Swallows Roost features two double bedrooms with comfy king size beds, one with an en-suite bathroom and a family bathroom. The third bedroom has two single beds, with room for a further single bed or cot if required. A spacious living area includes a smart television with a soundbar, which enables you to connect your own music via Bluetooth. 70Mbps broadband completes your needs.
The large open plan kitchen allows many hands to share the cooking while taking a full part in the conversation in the living area. Full height windows give wonderful views across two acres of grassland and farmland beyond. You can also savour the views from the large yet secluded area in front of the property, where you can sit peacefully, enjoy a barbecue or watch your children playing. This is fully secure/enclosed garden for children and dogs to play safely.
Sink into in our six seater wood fired hot tub, a guest favourite! Toast marshmallows over the fire pit and relax beneath a sky full of glittering stars. Our fire pit features swing arm grills for cooking, just like a bbq or toasting marshmallows! (This now replaces our gas bbq).
The first bag of logs is included and more is available to pre order from us or buy from the local garage.
BBQ packs from our local award winning butcher are available to pre order - please ask for more details (a minimum of 48 hours notice is required for this).
A week before your stay you will be sent our digital guide book with all the information you need, from check in info, wifi password to how to use the hot tub as well as local attractions guide.

Was such a lovely stay we all really enjoyed it and the dogs enjoyed the space to run around! Can’t wait to come back again as it was absolutely great!
This was our second visit to Swallows Roost. This time for Christmas. We are a family of 5 with 3 dogs. We had plenty of room for all of us. The beds were comfy, the lodge is modern and well decorated. The huge garden/dog field was very popular with our 3 pooches. Just remember to take a torch, to find your dog at the end of the field!
Second time we have been to Swallows Roost and we had another great stay. Comfy beds great views and a big bbq. Handy to get to most places in Suffolk and Norfolk.
Excellent cottage. Everything was high quality. The spacious location was very relaxing, especially the paddock where the dogs could play freely. Would love to come back some day.
We thoroughly enjoyed our stay our ages ranged from 50’s-80’s & two dogs. Very well equipped to entertain all ages, dogs had a fantastic time exploring the field. Lots of bird life to watch. Will be recommending & hopefully staying again Thank you

Really is a home away from home have everything you could need and all good quality, we would love to return again.
The property was clean and welcoming with everything there to allow us to have a very comfortable and enjoyable stay. The welcome food was an unexpected added bonus. Our 2 dogs loved the safe field to explore and we could relax knowing they couldn’t escape. The layout of the property was ideal and the location was perfect to explore Suffolk.
We had a very enjoyable stay with our toddler and 2 dogs. We valued the thoughtful welcome pack, the size of the garden and that it was fenced in for our dogs to roam, and the cot set up + high chair for our toddler. We had ‘escaped’ from our neighbourhood over the Guy Fawkes weekend - where the fireworks make our dogs very nervous and had a nice peaceful break. Thank you.
Our daughter was getting married nearby and we rented the house for before and after. The property was great for 7 adults and our 3 dogs! Having the completely enclosed very large garden area was a godsend!
The only odd thing was there were only mainly plastic prosecco glasses. So we bought a set and left them there!
All in all a lovely place to stay!
Lovely modern property, with all the amenities you could need. We had dogs with us, so the huge enclosed field was perfect for them, and we didn’t have to worry about them running off. We relaxed in the hot tub, and cooked on the firepit. It was so quiet and peaceful, all you could hear was birdsong. Lovely country walks nearby too, if you could drag yourself out of the hot tub for long enough. The hosts were lovely, nothing was too much trouble, even having to change our dates was no problem.

Lovely weekend stay
We, being a group of 4 (2 adults, 2 young kids), stayed at Swallows Roost for a 4 day weekend.
The house is immaculate, having been done up recently to a very high standard. Being greeted with fresh bread, milk and butter as well as biscuits and chocolates on our arrival was a lovely surprise. The house had in it everything we could possibly have needed - even puzzles, colouring pencils and activity books to entertain the children when it was rainy outside! Location is also great, a short drive from Bury but feels very rural and peaceful.
At the time of our stay, BT had yet to install the broadband, but we will definitely be looking to stay again once this has happened!

