If you want to get away from it all, this is the place for you. The Barn at Ryepark House is set on 11 acres, along with our other one-bedroom cottage and small shepherd's hut. The whole site is adult-only
Travel down our long private drive through farmland to discover this beautifully converted light and spacious one-bedroom barn providing luxury accommodation perfect for those relaxing, romantic breaks. The Barn at RyePark House is peaceful and yet just a mile from the local village of Bratton Fleming with its small local shop/cafe and post office. RyePark House is surrounded by pasture and overlooks an ancient wooded valley with a babbling river, making it a perfect base both for those wishing to just relax and enjoy the Barn, its surroundings and the beautiful walks from the doorstep and those wanting to explore everything North Devon has to offer from the wild beauty of Exmoor to the beaches of the ‘golden coast’.
With exposed beams, vaulted ceiling and stunning stone walls, the barn combines the timeless beauty of the area with all the essentials of modern living. Boasting a private hot tub (at no extra cost) great after a busy day, FREE Wi-Fi both superfast and unlimited and the luxury of underfloor heating. We aim to make the barn feel like a ‘home from home', everything you need is provided- including, several pantry items all linen (100% Egyptian cotton), soft towels, robes and slippers.
The large open plan interior includes a fully fitted kitchen with Neff appliances including a dishwasher and washer/dryer, high standard ovens with proofing draw for those who fancy spending some time baking, a dining area, with seating for 4, and a cosy lounge area providing two comfy sofas, large flat screen internet TV with sound bar and a traditional electric wood burner, perfect for those quiet relaxing nights in (board games provided!).
The bedroom leads off the lounge and is a calm and peaceful room with a king-size bed with luxury mattress and plush bedding giving you that peaceful night’s sleep you’ve been looking for. There is a Bose bluetooth speaker for your favourite songs . Additionally, the en-suite wet room has a large walk-in power shower with rainfall attachment, heated towel rail and underfloor heating. Outside on the terrace, you will find the private hot tub, (emptied and refilled for every visitor) table and chairs for alfresco dining and more comfortable rattan furniture.
Stay at the barn and just relax in the calm atmosphere and reconnect with nature. Take a stroll through our nature reserve or along the riverbank, up into the wood or stop at one of our picnic areas. On your way pause and have a cuddle with our hand raised, tame sheep! And in the evening curl up on the comfy sofas with a good book or watch a film, followed by a peaceful soak in the hot tub and, as Exmoor National Park is an International Dark Sky Reserve and home to some of the darkest skies in the country, gaze up at the stars, really special and quite spectacular.
The location is stunning and unique with the feeling of being away from it all but really being just a short drive from everything. RyePark House sits in 11 acres and the Barn is completely self-contained it forms part of an old stone farmyard with the owner’s farmhouse situated next door, so you have the reassurance of help should you need anything, privacy is always guaranteed

We moved here in 2015 from Kent with our teenage kids - to get away from it all! We believe we have found a little piece of paradise and would love you to share it with us. The moment we drove down the drive we were sold. We have chickens, eight sheep, 2 cats and 2 dogs but are in the process of trying to develop a smallholding so more animals to come!
Why they chose this property
They say location, location, location - and that is what you have here. A beautiful setting, rural but not remote and only a short drive from all the sites, beaches, coast line, Exmoor, the towns etc. We are as they say right in the middle of everything. In addition to that the setting is beautiful, the Barn forms part of the old farmyard with the farmhouse situated behind the Barn, so staying in is just as great as going out.
What makes this property unique
Not only is the location fantastic and the views stunning but the addition of the hot tub is the icing on the cake. Exmoor National Park is home to some of the darkest skies in the country and is designated as an international Dark sky reserve, the first in Europe, making this area a great place to gaze at the stars especially while sat in the hot tub at night, really special and quite spectacular.
