Villa Ceppeto is an Ancient Property in front of the typical village of Monte San Savino in a unique and panoramic position.



Since 2004 we have hosted our guests in the old barn who return to visit us very often.



A year ago we started the restoration of the Villa next to the old Barn and we have created two brand new and beautiful apartments.

The view and the panorama are incredible from any window and the walks among the 550 olive trees are unforgettable.



The finishes and the furnishings reflect the luxury and uniqueness of Villa Ceppeto.

A wonderful place to stay in the hearth of Tuscany with easy access to travel around to other sights by car. The nearby town is magical with excellent Tuscan restaurants and an authentic atmosphere. The apartment was perfect for our party of two couples. We never tired of the pretty view and the surrounding countryside. We thoroughly enjoyed our stay thank you Manuela.

3 magical days in Tuscany

This property was perfect for our first trip to Italy. The location is an easy drive to many small hill towns and near the A1 highway from Rome to Florence. Manuela was a wonderful host with many great suggestions. Her guest villa was perfect. Very clean. All necessary amenities. The house was very modern but with a rustic feel. We loved the grounds and enjoyed the amazing view of Monte San Savino from the windows and garden. For 2 couples traveling together you cannot do better!!! highly recommend Villa Ceppeto.

Ceppeto our second home

We are clients since 2011 and already booked for 2019. We love it every time Beautiful place and area. Lovely town. Close to other well known citys (Arrezo, Siena, Firenze, Even Rome isn't so far away!......) And the hosts, Manu and Daniel are such lovely people, who became friends over the years. And there is Spotty ,the Ceppeto dog who stole our harts to. Very nice, loveble hosts, who became friends. That is why we always keep coming back.

2 weeks at Villa Ceppeto - october 2024

What a lovely place, we just keep coming back again again and again. Excellent location, near the town of Monte San Savino and close to Tuscany attractions (Chianti area, Florence, Montepulciano etc.). The views from Villa Ceppeto are magical, especially when the sun starts raising in the morning and when it settles down in the evening. Daniel is a greatest host ever, always willing to help and assist us with our endless questions and asks, 10+ for you Daniel! I can't think of anything!

Peaceful and secluded

We spent 4 luxurious nights in Il Fienile, a beautiful 2 bedroom/2 bath apartment with lovely views of the valley and medieval town. With a full size kitchen we were able to cook some yummy meals with the produce we purchased at the market in town. I really enjoyed just gazing out the windows, especially at night when they light up Monte San Savino. The beds were very comfortable and the location is extremely quiet. We made enjoyable side trips to Cortona and Siena but also enjoyed the local market day in Monte San Savino as well as walking amongst the olive trees. My kids really enjoyed the pool. Daniel was very helpful and I wish we could have spent more time getting to know him. I would highly recommend a stay at his beautiful farm.

Un endroit incontournable !

Nous avons passé un séjour inoubliable dans la Villa Ceppeto, et je ne peux que la recommander chaleureusement ! L'endroit est tout simplement magnifique, avec une piscine et une vue imprenable sur la campagne toscane, notamment sur la charmante ville de Monte San Savino Daniele et son amie ont été d'une gentillesse et d'une amabilité exceptionnelles. Ils ont veillé à ce que nous nous sentions comme chez nous, toujours prêts à donner des conseils sur les lieux à visiter et des conseils quand nous en avons eu besoin. Le réfrigérateur est tombé en panne, il a été remplacé dans la journée. L'appartement est très bien agencé et permet à une famille ou à deux couples d'y vivre aisément. Les eux salles de bain sont un plus ! Les animaux sont acceptés. Cet appartement est un petit coin de paradis en Toscane, et nous avons hâte d'y retourner. Merci encore à nos hôtes !pour!leaccchaleureux

Traumlage im Olivenhain

Das Anwesen liegt traumhaft im Olivenhain mit Blick auf Monte San Savino. Der Pool liegt unterhalb der Ferienwohnungen. Es befinden sich in der alten Scheune drei Ferienwohnungen. Wir hatten die obere mit zwei Schlafzimmern und Bädern und großer Küche/Wohnbereich gemietet. Sehr gut eingerichtet, die Matratzen sind super. Die Gastgeber sind super sympathisch, sehr offen und hilfsbereit und standen für Fragen und Restaurantempfehlungen etc. immer zur Verfügung... Der Pool liegt traumhaft! Es war ein Traumaufenthalt!!

