Set on beautiful private grounds, Peony Hill offers guests the rare experience of staying in a luxury manor estate designed for both relaxation and connection. Spend your mornings enjoying coffee with sweeping countryside views, afternoons by the pool, and evenings gathered around the fire pit under the stars.

The estate features three beautifully appointed private suites, each thoughtfully designed for comfort, space, and privacy.

The Grand Primary Suite is an elegant king retreat with a spa-inspired en-suite bath, a private granite top coffee bar, sitting area, and two full pull-out sofas, comfortably sleeping up to six guests.

The Garden Lounge Suite is an expansive 900-square-foot entertainment retreat featuring a queen bed, queen pull-out sofa, private bar, theater room, and pool table lounge. Guests can step directly outside to the pool terrace, hot tub, and fire pit.

The Mountain Vista Suite offers a unique Jack-and-Jill style layout with two adjoining bedrooms connected by a shared bath, featuring a king bed in one room and two full beds in the other with each having its own private sink, comfortably accommodating up to six guests.

Outdoors, guests can relax and gather in Peony Hill’s resort-style spaces, including a pool, hot tub, fire pit lounge, and beautifully landscaped grounds with peaceful mountain and countryside views.

Peony Hill Ensuite Guest Guidelines

Peony Hill is designed as a peaceful mountain retreat where guests can relax, unwind, and enjoy the beauty of Lexington’s Shenandoah Valley. To ensure a comfortable experience for all guests, we kindly ask that the following guidelines be observed.

Quiet Enjoyment
Peony Hill is intended to be a quiet and relaxing retreat. Please observe quiet hours from 10:00 PM – 7:00 AM so all guests may enjoy a restful stay.

Suite Property
When reserving an individual suite, please note that other guests may be staying in the home as well. Shared spaces are available for all guests to enjoy with courtesy and respect.

Kitchen Use
To maintain a pleasant environment for all guests, the main kitchen is not available for cooking when suites are reserved individually. Each suite includes a private coffee bar with refrigerator for light food preparation. Guests are welcome to enjoy the dining spaces for meals brought in from Lexington’s excellent local restaurants.

Registered Guests
Only registered guests included in the reservation may stay overnight. Please let us know in advance if your plans change.

Gatherings & Events
Peony Hill is not suitable for parties when suites are booked individually. Larger gatherings may be accommodated only when the entire property is reserved and approved in advance.

Pool, Hot Tub & Outdoor Areas
All Suite Guests are welcome to enjoy the pool, hot tub, fire pit, and outdoor seating areas responsibly. Please follow posted safety guidelines.
