Farmhouse in Klavze, Most na Soci, Primorska, Slovenia - Peaceful Location

Peaceful Location In A Small Rural Village, with Our Own River Frontage in exquisite countryside, near the Soca valley. Airports close by include Trieste (1 hour 30 mins), Ljubliana (2.0 hours) and Venice (2.5 hours).

The house is in the Baca Valley, which is famous for fly fishing (subject to permits). Lake Bled is one hour away by train (5 minutes walk to the station). The longest zip-wire in Europe is near Bled!

Ljubliana, Postojna Caves, White Horses of Lipica and the Sea-side at Piran, Portoroz and even Venice are close enough for day trips

The Soca valley is THE destination for extreme water-sports (Kayaking, white water rafting, canyoning etc) so lots to do for teenagers and the young at heart!

This is a large property (350 sq m) with 5 bedrooms and 3.5 bathrooms. There are three terraces, all facing south, two for BBQ's and one for the swimming pool. The house has recently been fully restored to a very high standard.

The main living room is 45ft long with a bar, seating area and original barn doors and beams, which is great for parties. The kitchen is huge with a central island and Italian ceramic flooring leading to a large patio with outdoor furniture overlooking the river.

There is a (2020) Panasonic 4K internet TV so logging in to your Netflix of Amazon account is easy. Their is also a 42" TV', WII and Playstation downstairs. Food and drink locally, is excellent and surprisingly cheap. There is central heating for the winter months. We provide all bedding, towels and beach towels.

There are four new (2024) Laura Ashley pocket sprung mattress' (Two King size and two doubles). The en-suite bathroom for bedroom one has been completely renewed.

Being rural you need a car. There is a railway station in the village that can take you to Bled (in an hour) and in the other direction to Nova Gorizia (45 minutes). Trains in Slovenia are incredibly cheap. There is also a local taxi service (mini-bus) in the village for the times when you want to eat out but not drive.

IMPORTANT: Please note this house is only available to book for full weeks from Saturday to Saturday.

Friendly host that give an entousiastic tour of the house. Big accomodation where you can always find a spot to be on your own our enjoy being with the group. Nice swimming pool, well maintained. Environment, of course very nice!

Perfect place in a perfect country

The house is really beautiful with an eye for the smallest details. Everything has been thought of to fully enjoy a holiday in this wonderful country. I can recommend this house with its perfect terraces to everyone.

Great base near Most na Soci to share with friends

Fantastic house, very spacious. Perfect for two families sharing. Lovely pool. Great location near Most na Soci and on train route to lake bohinji. Friendly and helpful neighbours. Highly recommend walk up to the waterfall behind the house.

A beautiful, spacious property - well managed and mostly very clean considering it’s a place that accepts pets. Small but very well-maintained pool - great for a quick dip to cool off in September heat. Elegant decor but lots of traditional charm too… Well equipped for our party of five adults. A very friendly host - on hand but discreet - and a wealth of local information on offer from owners. The location is amazing and the surrounding area very beautiful - trains to Lake Bled from the tiny un-manned station opposite - slightly scary roads, but only what you’d expect from a rural property in a semi-mountainous area. Great wildlife and a beautiful waterfall a shortish walk from the house. No hesitation in recommending!

Wonderful break in a great holiday home

We had a wonderful time in the Julian Alps in this holiday home. The house definitely has enough space for 10 people and a dog ;-) The house more than met all of our expectations. The owner Andy and the housekeepers Sasa and Renata were very friendly and helpful. We were even able to charge our electric car using a socket on site, which was a huge convenience for us. We would like to thank you 100 times for your hospitality and would happily recommend this house to others.

Big house

This is a big house with 2 nice terras and a very big entertainment room. Pool is small but OK. The river is right beside the house, you can hear it very well -> this is ok as you have a private second pool if the wheather allows it. Location... it depends what you would like to do, Bled by train, Lublijana is really far to visit. For the buget this is very OK.

