The location of the beach front property is PERFECT! Huge section of the beach is where no cars are allowed to drive on in front of the beach house. Very clean and quiet at end of the road. Will book again here!

Excellent location next to the beach with great deck overlooking the gulf. Very clean house with facilities generally as presented. Great A/C. Great outdoor shower, which included hot water. Ceiling fans worked fantastic. Plenty of room for three families totaling 12 people A few points though:1) Directions for entering the house were very vague and with multiple lock boxes around the house, could not get in without multiple calls to emergency number before finally gaining access. Key/Lock struggled to open and probably needs replacing due to salt water spray.2) One top bunk in bedroom did not have safety rail preventing its use.3) Specifically asked if kitchen will have blender with affirmative response and also listed in amenities, but no blender was in kitchen.4) Joint bathroom commode tank drain did not seal well causing water to run if flapper did not sit when flushed. Multiple times had to hand close flapper. When we arrived the valve was actually turned off. 5) Ant infestation near door we accessed property. Varied day by day but was present each day.6) Dust pan needs replacing as could not clean up with it. We had to use a piece of paper in lieu of dust pan.7) Deck is splintering in a number of locations. Especially with children running barefoot, it will only be a matter of time before a major splinter stabs a child.

Here’s our take-the view and location couldn’t be beat. Unfortunately this particular rental is NOT in condition for renters. There is a key box, not a code for entering-that wasn’t clear. Outdoor lights not working. Outdoor trash bins overflowing. doors inside either falling off hinges or sticking and not shutting well. Fan in one room didn’t work. Kitchen is not thoroughly stocked. Only two chairs at kitchen table; not four like the photo. Seating area in TV area was less than the photo showed. Walking into the rental from the front door by the deck, there was a bad dip in the floor-underneath, we saw why-flooring is falling out. Spigot with hose -had to use a wrench and still sprayed out from connection. Board on decking caved in. One of the worst parts was the sewage smell that got worse. Must be a leak. We did call the management company. They were very responsive and emptied the trash bins, fixed the board. Tried to fix outdoor lights but more than just a bulb replacement. Was told the fan was on order. All in all, just too much wrong with this place-not ready at all for being in good condition for renting. We all did enjoy our stay as the beach does not allow cars to drive on it and it is right out the door. Easy to set up the canopy and stuff and leave till the evening. View was incredible but lots left to be desired in this rental. We would love to stay again in Spanish Heritage but NOT this house.

Many positives - location, location location!!! The view was amazing. Plus, it was nice being not too far away from the Galveston amenities - only 5min to Jimmy’s pier & MagicCarpet MinGolf, 7min to Walmart, 11 min to Schlitterbahn, about 15min to pleasure Pier More positives: The A/C worked great during our 5 night stay, the 3 showers and outdoor shower were amazing (endless hot water), the beds & linens were all very comfy, the washer & dryer worked great, the neighborhood was safe!!!The negatives that kept it from being a 5 star rating:The living area needed better seating: there is only one couch, one small chair and one wooden bench for seating. The low back couch is against the windows so all of us hit our heads pretty hard at LEAST once against the window seal corners. More chairs are also needed in the dining areas.There is not a handrail going up to the master bedroom.When you drive up to the property you are welcomed with a big yellow sign posted on the house that reads: “ NOTIFICATIONThis property is covered byPOWER OF ATTORNEYBy order of the Galveston PoliceDepartmentViolators will be prosecuted” so we went into panic mode. We called Ryson Vacation Rentals & it took a while to get to the Galveston office. They told us that the owner of the house doesn’t want that removed. I assume as a deterrent. Several key lockbox locations-we tried the wrong one by the door.A lot of deferred maintenance around the entire property..We still loved our stay!!!!!
