Whether you’re planning a family reunion, multi-generational getaway, or a weekend with friends, this spacious Catskills home was designed with groups in mind. With three full levels of living space, multiple gathering areas, and room for everyone to spread out comfortably, it’s easy to come together — and just as easy to find a quiet moment when you need one. From shared meals and game nights to outdoor evenings by the fire, this is a place where memories are made.
The Space
First Floor (Ground Level)
The first floor is all about fun and downtime. The recreation room is a favorite gathering spot, featuring a pool table, ping-pong table, shooting arcade, and a variety of games and toys for all ages — perfect for kids, teens, and adults alike.
Second Floor (Main Living Level)
The second floor serves as the heart of the home, bringing everyone together in a warm, open-concept layout. Two spacious primary bedroom suites are located on this level, each with a king-size bed, television, and a private en-suite bathroom with a large walk-in shower. Bathrooms are stocked with shampoo, conditioner, body wash, hand soap, and hairdryers.
The kitchen is fully equipped and designed for group cooking, featuring custom cabinetry, granite countertops, and a large island that seats up to five. A drip coffee maker and coffee are provided to start your mornings right. Adjacent to the kitchen, the dining area comfortably seats up to eight guests and includes a wine refrigerator and wine rack, with folding chairs available to accommodate larger meals.
The living room is anchored by a beautiful stone fireplace with a wood stove, soaring cathedral ceilings, and an impressive wall of windows that fill the space with natural light. Extra comforters are available to ensure a cozy stay. This level also includes a guest bathroom with a tub and shower, a washer and dryer for guest use, and access to outdoor living spaces.
Step outside to the front deck to enjoy peaceful mountain views and morning sunrises, or head to the back deck, which features a barbecue and picnic table. Just beyond the deck on the lawn, you’ll find a fire pit — an ideal spot for evening gatherings and sunset views.
Third Floor
The third floor offers additional sleeping and relaxation space, making it perfect for families and larger groups. Four bedrooms are located on this level, offering a mix of queen, full, twin, and pullout sleeping arrangements, each with a television. Two shared bathrooms serve these bedrooms, both featuring walk-in showers and stocked with essential toiletries and hairdryers.
A bright and airy loft completes this floor, providing a comfortable space to relax, read, or enjoy games at the table — a great hangout for kids or a quiet retreat from the main living areas.
Guests have full access to the house except for a few locked closets The garage is not included in the reservation.

This home is located in a rural setting, and with that comes nature. While we treat the exterior to keep pests at bay, insects and mice may occasionally find their way indoors, even in spotless homes. They’re drawn to food, warmth, and shelter, especially in attics, basements, or crawl spaces.
If you`re especially sensitive or phobic of wildlife, this space may not be the right fit.
Cell Service & Arrival Tips
There is limited cell service at the house. Please enable WiFi Calling in your phone settings before arrival to make and receive calls over WiFi.
To avoid travel-day stress, write down or screenshot your check-in instructions, including the address, door code, WiFi details, and contact info, before you hit the road.
Winter Travel (Oct–Apr)
Delaware County is a mountainous, rural region. In snowy or icy conditions:
AWD/FWD/4WD recommended in winter. Snow or all-weather tires with solid tread are strongly recommended.
The driveway is plowed every 4 inches of snow and shoveled to the door, and we provide a shovel for guest use to help maintain a safe walkway.
Water & Septic System
The home runs on a private well and septic system, which is common in this area. Be conscientious of water use, especially during dry summer months. Please avoid anything that could strain these systems:
No sprinklers, kiddie pools, Slip `N Slides, or other water games
Only flush toilet paper—no wipes, paper towels, or hygiene products.
Do not pour grease down the drains.
These activities can drain the well or damage the pump, potentially leading to water shortages or costly repairs.
The hot water system is not on demand. This means when the hot water is used, the tank needs time to refill and heat. Staggered shower use are recommended.
