A gated Mediterranean home in Sherman Oaks with five bedrooms, four bathrooms, and over 3,300 square feet of living space. The open layout flows from a well-appointed kitchen through pocket doors to a private backyard with a heated pool, spa with waterfall features, firepit, and outdoor kitchen. Half a block from Ventura Blvd dining and shopping. A comfortable, well-designed home for families or groups exploring Los Angeles for a week or longer.

This gated Mediterranean residence sits on a quiet residential street in Sherman Oaks, half a block from Ventura Boulevard.

Through the front entry, high ceilings and natural light set the tone immediately. A formal living room with a fireplace opens to a dining area, creating a welcoming sense of space on the main level. To the right of the entry, a private bedroom with a full bathroom works well as a guest room or home office, separated from the rest of the home for added privacy.

The kitchen is the center of the main floor. An open layout connects the cooking area to the living space, with granite countertops, stainless steel appliances, custom cabinetry, and a generous island with bar seating. It is a kitchen designed for both everyday meals and cooking together as a group. An oversized L-shaped sectional from Restoration Hardware faces a large television, making this the natural gathering point of the home.

Floor-to-ceiling pocket doors open from the living area directly to the backyard, creating a seamless indoor-outdoor connection. Outside, you step onto a furnished dining area with an outdoor kitchen and BBQ, making it easy to cook and eat outdoors. A firepit with surrounding seating offers a place to gather in the evenings. The pool deck includes lounge chairs, an umbrella, and space heaters for cooler nights. The pool features waterfall elements that provide a calming sound of running water throughout the backyard. An elevated spa sits adjacent to the pool, and a basketball hoop at the edge of the pool adds a playful touch for families. The yard is private, landscaped, and designed to be used throughout the day and into the evening.

Upstairs, the primary suite overlooks the pool and backyard. The en-suite bathroom features an oversized soaking tub and a walk-in shower. Guests will have access to the entire home. There will be no one else on the property, other than the weekly gardener and pool service, unless otherwise discussed with you in advance.

This home is located on Noble Avenue in Sherman Oaks, half a block from Ventura Boulevard, one of the San Fernando Valley`s best stretches for dining, coffee, and everyday errands. Poquito Mas, a local favorite for fresh, healthy Mexican food, is just around the corner. Sushi Katsu-ya, Vegan Joint, Panera, Starbucks, and dozens of other restaurants and cafes line Ventura within walking distance. The Sherman Oaks Galleria is nearby for shopping and additional dining, and Westfield Fashion Square is a short drive away.

Universal Studios Hollywood is approximately ten minutes by car, making this an ideal base for families visiting the parks. Studio City, with its own stretch of restaurants along Ventura, is just to the east. The Hollywood Bowl, Griffith Observatory, and hiking at Fryman Canyon are all within a fifteen to twenty minute drive. For day trips, the beaches of Santa Monica and Malibu are reachable in thirty to forty minutes depending on traffic.

The neighborhood itself is residential and quiet, with mature trees and wide sidewalks. Despite the proximity to everything, the street feels removed from the energy of the boulevard.

Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. Universal Studios, the Hollywood Sign, Getty Center, Santa Monica Pier, and dozens of other landmarks are all within easy driving distance. If you`re an explorer, we recommend a car.

That said, this home`s proximity to Ventura Boulevard means many restaurants, shops, and daily essentials are within walking distance. Uber and Lyft are readily available as well.

PARKING: One vehicle may park legally in the driveway up to the exterior gate without risk of citation. Please note that parking is permitted outside the gate only, not inside the gated area. 2 visitor parking permits are also provided for street parking. A $125 fee will apply for any lost permits.

Please note that in the State of California, guests staying over 30 nights are legally required to sign a legal CAR form (California Association of Realtors) with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.
