A spacious and beautifully renovated barn, in well laid out and mature gardens, this family home sits at the foot of the South Downs and close to the historic village of Bosham. Chichester Harbour, Goodwood and the cathedral city of Chichester are all on the doorstep, with West Wittering beach and the more secluded East Head just 20 minutes away.
The house is perfect for one or two families, and has plenty of space for relaxing in all the reception rooms. It has five good-sized bedrooms - a master bedroom with a super king size bed and day bed, en suite bathroom and dressing room; a double room with a sofa bed; a small double room, and a bunk room, all sharing a family bathroom on the first floor, and a ground floor annexe with a double room and living room, en suite shower room and kitchenette - allowing the house to comfortably sleep 10, and a maximum of 12 when staying with small children. The ground floor is a large open plan space with a good sized kitchen with a walk-in larder, dining room and very spacious drawing room. There's also a boot room and downstairs loo. Both the dining room and drawing room have wood burning stoves for winter rentals. Outside, there are two main gardens - one with lawns and views overlooking fields and the other, a pretty walled garden with a table and chairs for al fresco dining., as well as a hot tub for six people, on a separate terrace. There is plenty of parking space in front of the house.
The house is tucked away in the small village of East Ashling, at the base of the beautiful South Downs. There is a lovely pub that serves lunch and dinner, whilst the nearest shop is in Bosham - just a couple of minutes' drive away. Chichester has all the main supermarkets (all of which can deliver), as well as a good selection of shops and restaurants. There are some fabulous places to eat in the Downs and around the harbour, and families who love walking have endless possibilities (both short and long!) There are plenty of cycling routes (both road and off road) from the house, and for families who love the water, the possibilities are endless. There is sailing, kayaking and paddle boarding in the harbour and surfing at West Wittering.

This is a beautiful property, the walled garden with hot tub was fantastic as we could watch from inside as well as sit outside with a coffee. This was our first staycation to a house and we loved the very large living room, and the space overall. We felt very comfortable and the owners where on hard for questions, and came out to see us when we couldn't work something.
A great house, set in a lovely location, with brilliant owners.
This was our second stay. We had a restful break in a beautiful house that was clean and welcoming. The children loved the garden. Plenty to do close by, walks, pub meals, roman villas.

This property is as stunning as it looks in the photos, spacious to accommodate our extended family comfortably, and very well equipped. The garden is beautiful too with lots of places to sit according to the time of day and weather. Great area for exploring too.
Beautiful house and garden. Everything was so clean and well prepared for us. We were a family of 7 and there was plenty of space. We had a calm and relaxing week, visited the local pub twice and walked the walls in Chichester. Thank you so much Claire for being so helpful and kind. We loved this house and have already booked again.
The property is ideally placed to explore the surrounding area. The size of the house works well for larger groups of different ages, in that you can all get together in the kitchen/dining area while also having enough rooms in the house for your own space - especially when the annexe is included as well. Good sized garden for the kids to play in. Would always hesitate to give top marks for anything but in this case it's deserved - can't fault it. Thanks Claire

Wonderful home for a family get-together
Claire was just wonderful as a host, answering each and every query we had promptly and efficiently. The house's communal areas are very spacious and ultra tasteful, and our party of 11 was easily and comfortably catered for during our Christmas/New Year stay. The location and garden areas are so charming also – I can imagine the setting must be absolutely spectacular during spring and summer. The large master bedroom includes what is undoubtedly the best bed in Britain, just as the ensuite bathroom there contains what we came to regard as the finest shower in the land! A really lovely home.

Sussex Fun for the Larger Family
Large property, big rooms and great kitchen/diner areas. The living room is massive and never felt cramped even with us all in it. We had 4 adults, 4 teenagers, an 8 year old and a baby and there was still plenty of room for more people to comfortably live and sleep. The annexe was ideal for 2 adults and the baby - although still part of the house it was a decent distance away from the main bedrooms and far enough for the main house not to hear the night-time noise. The location is excellent - 5 mins drive into Chichester and it didn't take much time to get around - Itchenor, West Wittering, Fishbourne, Tamgmere, Hunston Village and even Arundel were all within easy reach. Claire, the owner, was very helpful in the run-up to our stay and kindly set up the rooms to accommodate the sleeping arrangements. Those little touches are always appreciated. We needed a large property for our hordes and we were not disappointed. A comfortable home from home for the week. Very much recommended. Why wouldn't you want to stay there? - just don't book it when we want to return there!!!

Beautiful house in wonderful location
We had a wonderful week near Chichester. The house is very spacious and comfortable and was perfect for our family. We appreciated all the delicious things left by the owners (fresh eggs, apple juice, marmalade, flowers etc) and enjoyed cosy log fires in the evenings. The house is well located for exploring West Sussex; we had trips to West Wittering, Chichester marina, Bosham, Fishbourne Roman Villa, Arundel Castle, Chichester town. We highly recommend the house for a relaxing holiday combined with exploring the local area. Many thanks.
