One of the earliest buildings of the 15th century town of Wells-next-the-Sea, Laylands was originally built as an Inn and enjoys views over a conservation area. Beautifully renovated for modern living, the house boasts secluded front and rear gardens.

Swathed in rich history, Laylands was built to accommodate drovers from the north travelling to move their livestock to the continent by boat. The old settle where the drovers sat to enjoy their ale still features in the corner of the property. Curated over three floors, this detached property is situated proudly in an elevated position allowing stunning views over a protected conversation area.

The ground floor comprises of a large barn style kitchen, offering range cooker and ample work top space, an adjacent dining area hosting generous wooden table with seating for ten guests and a mezzanine family sitting area complete with television and Chesterfield sofa, from where a utility room can be accessed along with a wet room. A wooden staircase leads from the mezzanine family area up to bedroom three with a super-king size zip and link bed. Also on the ground floor is the light and spacious sitting room with its inglenook fireplace and with wood burning stove; along with a cosy snug with a gas wood burning stove effect fire set in a large inglenook fireplace, additional seating and a few books and games for little ones.

Two principle bedrooms are situated on the first floor. The first bedroom hosts a contemporary wooden king-size sleigh bed, and is served by a spacious en-suite bathroom featuring Victorian style bath and walk-in shower. A super-king size bed is offered in the second bedroom on this floor, which is served by an en-suite bathroom featuring a bath with shower over.

Bedrooms four and five are situated on the second floor. Both bedrooms offer a set of twin single beds that can be converted into super-king beds on request. These bedrooms share a walk-in shower room.

Outside, the enclosed ample south-facing rear garden boasts a delightful terrace with seating for al fresco dining. Mature fruit trees and lawned area make this the perfect spot for gathering under the sun, long into warm summer evenings. Off street parking for four cars is available.

Laylands is situated a mere five-minute walk from Wells harbour. The beach car park is approximately 1.2 miles along the sea wall, beach road. Many guests enjoy this walk, but there are also easy alternatives: the Wells beach shuttle bus, which stops directly at the beach car park; local bike hire, including bikes with child seats; and guests can also drive, as there is a large beach car park available. Once guests reach the beach car park you can either walk directly onto the beach or through the pine woods and out onto the far, quieter end of the beach.

Great house. OK location. Lots of notices everywhere.

The house is spacious, well-decorated and fairly close to Wells on foot. We were concerned when we found we couldn't use the front door to get to and from the drive. It was locked with the key in a break glass box. That was irritating and odd. Also didn't feel OK not having keys for two other external doors that might have been needed in an emergency. Perhaps that's standard with Vrbo, but it annoyed our guests and we haven't seen it in other rentals. It didn't feel as safe as it should have.

Great location and lovely property

Excellent house located a short walk from the town centre. Peaceful location despite being near the road out of Wells. Great size bedrooms, brilliant spacious light and airy well equipped kitchen with big fridge freezer and lovely patio area for evening meals. We used the bedroom off the kitchen which you can't shut a door so it picked up the noise in the morning when our daughter was up early but others wanted to sleep in. The other bedrooms are all fine and comfortable. The weather was hot so some fans would be useful in the bedrooms. Lovely front garden too and good drive (although hard to park on gravel on steep slope when manoeuvring and beware the bird poo from the trees above which decorated all our cars). Only criticism was that the oven side walls and drawers/cupboards could have been cleaner and we were missing the milk from the starter pack - the rest of the house was pretty immaculate and bedding fresh and crisp and bathrooms clean. Also the steamer set lids didn't fit (according to my mother in law!). Overall a really comfortable great place to stay for exploring north Norfolk. Recommended.

Amazing Family Christmas holiday!!

Laylands far exceeded our expectations, the photos on the website don’t do the house enough justice. Plenty of space for everyone, the kitchen / dining area was huge. Very welcoming and a comfortable house to stay in. The whole family really enjoyed the stay.