Bello!

Dieses wunderschöne Ferienhaus ist ein typisch, toskanisches Steinhaus, mit bester Ausstattung, sauber, in ruhiger Lage mitten in den Olivenhainen und Weinbergen. Manuela wohnt nebenan und ist wirklich sehr freundlich und hilfsbereit. Es gibt schöne Sitzgelegenheiten draußen und der Pool ist schön groß und bietet viele Liegen. Die Aussicht vom Pool und Haus auf den gegenüberliegenden Ort Monte San Savino ist traumhaft und es gibt nicht weit entfernt Einkaufsmöglichkeiten, die gut mit dem Auto zu erreichen sind.

Relaxed stay in beautiful landside of Tuscany

Very nice, traditional house close to Monte San Savino. Beautifull place to stay, very calm, relaxed, perfect view into the valley. And stuffed with a very nice pool for a family stay (3 Children). We enjoyed our relaxed week with many possibilities in the area to visit and do.

Gute Lage mitten in der Toskana in einem idyllischen Haus mit sehr schönem Pool

Traditionelles Haus, schön gelegen, sehr idyllisch und super ruhig dort. Toller Blick ins Tal und auf das gegenüber liegende Monte San Savino. Super schöne private Pool Anlage mit gleichem Blick, perfekt zum Entspannen. Es war für uns als 5köpfige Familie sehr gut. Viele Möglichkeiten in der Umgebung, kulinarisch sowie auch für Unternehmungen.

Bella Casa in perfetto stile toscano con spazi esterni molto belli e suggestivi. Grazie alla disponibilità di Manuela Grazie e complimenti per la casa in perfetto stile toscano. Buoni spazi interni e meravigliosi spazi esterni, unica nota che mi sento di sottolineare è stato il discorso del riscaldamento: giusto il pagamento a consumo (mi rendo conto che sia difficile calcolare la spesa precedentemente), però quasi 4 € a kilowatt mi sembra un po’ tanto. Comunque grazie ancora per la disponibilità Laura

A very lovely and well situated villa

We loved our stay at Villa Cappezine. The apartment was beautiful and comfortable, the views were breathtaking, and it was well situated near important sites (Cortona, Montepulciano) as well as near the freeway for trips further afield (Siena, Assisi). There are many nearby wineries and picturesque smaller towns as well as a wonderful restaurant just a few miles away. We can't say enough about the personal attention and hospitality shown to us by Daniele. We were unable to pick up a rental car in Arezzo on our first day due to a holiday but Daniele met us at the train station, drove us to the villa and even picked up groceries for us. He returned the next day to take us to our rental car and made an extra effort again on our last day to arrive early in the morning to see us off. We would definitely stay again with Daniele and Manuela and recommend their properties to our friends.

Idyllic stay with wonderful views

Villa Cepetto is located in the most idyllic scenery, with direct views of Monte San Savino. The apartment was equipped with all what you need, and it was very clean and well-maintained, making the stay very convenient, comfortable and pleasant. Our little son also loved using the pool (while we enjoyed some rest in the sun lounges), walking in the green areas (with olive trees) and also among the vines. The cot provided for our son was very comfortable (with PROPER mattress, which sometimes hotels or other rentals do not provide). Outside the apartments, guests can have access to BBQs and outdoor eating area. On top of that, owners Daniel and Manuela were very helpful, friendly and welcoming. They went the extra mile to make our stay unforgettable. Also, their suggestions of restaurants and the butchers were very good. They have a dog, called Spotty, who is very child friendly and liked coming to us when we called him. Needless to say, our son enjoyed having made a new best friend in Italy. We used the villa as our base to access Siena, Montepulciano (and the vineyards), Pienza, among other places. We had a fantastic holiday and we would love to go back soon. We highly recommend Villa Cepetto.
