• You will have access to the entire home and yard! The home sits on a large lot and has a huge grass covered backyard area with lots of shade trees making it perfect for yard games and tailgating. Enjoy the propane grill on the back patio, stare at the firepit, enjoy the private hot tub, or take the gentle slope down to the shores of Beaver Lake!
• We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!
LOCATION
• We're located in a quiet country setting far out on a peninsula and surrounded by Beaver Lake! If you're looking for peace and quiet, you found it here!
• We're just minutes from Hobbs State Park where you'll find a welcome center, hiking trails, old homesteads, and more!
OTHER DETAILS TO NOTE
• We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.
• All of our TVs are smart TVs and setup for you to stream from your own accounts.
• Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
• Please note that due to the rural area our WIFI is a cellular WIFI so it can be affected by weather and other things.
• We want guests to be aware that we are on well water and that often comes with a more unique taste than some are used to. If this might bother you, please bring some bottled water with you. This can also create hard water stains in toilets or plumbing fixtures that have sitting water for very long. Please be aware that the home is very well cleaned and cared for but the hard water is tough to keep water stains away.
• Please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am, 7 days a week
• We have parking for about 6 vehicles if needed. There is no garage but we do have a carport/breezeway that can get about 2 vehicles under it. The rest of the vehicles would need to park in the gravel circle driveway.
• If you're bringing a boat we've got room for the trailer too! We're just 4 miles from Rocky Branch Marina where you can easily launch your boat for the day.
• Speaking of gravel, please be aware that we are located about 1 mile down a dirt road.
• The inside fireplace is inoperable due to liability reasons.

This was a perfect house for our annual lake trip. Plenty of room for everyone - four adults and three small children. The lake/beach area was great - a nice area for the kiddos to play. The kayaks were a nice addition. There was a burn ban so we didn’t use the fire pit. The location is 30 minutes from the nearest store - which is disclosed in the listing - be sure to bring what you need with you! Communication was great! I asked a lot of questions and they were all answered promptly with good information. Overall, we loved this property and would definitely stay again.
Everything was very clean and in good working order. The beach was an awesome way to hang out in the lake, and the property was very nice. The kayaks were great! And the stocked firewood was fantastic, as well. We rented a pontoon and tube one day from Rocky Branch Marina and that worked wonderfully! Some notes: If you’re staying with more people or for more than a couple of nights, bring extra TP and paper towels. You may also want to bring a small hatchet or kindling to start the fire, but they have plenty of feeder wood. Also, if you plan to cook, you’ll need to bring foil, sandwich bags, or reusable items. Just FYI. Only complaints: the Internet is not really functional for streaming, so plan accordingly. Also, there was a strange knocking on the living room floor (guessing a water pipe?). Perhaps the owners will have fixed that? Overall, it was a very nice property and great way to spend a few days at the lake with friends!

Everything was exactly as the listing said. Easy lake access. The walk took maybe 2 minutes down a slight decline. House had everything we needed. I loved that there were kayaks available to use. Fire pit area was perfect for hanging out around. Only thing I'd suggest was more full size blankets available and more tp available in the bathrooms. Any issues we did need help with the host got back with us in a very reasonable amount of time. Great stay, very happy.
