Welcome to King Tide Rising, a relaxed coastal retreat in Avon, NC in the heart of the Outer Banks. Just a 7-10 minute walk (0.3 mi) to the beach, this three-level home sleeps up to 9 guests and features 4 bedrooms, 3 bathrooms, a private hot tub, and multiple decks. Please note: the fourth bedroom is a private first-level suite with its own exterior entrance — it is not accessible from inside the main house. Perfect for families and groups, King Tide Rising offers the ideal base for beach days, fishing, and exploring Hatteras Island while enjoying the laid-back Outer Banks lifestyle. King Tide Rising is thoughtfully designed across three levels, offering plenty of space for gathering while also providing privacy for guests.

Top Floor – Living, Dining and Deck:
- The top level of King Tide Rising is the main gathering space, filled with natural light and comfortable seating.
- The living room features comfortable seating, a 50-inch Smart TV where guests can log into their own streaming apps, and a large collection of DVDs, puzzles, and classic board games for evenings indoors.
- The fully equipped kitchen includes everything needed to prepare meals during your stay, including an electric stove and oven, microwave, dishwasher, refrigerator, freezer, blender, toaster, Keurig coffee machine, electric kettle, baking sheets, and cooking essentials.
- The dining area offers seating for five at the table, with additional seating for four at the kitchen counter.
- Just outside, the top-level deck provides a relaxing outdoor space where guests can enjoy the fresh coastal air, lounge in the sun, gather for outdoor dining, or grill meals on the propane BBQ.

Second Floor – Bedrooms and Main Entry:
- The main entrance opens to the second floor, where guests will find three bedrooms and several convenient amenities.
- Bedroom 1: The primary bedroom features a king bed, a Smart TV, luggage racks, and a private ensuite bathroom with a shower. Family-friendly extras include a Pack ’n Play with sheets, a high chair, clothes hangers, and a baby monitor.
- Bedroom 2: The second bedroom includes a twin-over-full bunk bed, a Smart TV, and a dedicated workspace with a desk, ideal for children or guests working remotely.
- Bedroom 3: The third bedroom features a comfortable queen bed and a Smart TV.
- This level also includes a hallway bathroom, a washer and dryer, an iron and ironing board, a first aid kit, and a hair dryer for guest convenience.

First Floor – Private Guest Suite with Separate Entrance (Bedroom 4):
- For guests who prefer additional privacy, King Tide Rising offers a separate lower-level suite.
- This suite includes a queen Murphy bed that is always open and ready for use, a private half bathroom (with toilet only), a TV, a clothing rack, and a desk space with a mini refrigerator.
- The room is equipped with a window air conditioning unit that also provides heat.
- Please note: this suite is not connected to the interior of the main house. It is accessed only from outside, through its own private entrance with a smart lock, located on the first level next to the outdoor hot tub area. Guests staying in this room will step outside to reach the rest of the home.

Outdoor Living at King Tide Rising:
- The outdoor areas are designed for relaxing after a day exploring the Outer Banks.
- Guests can unwind in the private hot tub, enjoy the convenience of the outdoor shower for rinsing off sand after the beach, or gather outside for meals at the picnic table under string lights.
- Cleaning supplies including a broom, vacuum, and dustpan are also available to help keep sand under control during longer stays.

Walk to Avon Beach:
- One of the best features is its easy beach access. The home is located about a 7-10 minute walk (0.3 mi) from the sand via the Avon Beach access on Wahoo Cir, making it easy to enjoy spontaneous beach trips throughout the day.
- Avon Beach offers a wide stretch of golden sand, gentle waves, and beautiful sunrise views over the Atlantic Ocean.

Things to Do Near King Tide Rising:
- Avon is known for its relaxed coastal atmosphere and outdoor activities.
- Guests can enjoy fishing at the Avon Fishing Pier, exploring the beaches of Cape Hatteras National Seashore, visiting the famous Cape Hatteras Lighthouse, or spending the day kiteboarding or windsurfing at Canadian Hole.
- The area also offers excellent fishing charters, dolphin tours, scenic biking routes, and charming surf shops and coastal boutiques.
- Dining options include Pangea Tavern, Oceana’s Bistro, Muffins & Scones bakery, and Bros Sandwich Shack. A Food Lion grocery store is also located nearby for convenient grocery shopping during your stay.

Guests staying at King Tide Rising enjoy an easy and secure contactless check-in process. You’ll receive a unique front door code 2 days prior to arrival, allowing for secure, easy entry at any time—day or night.

Guest Portal:
Your guest portal puts everything you need in one place, including property details, local things to do, and helpful house instructions. You can also access the front door lock and control the AC thermostats directly inside the portal, making your stay smooth and stress-free.

Management:
Our property is professionally managed by Rather Be Properties we’re committed to making your stay enjoyable and seamless. Our team is available daily from 9 AM to 9 PM to assist with any questions or requests. You can easily reach us via the app, by phone, or email. For any urgent issues after hours, we also offer a 24-hour emergency line, ensuring support at any time during your stay.

Pet-Friendly Stay:
King Tide Rising welcomes one dog up to 60 pounds for a pet fee of $150 per stay. Dog food and water bowls are provided for your convenience. Guests traveling with pets are asked to clean up all pet waste immediately, keep dogs off the furniture, and avoid leaving pets unattended in the home. Additional cleaning fees may apply if excessive mess is left behind.

Family-Friendly Amenities:
As parents of young children, we understand how challenging traveling with little ones can be. King Tide Rising includes several amenities designed to make family travel easier, including a Pack ’n Play with crib sheets, a high chair, children`s cups, plates, bowls, and utensils, as well as board games and puzzles that the whole family can enjoy.

WiFi, Parking and Security:
High-speed internet at King Tide Rising is provided by Frontier. The driveway offers parking for up to three vehicles. For safety, the property includes three exterior security cameras positioned on the front left corner of the house, the front right corner of the house, and near the front door on the second level. No cameras face interior spaces.

Stairs:
Please note that there is no elevator, and stairs are required to enter and access all levels of the home.
House Rules
• Primary renter must be 21+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• No parties or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited.
• No sticking tape on walls or pictures, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• Pets must be on leashes in unenclosed areas. Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Max 1 dog
• Only park in designated areas: garage, driveway, street parking is not permitted. Max 4 vehicles allowed. Avoid blocking neighbors’ homes or driveways.
• Firepit, BBQ, and fireplace must be operated by responsible adults only.
• No flames inside, no firearms, fireworks, or hazardous materials allowed on the property.
• Follow all local, county, and state laws and short-term rental regulations. Noncompliance may result in eviction by city without refund.
• Late checkout may result in a fee of up to $200 unless approved in advance.
• Fines may apply for violations of house rules or city ordinances, including Code Enforcement penalties.