Was a fantastic house! Thoroughly enjoyed it! A lot bigger in person and has great space for everyone. There were 10 of us and it almost didn't feel like it as the bedroom are spaced out perfect as well as having multiple lounging areas. We even managed to dip into the pool in October! Perfect for us, not too far from the town of Tolmin where the local Aldi and Mercater were, great for top up on food and wine. We even managed to go Kayaking on Lake Bohinj in October too which was about 90mins away by car. You could get the train also but we already had hired cars for the journeys. Fantastic place to stay!

Great Accommodation in a beautiful area

We enjoyed our stay! The house is huge and in good condition, well-equipped kitchen, great pool with comfortable sun loungers and even a gas grill for evening barbecues. Good water pressure :-) The neighbor Renata manages the house and greeted us very friendly and showed us around and was always available to answer any questions - great service! Unfortunately the dishwasher was broken and we had to wash by hand, but Renata ordered the replacement part and everything should work again by the next rental. We only have one very small suggestion for improvement: when the house is redecorated at some point, larger double beds would be great (most are 1.40m) ;-) Otherwise everything was great and we would love to come back!

Ein tolles Haus in schöner Umgebung - der Pool war in unserer Familien- Konstellation ein sehr wichtiges Asset. Direkt am Fluss und der Durchgangsstraße gelegen, wodurch ein permanentes Grundrauschen gegeben ist, das wir aber nicht als störend empfunden haben. Der Bahnhof, über den man mit dem Zug nach Bled fahren kann, ist wenige Gehminuten weg, was auch sehr angenehm ist. Einkaufsmöglichkeiten gibt es ebenfalls in der Nähe. Die Kommunikation mit dem Gastgeber sowie dem Personal vor Ort war sehr freundlich und angenehm.

Die Unterkunft ist sehr großräumig und sehr schön an einem Bach gelegen. Wir haben die Terrassen und den Pool sehr genossen. Die Ausstattung in der Küche ist super. Es fehlt an nichts. Die Gastgeber sind sehr freundlich und hilfsbereit. Die Einrichtung und die Räume sind allerdings schon etwas in die Jahre gekommen. Die Doppelbetten sind nur 140cm breit – das war schon eine extreme Quälerei für zwei Personen. Die Queen-Size Betten sind 160cm breit – das geht gerade so für zwei Personen. Den durchsichtigen Vorhang vor der Tür-Fensterscheibe beim WC sollte man auch durch einen blickdichten Vorhang ersetzen. Es ist schon unangenehme auf dem WC zu sitzen und vom Flur her gesehen zu werden. Das Internet hatte 5-8Mbit - das hat uns ausgereicht. Wir hatten eine tolle Woche mit 8 Personen in dem Objekt.

Fantastisch vakantie huis voor groepen.

Het huis was perfect ingericht voor een groot gezelschap(10 personen) voldoende ruimte waar iedereen zich in kleine of grote groepen kon vermaken. Mooie slaapkamers, ruime keuken, als erop en er aan, voldoende badkamers.

Everything ok

Die gut ausgestattete Wohnküche war der Mittelpunkt unseres Aufenthalts. Die Ausstattung ließ keine wünsche offen. Das Wohnzimmer im Obergeschoss ist toll eingerichtet, aber die schmale Treppe ist für gehbehinderte etwas schwierig. Kleinere Mängel sind nicht erwähnenswert. Die Betreuung vom benachbarten Hausmeister war super. Auch die Organisation im Vorfeld des Urlaubs durch den Eigentümer war hervorragend.

House Review

Der Kontakt zum Besitzer (Thomas) und zur Houskeeperin (Renata) war top! Sie hatte sehr gute Ideen für unseren Urlaub. Das Haus wurde gut renoviert benötigt aber kleine makeover arbeiten (nichts gravierendes). Die Küche ist sehr groß und super ausgestattet. Die Schlafzimmer und Badezimmer waren sauber und gemütlich. Der einzige Schwachpunkt war die fehlende Klimaanlage. Da wir in einer extrem heißen Woche da waren, waren die oberen Räume tagsüber nicht benutzbar. Am Abend öffneten wir alle Fenster und es war Recht schnell angenehm im ganzen Haus. Leider besuchten uns dann eine Fledermaus und Skorpione. Alles in allem haben wir uns aber sehr wohl gefühlt.

