Only 2 1/2 hours from NYC, the Pond@Roxbury is a huge private home which offers 5 bedrooms and 5 full baths in scenic Roxbury Run. This home sits on a 2 acre spring fed fresh water pond. Close proximity to both Plattekill and Belleayre Mountains for skiing as well as the Roxbury wedding scene. The house is perfect for wedding groups, multi family stays, or a large group of friends. Please note that though the house sleeps 16 we will not host more than 10 adults at a time without prior approval

Ideal for seasonal rentals with tons of storage space. The house has a large deck with grill, a game room with pool and foos ball as well as a sauna. Direct access to the pond right from the backyard. A big fire pit completes the scene. As you walk up to the house you are greeted by a nice running frog pond with a peaceful waterfall. Opening the door will lead to a mud/laundry room with plenty of room for all your coats and belongings. Through the entryway you will get to the large country kitchen and dining area. A huge table and kitchen island with bar seating provide for comfortable dining for 14. Adjacent the kitchen is the first of two living/Tv rooms. This living room leads right out to the deck and has a large fireplace and 40" Roku TV with dvd player. There is a very comfortable futon in this room as well for an additionally sleeping area. Completing the downstairs will be 3 bedrooms and 2 full baths. All rooms have ample closet space and storage. The first bedroom has a queen bed with an ensuite bathroom. The second has a full bed while the third is a twin trundle bed that pulls out for additional sleeping. Up the stairs leads to the larger living/TV room, 2 bedrooms including the master and an incredible game room with Sauna. The TV room has a 55" Roku TV with blue ray DVD player. Two large comfortable seating areas make watching a movie with your group a great experience. There is a desk/workspace for anyone who needs to log in and check with the office. The first large sofa in this room is a sleeper with a full size mattress. The second sofa is futon style that pulls out as well. Off the living room is small full bathroom and access to the upper small deck. The First bedroom on the second floor has a queen sized bed and tons of storage. Than you come to the Master bedroom which is really special. Huge room with an electric fireplace, sitting area, multiple closets, a private make up area for any brides to be and an ensuite bathroom with heat lamps to keep you nice and warm on the cold mornings. Now we get to the fun stuff. The game room. Almost 1000 square feet of space housing both a pool and foos ball table. It has a small bar area with refrigerator and a bar table. Tons of books and board games as well. The Roku TV in this room is hooked up to some classic video game consoles. Play Atari and NES classics as well as some more modern PS4 fun. Off the game room is bathroom with shower and an indoor sauna that seats 4 people. As nice as the inside is the outside is where memories are going to be made. The downstairs deck is made for grilling. The house has 2 picnic tables and additional out door seating area. The stream that feeds the pond cuts right though the back yard. Be prepared to see deer, wild turkey and even one very adventurous beaver who likes to hang around the property. The fire pit has tons of seating and is the perfect place to make s'mores. There is a corn hole game set up. (BYOB..Bring your own bean bags). The pond is obviously the focal point of the whole back yard. 2 acres of water there for your enjoyment.
A small beach was with chaise lounges was just added for your enjoyment. String lighting covers much of the back yard.
Please be aware that there is a camera by the front door. There are no cameras inside the house or overlooking the backyard or beach
