Perfect Location for Golf and the Exploration of Mayan Culture.
Villa Eva was the perfect location for my family during our weeklong getaway from the demands of work. The property is located in a secure area with multiple checkpoints of entry, and centrally located to golf, beach access, and authentic local cuisine. The perfect location for golf and the exploration of the Mayan culture.
I traveled with my friends to Casa Eva for a long weekend getaway
The place was spacious and beautiful
Pool was great and the sunroof it’s something else
Andrea (host) was all the time pending of our comfort and requests
Looking forward to go back soon

Thank you very much Fausto,
it was really a pleasure to host you, I hope to have you back soon at Villa Eva Akumal.
Thanks again
Andrea
This layout provides a large amount of room with privacy for all. Two kitchens allow flexibility for groups - the outdoor pool is large enough for all to enjoy. For families with small children, the common area with a playground & splash-pad is next door. Along with another large pool. Super convenient and an added bonus. The rooftop provides stunning views for morning coffee or sunsets with a glass of wine! Safe area and friendly staff. Andrea was quick to respond with any questions we had. Our stay was during the COVID pandemic and the area follows all health guidelines which should ease any concerns.

Disliked: Cleanliness, property conditions & facilities, communication
We rented this house in December 2021 for a 40th birthday trip with our family and chose to rent both floors. First, the good. The house is very large and has a nice rooftop terrace. Overall, the house looks nice at first glance. There is free shuttle transport to the Bahia Principe properties, although the only area that is free is the Kay Beach Bar. There is a nice common area with a large pool, grilling area, tables, a playground and workout room.
The bad started as soon as we got to the house. The owner sent different door codes so even getting into the house was confusing and instead of a map with directions to the home its a video that you need to try and follow while driving was stressful, just a very strange way to show how to get to a home. Our biggest issue was that the private pool was under construction the entire visit. The morning of arrival we received a text from owner saying: sorry, the pool deck was supposed to be done before your arrival but the workers just need to finish a few things and clean up and it will be good to go... When we arrived it was clear that the job was just started and no way near being completed. While this likely won't affect future renters, it was a major inconvenience for us. Not only having workers at the house everyday and listening to construction at 8am while on vacation, not having a pool for the kids to play in while there and one of the main reasons we rented this house was a huge disapointment. No acceptable!
Andrea was very responsive to questions and concerns . The house served as a great space for friends to retreat from the craziness of life.
Quick access to the resort for day passes or a quick drive to Tulum .
Beautiful from the outside but needs a lot of work.
So let me start off saying that this house needs so much work and should not be rented out at all until all the issues I mention ahead are fixed. The house was not what we expected inside when we arrived. First of all the AC system in the bottom living room was not working at all and had all the wires sticking out the wall and you could clearly see someone was trying to fix it before we got there and just gave up half way and left it that way. Secondly the AC wasn’t working in some of the rooms either which was a pain because it’s always so hot outside so me and my family that stayed in those rooms could not sleep at all and had to sleep in the upstairs living room all bunched up which is not what we paid for. Also none of the TVs worked since the cable was out or not paid for, not only that but the wifi wasn’t working either. One Of the biggest disappointments was the rooftop patio and pool deck in the back, in the pictures they looked so beautiful and just like amazing areas to be with as a family but In reality these pictures were taken 5 years ago it seems because now the wood is rotten and the roof deck has boards that are sticking up and just crumble the moment you step on them and my dad even fell over from stepping on the deck and having his foot slip on the loose boards. Then the decking around the “big” pool in the back is just as in horrible conditions with nails sticking out and holes all over the place. Also the reason I said “big” is because in the picture the pool looks nice and big but in reality it’s the angles the pictures were taken and the pool is fairly small compared to what you see in the pictures. Also don’t expect good pressure in the water for the showers because it was super low when we were there and the big shower heads didn’t work at all in some of the rooms. I think what made the stay worst for us is that when I communicated all these concerns to the owner he told me he lived in Italy and to communicate with the property manager and then the property manager would tell me to contact the owner and it was just back and forth like for a few days and not getting any answers until the property manager told me that it had been a couple months ago that they told the owner that all these things didn’t work at the house and the owner didn’t want to pay to fix it and still decided to rent it to us and ruin our family vacation. They ended up fixing the AC the afternoon before we left which was hilarious.

,
We have been working in tourism for decades, we have facilities in Italy as well as in Mexico, I think this review is really offensiveit
I think the others reviews speak for us, then I repeat, a problem can always happen but as the customer also saw, unfortunately it was Saturday, until Monday it was not possible to give a solution.
We have 6 bedrooms and only one, for two people, did not have air conditioning for two nights, the house is very nice there are ceiling fans, I don't think it was this huge inconvenience, however it was fixed quickly.
As for the terraced patio there was a piece of the floor plank ruined by the Mexican rains, as you informed us it was replaced by the Bahia maintenance that follows the maintenance, the fall of his father I am very sorry, but the manager told me that there had been no consequences.
However, I believe that the request for a full refund of the amount paid for the holiday and to continue staying in the villa made me think it was a simple excuse, and it probably was.
As for the showers and the water pressure I cannot answer as this is the first time I hear this and the other guests who are in the house now have not said anything.
The TVs all work smoothly with Sky TV, his claim is not true.
In fact, we rent the villa without wifi, even if right in the week in which it was in the Villa the company finally installed it on the terrace, so I don't understand the criticisms, since it was one more thing that was not due.
We do not pretend to make everyone happy, but to denigrate our structure for free, honestly I am very sorry, I am happy that other guests always write nice things about villa Eva Luxury Akumal
Greetings
Andrea
