The host requires you to complete the following before checking out:
Load the dishwasher
Remove personal items and remove leftover food and drinks
Turn off the lights, lock the doors and return the keys
Place all trash into the designated trash bins provided. Ensure all windows and doors are closed and locked. Please ensure all arcade consoles and systems are powered down via the main switch.
Do not park on the grass. Open flames such as candles or BBQ grills are not authorized on the property. Do not lock the automatic garage door latch. Report all damages immediately via message.
External security cameras are located near the front and back entrances. Any stains that cannot be removed from the bedding, towels, furniture etc. will be replaced at the guests expense.
Failure to complete these may result in a negative review from the host.
Max 8 registered guests only. No unauthorized events/parties. Unauthorized gatherings result in $1,500 min fine & immediate cancellation of stay.
100% Smoke-Free home ($500 fine). Quiet hours 10PM-8AM. No Alley Access. Garage remote must be left on counter or a $225 replacement fee applies.
Game Hub: No food/drinks on consoles or billiards. Supervise minors. Pls load dishwasher & bag trash. Excess cleaning needs will incur extra fees.

The inside of the house was freshly renovated & clean. The only thing we had concerns about was the neighborhood. A few of the houses on the street were very run-down. The neighborhood didn’t seem very safe. We were very glad we could park our cars in the garage.

The Gem City Farmhouse was such a beautiful home for myself and friends to stay while volunteering at the AMEN Free Clinic in Dayton, Ohio. The communication from the host and also the owner was impeccable! And the house looks in person just what you see in the pictures listed, very beautiful home, thank you again!

The Gem City Farmhouse sits just 2 miles from the University of Dayton and is a short, 10-minute drive to Wright-Patterson Air Force Base and the National Museum of the U.S. Air Force. For families visiting for graduation, basketball games, or military assignments, this location eliminates the stress of long commutes.

What truly sold me on Tampa Ave was the 'Silent Zone' feel. It is a peaceful, established neighborhood where you can enjoy the 'Birthplace of Aviation'—being only 1.2 miles from the historic Wright Brothers sites—while having a calm, secure home base to return to each evening.