Lovely long weekend in the Suffolk countryside. Fabulous conversion with plenty of space inside and out. We were two small families and the property worked really well for us. The owners left lots of treats for us which were very well received. The outdoor space is absolutely amazing and the kids loved it. We had a scorcher of a weekend and our only gripes would be a little shade is needed and maybe a couple of sun loungers or more comfy chairs but that’s all we could have asked for. Thank you
Beautiful garden and all enclosed for dogs. The property does need some tlc, not much would need doing to bring it up to scratch, it cost 2200 for the week the most I have spent on a week away but was taking my dad and wanted something special. It was just standard accommodation two toilets both chains had gone, they did email us to explain they was waiting for plumber, the other bathroom I just flushed the chain one and it fell apart. The double bedroom the door didn’t open properly got stuck on the floor that they would have been aware of, because of this I caught my back which happened as the door didn’t open very much. The casing of the plug sockets were all loose on the floor. The outside around the property needed a good tidy up. On the plus side the garden was beautiful for all dogs. They just need to make an effort of getting a few minor problems sorted which they should have at such a high price. So was a bit disappointed.
Beautiful property in quiet location - Garden not secure enough for escape artist dogs!
The cottage is stunning, very clean and in a lovely location. It probably has the best equipped kitchen we have seen in a holiday rental, every piece of equipment you could think of (and more.)
Our teenagers enjoyed the hot tub and fire pit, lots of family bonding whilst eating smores!
We did experience wifi issues the first couple of days, but the lack of internet actually turned into a blessing. Host was very helpful when we contacted them about it.
The only negative is that the garden was not fully secure (the secure garden was our reason for booking this property.) Our 2 cockapoos found 3 different places to escape, despite our best efforts at blocking gaps. This meant they had to stay on their leads, and we could not fully relax. I am sure it would be fine for bigger dogs, or those who are not little houdinis but it is not suitable for escape artists like mine.
I would recommend this property and would love to visit again one day (if the garden was fully secure)

Thank you for your review, we’ve noted your points about the fencing and have taken steps to make sure the field is now absolutely secure.
We have had many dogs to stay since including a racing team of 14 huskies (sleeping in vans!) and they have all reported that there were no problems at all.
We have stayed here before and will do again. It's a lovely comfortable cottage, really well furnished and with everything you need. It has plenty of walks, a huge dog secure garden, and really friendly helpful owners. It is the only cottage we have ever stayed in which ticks all the boxes. Thank you so much.
Property is great, could not fault it at all and the attention to detail is everywhere. The enclosed field at the front is perfect for dogs. There is everything you need and the owners provide very detailed and friendly instructions. Hope to come back again.
Stunning house.A home from home..I’ve not had a holiday for over 20 years.Very stressful life and I’ve come home very chilled .My daughter hasn’t been able to stay anywhere for more than two nights because she wants to be home and she has managed to stay the whole week .Thank you
very well appointed accommodation with everything we needed. there were some generous welcome gifts included!. the views are wonderful and there are easy dog walks from the stables. The property is well located and we were able to visit into Norfolk and onto. the Suffolk coast all within an hour.

We got what we wanted and expected. The converted stables were brilliant. Plenty of space. Beds were very comfortable. Few gifts on entry which were greatly appreciated.
The open space outside was perfect for our dogs to roam within. All 3 slept far longer than normal.
Thank you to our hosts who quickly replied to our messages and even popped over to help out.
This property has all the space needed - inside and out - for a group of 4 of us with 3 dogs. It is really well equipped - everything we needed and more. It's a very quiet location - just the birds and the harvesting in the background - and great skies for stargazing. Hosts are incredibly helpful - couldn't ask for more.
Relaxing stay in the beautiful and very peaceful Sparrows Roost
We stayed for 4 night at this beautiful converted stables with the most amazing garden. There was myself partner with our two children aged 13 and 10, plus my mother in law and Nan along with our two energetic dogs and we all thoroughly enjoyed our stay. The house is comfortable and all the little extras were really appreciated- especially the portable air con machine on the warmer days.
If we had any questions they were quickly answered and if we needed any assistant be the owners were so efficient and popped in to help.
We wanted a relaxing few days in the beautiful countryside away from the hustle and bustle and that’s exactly what we got!
We would certainly go back!

We are Henry and Hayley Brewis and we have lived at Pinford End Farmhouse, which is just across the lane from Swallows Roost, for 32 years. We have two daughters, our eldest daughter, Lucy, now looks after the property and its guests. We are both airline pilots and although we have travelled the world, we cannot imagine living anywhere else, home is best!
What makes this property unique
The stables have been converted in the most sympathetic and eco-friendly way possible, retaining full height ceilings and the original stable doors. Energy needs are met by an air source heat pump which supplies underfloor heating throughout and solar panels which are tucked away in the meadow. Outside there is a large area for enjoying views over the countryside around the fire-it, with two acres of meadow at your disposal, leading down to the tiny River Lark.
