The space

This entire 2 bedroom, 1 bath duplex offers 950 sq ft of living space designed for both short visits and longer stays. With room for up to 6 guests and 3 beds, it’s well-suited for families, small groups, or business travelers. The layout balances shared living areas with cozy sleeping spaces, creating a practical and inviting environment throughout your stay.



Living & entertainment

Settle in with the Smart TV or stay connected using fast Wifi and a dedicated workspace. Whether you’re catching up on emails or relaxing in the evening, the space supports both productivity and downtime. Heating and air conditioning help maintain comfort indoors year-round.



Kitchen & dining

The kitchen provides everything you need to prepare meals at your own pace, making it easy to start your day with breakfast or wind down with dinner after being out. A coffee maker is ready for your morning routine, and the space is arranged for simple, convenient cooking.



Sleeping & family features

Two bedrooms are described as ultra cozy, offering a restful place to recharge. The home is kid-friendly and includes a crib, Pack ’n play/Travel crib, and high chair, making it easier to travel with little ones. Essentials, extra pillows and blankets, and laundry facilities - washer and dryer - add comfort and convenience throughout your stay.



Outdoor & access

A private entrance allows you to come and go easily, and the backyard provides an open outdoor space. Free parking on premises and free street parking are available. Self check-in with a smart lock keeps arrival simple and flexible.



Neighborhood

Located in Brighton Portsmouth, the home sits adjacent to the naval shipyard in a mixed area of industrial, residential, and business spaces. While restaurants and entertainment nearby are limited, you’re just a 5 minute walk to the Portsmouth Shipyard and a short drive to key destinations. Downtown Portsmouth - about 10 minutes away - offers a more vibrant arts scene with a wide range of dining and entertainment. You’re also within easy reach of downtown Norfolk, Ocean View beach, outlet shopping, and Virginia Beach for day trips.



Additional notes

The property is pet-friendly, allows smoking, and supports long term stays. Exterior security cameras on property are installed at entry points and record audio and video for security.



Guest Access:

Guests have full access to the entire unit. We provide a convenient self-check-in with a smart lock, ensuring your stay is as seamless and private as possible.



Other Things to Note:

This is a upstairs unit of a duplex, the entrance is on the at the front of the building.

We do not host events and we ask that you keep noise at a reasonable volume,

Backyard and amenities are shared for each unit. Each unit has one grill and picnic tables reserved in a public area.



House Rules & Additional Fees:



🐾 Pet Policy

- Dogs only (Maximum of 2 dogs per stay)

- $99 non-refundable pet fee per stay per pet

- Pets must not be left unattended unless crated

- Pets are not allowed on furniture or beds

- Please clean up after your pet in the yard

- No noise complaints from neighbors due to pets

- Additional cleaning fees apply if there is pet hair or evidence of pets on furniture

- No cats allowed (Please ask before bringing any other animals)



🎉 Gatherings & Parties

- Large gatherings, parties, or events are NOT allowed

- Quiet hours must be respected (10 PM - 8 AM)

- Unauthorized gatherings may result in immediate cancellation without refund

- The primary guest is responsible for all visitors and any damages caused



🚽 Plumbing & Drain Care

- Do not flush anything that may cause plumbing issues

- Do not pour grease down the drain



📦 Forgotten Personal Items

- Items can be shipped within 1 week of discovery

- Guest pays shipping + $30 handling fee

- Domestic shipping only (no international shipping)



👥 Guest Policy

- Any additional guests must be approved in advance

- Unauthorized extra guests may result in cancellation without refund

- Up to 2 extra hours for $50 (if available)

🔥 Grill / Propane

- We do not provide propane. Guests are welcome to refill or exchange the tank if they’d like to use the grill. Please note that our propane grills are NOT designed for charcoal use. A $250 fee will be applied if charcoal is used in the grill.

- Never leave grill unattended while in use

- Turn off gas completely after use, if applicable

- Clean grill surface and grease buildup after use

- Keep children away from grill while in use or cooling



🚭 Cleaning Fees (If Applicable)

- Smoking indoors: $250

(Smoking is allowed only in designated outdoor areas. Please clean up and dispose of cigarette butts properly.)

- Unauthorized parties/large gatherings - $250

- Vomit, bodily fluids, or human/animal waste: $250

- Illegal drug paraphernalia: $250

- Glitter or confetti: $200

- Unauthorized pets: $200 per pet

- Excessive dirty dishes: $50

- Missing towel: $20 per towel

- Use of charcoal in propane grill - $250

- Do not move, adjust, relocate, or modify any outdoor amenities or furniture

- Use all amenities only for their intended purpose

- Report any damage or unsafe condition immediately

- Management may restrict use of amenities at any time for safety reasons



🔥 Fire Pit

- Keep flames below knee height

- Never leave a fire unattended

- Fully extinguish after use

- No accelerants, including lighter fluid, gasoline, or similar products

- Use only firewood

- Do not use during high winds or unsafe weather conditions

- Keep fire contained inside the fire pit at all times

- Do not place anything other than approved fuel in the fire pit

- Maintain a safe distance from fires

- Do not stand, jump, climb, twist, or use improperly

- Follow posted weight limits

- Adult supervision required for all children

- Stop use immediately if anything feels loose, damaged, or unsafe



Failure to follow rules may result in a canceled booking and forfeiture of payment.