Geweldig huis in prachtig deel van Slovenië

We hebben een geweldige vakantie gehad in dit mooie huis. Met twee gezinnen hadden we meer dan voldoende ruimte en privacy en het zwembad is heerlijk. In de omgeving is veel te zien en te beleven. Dit deel van Slovenië is erg mooi. Een dagje Bled is goed te doen met de autotrein vanuit het naastgelegen dorp Most na Soci. In vergelijking met Bled is het hier heerlijk rustig!! Op 5 minuten lopen kun je op trein stappen voor een dagtrip naar Ljubljana of Gorizia in Italië. Het is een enkel spoor, houd daarom wel rekening met vertagingen, maar voor een overstap wachten de treinen in principe wel op elkaar. Op 20 minuten rijden sta je in Tolmin, waar meerdere grote supermarkten zijn. Voor bijv. raften en canyoning kan je in Bovec terecht, op 1 uur rijden. Voor het huis ligt een riviertje waar je heerlijk door heen kunt lopen. En natuurlijk ligt de prachtige -blauw gekleurde- rivier de Soča in de buurt. De bovenste slaapkamers zijn wel erg warm in de zomer. Twee aanwezige ventilatoren bieden daar gelukkig wel verkoeling. De Wifi werkt goed, op de bovenste verdieping is het bereik het beste. De buren zorgen voor de check-in, super vriendelijke en behulpzame mensen! Het contact met de verhuurder is ook zeer prettig. Vooraf kregen we veel informatie over het huis en de omgeving. Andy, Julia en Renata (en familie), bedankt voor deze geweldige vakantie!

Urlaub in der Natur

Wir haben mit 10 Personen zwei Wochen bei herrlichstem Wetter in dem Haus verbracht. Der Pool und der Fluss waren jeden Tag eine willkommene Abwechslung. Das Haus und die Zimmer sind sehr groß, ebenso die verachiedenen Terassen. Auch die Aussattung mit Sonnenschirmen und Sonnenschutz ist großzügig. Wünschenswert wäre ein Spiegel in den Schlafzummern. Ansonsten hat es uns an nichts gefehlt.

Schmuckstück mit Pool

Alles ist großräumig und praktisch eingerichtet. Die Küche bietet alle Möglichkeiten - der gas-Grill auf der Terrasse ergänzt super. Das Haus hat Charme - und es wird vor Ort sehr gut verwaltet, die tägliche persönliche Kommunikation ist möglich. Empfehlenswert - insbesondere für größere Familien oder Gruppen.

After 20 years with a European job with a lot of traveling I found Slovenia was an unexplored gem. My wife also fell in love with the countryside, the warm summers and the friendly people so we bought the house just after Slovenia joined the EU. We have never regretted it.
Sadly Julia died in a road traffic accident in 2025 but my neighbour's, Sasa and Renata (who take care of the house) and I are committing to continuing to invite guests to this part of Slovenia.

Why they chose this property

This was a large property crying out for modernisation. It took almost 6 years to complete the project which was a lot of fun. So now we have a modern equipped house in a traditional Farmhouse style. The beamed top-floor lounge with the original barn doors is stunning.

Since we arrived, so have new local Restaurants and supermarkets , such as Aldi (Hofer).

You can get excellent fresh prepared pizza in trendy surroundings until 11:00 pm in Most na Soci. The Average price of a large Pizza is around €10 which is an absolute bargain!

What makes this property unique

The house is in a quiet valley with access to the Mountains (Bovec, Cerkno, Kirn). The Soca valley is the center of extreme water sports down the River Soca. Surrounded by Forested Mountains rising to over 9000 feet (Mount Triglav) the area is breathtakingly beautiful!
Lake Bled is one hour by train. Europe's longest zipwire (2025) is near Bled.
You can enjoy fly fishing in our river (subject to permits)
Traveling down the Soca valley to Brda is the wine-region which has a Tuscan "feel" as well as producing excellent wine.
Traveling further afield is Venice (2.5 hours), Ljubliana, Piran and the Postojna Caves which are all possible day trips.
Bovec and Cerkno Ski Centres are only one hour away.
Our spacious house faces South so you can have sun by the pool throughout the day.
