye and Brynn. They attend the local high and middle school. I love to focus on our guests for 121, going above and beyond. Jared has his own construction business. We built our home, 121.
Why they chose this property
The property is next to open space and is at the end of the cul de sac on New England Drive, next to open space and close to town and the ski hill. It is in the sub division of Warriors Mark, a great location overlooking the town of Breckenridge with national forest out our front door and fabulous unrestricted views of Baldy Mountain. As many of us like to say its just the right distance from town. About 5 minute drive, 10 minute bike and 20 minute walk. Ski In and Ski Out can mean different things to different people. Some homes in Upper Warriors Mark, including ours, are known as Ski In/Ski Out. It is not a chair lift out our door. I want to make sure you realize that if you want to ski in (which we do as a family) you need to walk to the trail head, The Burrow Trail, approximately 5-10 minute walk. Once on the trail head, it takes about 5 minutes to ski onto the chairlift at Beaver Run on Peak 9. To ski out, ski Flap Jack off of Peak 10 and ski the trail back. If you plan to ski in and out, you should be an intermediate - experienced skier. Other options are to have someone drop you off at the trail head (1 minute drive from the house) OR take Upper Warriors Mark free shuttle, The Silver Route, which stops at the end of our road. It drops you off at the base of Peak 9.
What makes this property unique
121 is located in Upper Warriors Mark West at the end of a private cul de sac on New England Drive, next to open space. It is built next to an open space allowing for unrestricted views of the mountains and is surrounded by custom built homes. It sits down from the road for privacy. You will have great decks, a large driveway area fun for playing games. We have a zip line, hot tub, in ground trampoline, sleds, snowshoes and outdoor fire pit for the s'mores. Lots of deck space with outdoor speakers and lots of seating. You are walking distance to the national forest for hiking, mountain biking & cross country skiing. Take advantage of the Upper Warriors Mark free shuttle, The Silver Route, during the ski season to take you to the base of Peak 9.
I am available to meet and greet you upon your arrival and to show you around the house if you like. I will also be available via phone, text and email at all times.
