Nestled two blocks off of Main St. A quick 5 min. walk to the Sabinal River, which is up and moving, makes for a great sun-filled afternoon at the Utopia Park. Stop by the local Lost Maples Cafe or The Lunchbox on your way back for a quick bite to eat. There are menus in the house for both. There is a taco trailer and on the weekends BBQ occasionally.

This Renovated 1941 original homestead provides wonderful outdoor space & country charm. During WWII this house was an Officer's Barracks at Hondo Air Base in Hondo, Texas. Original, restored hardwood floors are a quaint reminder of it's history in Utopia. Situated on a large corner lot, this home speaks peace & down home comfort straight to the soul. Continually improving, Old Town Utopia B&B wants to welcome you home to Paradise in Texas.

A few of the many close attractions include LOST MAPLES STATE PARK, GARNER STATE PARK AND THE FRIO RIVER, BANDERA- COWBOY CAPITAL OF THE WORLD, THE SABINAL RIVER- a short walk or drive away in the Utopia Park. THE LOST MAPLES WINERY. To name a few.

Enjoy dining in the Lost Maples Cafe where you can visit a piece of the movie SEVEN DAYS IN UTOPIA, filmed on location. As well as the Utopia Golf course about 2 miles away. On special weekends, taste the best BBQ in the canyon down on Main St. Five star dining at the Laurel Tree by reservation on the weekends.

Enjoy a clean, completely remodeled home with all the amenities needed for a comfortable stay away from home.

WI-FI, continental style breakfast available, full kitchen and dining area, and a full laundry room (no mud please). Breakfast is not prepared personally for you. Breakfast items can found in the cabinet with dishes. We provide donuts, pop tarts, oatmeal, honey buns or the sort and coffee.

Large yard nestled under sky high Pecan Trees. You will realize small town, country air is indeed relaxing. Enjoy the lush feel of a beautifully manicured green yard and outdoor seating to hear the singing of crickets at night. Add some star gazing, fireflies and a few brave deer and you have enjoyed a peaceful evening before you know it.

Pleasant stay

When we arrived there was no electricity; I contacted the owner several times. We finally went outside to discover it was turned iff at the box. Was a little concerned that no one responded to my messages.

Owner double-booked the property

Danielle double-booked the property, as it was occupied when we arrived. Neither we nor they could contact her via phone, text, or walkie talkie, leaving us in the lurch. I have since tried to contact her several more times over the next few days and finally got a response. Someone in Utopia told us she has done this before. Double booking is inexcusable.

Late to review but worth the read.

We planned a trip to float the frio and booked this property. It was very spacious for our group but we had nothing but problems. The plumbing was AWFUL. We weren’t allowed to even flush toilet paper down the toilets. House is outdated and needs fixing up. Property owners were easy to contact and did come out to help fix the problem. We were told by them that we left the house dirty, which was NOT the case, and they could on my refund us $100 for the insane amount of problems we had. Like I said, I’m late to post the review, didn’t realize I hadn’t done it sooner! Overall, don’t recommend this property.

Perfect Girls Trip

We decided to take a much needed girls trip getaway and wanted to have a nice quiet place to stay where we could hang out after floating the river all day and just relax. This charming home did not disappoint, with its original hard wood floors you could smell as soon as you walked in, and the neighborhood pet deer, Emma. My only negative was that there wasn’t much in the kitchen as far as cooking utensils, so if you plan on cooking large meals, you may want to bring a few extra things like cutting knives, pots and pans, and baking dishes. This was my first experience with a VRBO home and I would definitely recommend this home if you’re looking for a quiet place to relax in a cute little Texas town.

Great Home in Perfect Location

Utopia is a great little town conveniently situated close to Lost Maples Natural Area and Garner State Park, and this home offers a spacious yard with a country feel with a good bit of privacy, though there are surrounding homes. Upon first entry, we loved the light and airy space due to the large windows, all fitted with blinds for evening privacy and sleeping. The 3 private bedrooms with 2 baths worked so well for our little group, all 50+. The house is comfortable to relax during downtime and the beds are divine. The owner, Danielle Woods, is very gracious and responsive. We very much enjoyed our stay in this home.

A charming mix of original and restored. Non working fireplace. Bring paper & pen for games. Nice split bedroom plan. Excellent heat and insulation during winter. Selected house based on size.

Utopia stay

The house was cute sleeps 6 comfortably not really more than that for adults anyway ... the parking was a little difficult there’s no curb to the yard so unless your told about other parking your pretty much parking in the road which road is pretty narrow ... other than that it was nice for last minute arrangements

Comfortable in Utopia

This home was just perfect for my family. Not particularly fancy but well kept, roomy, and comfortable enough for a decent sized group. Owner makes the stay effortless. Provides everything you would need from bedding to hand soap to pots, pans, utensils and even some board games and dvds. We chose the home for the amenities listed and were not dissapointed. Treated ourselves to pie at the cafe after a day trip to Garner and it was delicious. Book this home. We definitely will on our next trip to the area.

Great AC house is very cool especially in the nights

Cute little house no one bothers you. Nice neighborhood. There are a few things that were a little on down side for me. No where to park your cars two cars fit under the carport but we had trucks and no where to park. The trash got backed up there was no where to throw our trash like dumpsters or someone that picks up trash. Another no phone service so before u get to utopia make sure u have a phone that people can contact you on if they are going to meet you there. Refrigerator was not clean. One of the showers is very small. Other than that we made it work.

Great for families!

Thoroughly enjoyed our stay in Utopia! Perfect house for our 5 person family. Quick drive to Concan to float the river as well. Highly recommend trying the pie at the Lost Maples Café just a few blocks away!

Comfortable, I would stay again. Only negatives we experienced were the small bath in the back of the house had an extremely small shower. The larger bathroom had a larger tub and shower but did not seem to have good water flow through the shower head, we could not get the shower head to adjust. We would go back though. Did not spend a lot of time in the home with family activities to attend, but it was a good experience.

Nice house in a quiet town.

Loved the town and the quiet peaceful location. We went tubing on the Frio just twenty minutes away. The only advise I have to grab groceries on your way in, liked the general mill is great, but about the same cost as eating out.

This property was perfect for our mini family vacation/anniversary. The house is adoreable and the town so cute. We loved waking up with our coffee and sitting on the front bench seeing guinea hens, peacocks and deer every morning. It was a Short drive to the Frio River/Garner State Park. It was nice to get away from the crowds flocking the river. We’d stay out at night admiring the stars and actually seeing the Milky Way. It was nice & quiet. Our time was well spent catching up with family.

Why they chose this property

This property is filled with history. During WWII, this home was an Officer's Barracks at Hondo Air Base in Hondo, Texas. It was moved to Utopia by it's only previous owner, the Amann family. Mr. & Mrs. Amann lived in this home from 1942 until they passed. They raised their family in Utopia. Mr. Amann was the Utopia ISD Ag teacher for nearly 40 years amongst other community endeavors. You can read more about this awesome family, and other Sabinal Canyon notables, in the home.

We have always loved this beautiful home and admired the time and effort the Amann's put into the home. It was in exceptional shape when we purchased it and is cozy and charming.

We are very excited to be a part of the continuing history of this home.

What makes this property unique

This home is conveniently located 2 blocks off of Main Street in town. It has a covered carport for parking. Additional Parking on street in front of home. No Parking in the Grass at any time. There is a handmade bench on the front porch to enjoy those long summer evenings, along with a table and chairs in the back yard. . Lush carpet grass is perfect for kiddos under supervision as there are no fences.
