Stunning restored farmhouse, heated pool, private walled garden,edge of village

La Garnison sits at the edge of a picture perfect village and is surrounded by walled gardens. It is next door to the impressive village chateau. A tranquil haven, this stone house has a pretty garden and heated swimming pool with lovely open views to the countryside beyond. A traditional farmhouse and barn have been combined to create a spacious interior. We spent a year working full time on this restoration project, taking time to consider attention to detail.

You enter the front courtyard where stone steps lead you up to a terrace ideal for family breakfasts. The front door leads into a large open plan sitting room, dining area and a modern fitted kitchen. The kitchen includes a range cooker, fridge freezer, dishwasher, microwave, coffee machine, toaster and a kettle. There are two sets of french doors with Juliette balconies which offer stunning views over the medieval village of Thedirac. The space is great for families and friends to spend time together.

A corridor leads you down into the main lounge complete with beamed ceiling and a wood burning stove. A lovely cool room to escape the heat and relax. You will find a large wall-mounted Smart TV here if you need to keep up with what is going on. And, of course, we have WIFI everywhere. A few steps take you down into a wine cellar where we have a selection of the local wines from local vineyards around Cahors and the Lot valley. There is a wine book so if you sample any bottles we like to hear your opinion. We are always adding to the collection as we enjoy discovering the wines of this region.

Back up to the lounge, French doors open out on to a balcony, shaded by an enormous Arcacia tree, perfect for sitting a while in the shade. A wooden walkway then takes you on up to the pool terrace and on into the garden and heated swimming pool.

There is a double bedroom on the ground floor and a separate cloakroom with toilet. Up the original staircase you arrive on a large landing area leading to two spacious bedrooms. One is a double and the larger one sleeps three. A large family bathroom is in the middle and includes a bath and a walk in shower.

A staircase leading up from the ground floor opens up into the master bedroom which includes a superking sized double bed. There is an open beamed ceiling reaching up to the rafters and an en-suite bathroom with large walk in shower. This bedroom has French doors leading out to a decked south facing terrace with outside seating and stairs that decend to the pool terrace and swimming pool. Ideal for an early morning or late night dip.

A second staircase goes from the open plan lounge up to a large landing where you will find two more spacious bedrooms and a family bathroom with a large bath and a walk in shower. The bedrooms each have double beds but extra beds can be added if you have small children.

The heated pool is surrounded by a large terraced area which is south-facing looking over the garden filled with roses and lavender. There is another stone barn that leads you back into the front courtyard. A cave beneath the house is equipped with a washing machine and laundry area. Plus a large fridge freezer.

The property is on the edge of the village and just over the lane we have free use of a tennis court. Tennis rackets and balls are provided. There is also a children's playground and a boules court a short walking distance away hidden behind the village walls.

We provide a fresh set of bed linen if your stay is longer than 1 week. Wine tasting evenings can be organised at the house by prior booking. We can also organise a chef for the night so you don't need to do anything but relax with apero's by the pool and have your dinner served on the terrace. If you want to go out for dinner we also provide a babysitting service and a ride to the restaurant and back. Please enquire when you make a reservation and we can provide more details.

You will find an excellent boulangerie and small shop in Thedirac only three minutes walk from the house. You can buy fresh goats cheese, BIO veg and honey from farms in the village. Local villages with markets are only 10 minutes away.

A great location to base your holiday as all the major tourist attractions of the Lot and the Dordogne are on your doorstep. Castles, caves, medieval towns and villages, canoeing, tree-climbing, not forgetting sampling the local food and of course winetasting. In the summer there are night markets, farmers food markets, outdoor theatre and film festivals, firework displays and much much more. The details and information for local events change all the time so we have a blackboard in the barn where we keep you updated on what is going on locally.

We have been in this wonderful part of France for 14 years. We have renovated several houses and decided to move to France for a quieter life but to continue on renovation projects. Our children have grown up here and are a true Franglais mix! We love this area for its stunning beauty and wealth of history. I grew up in North Yorkshire and the rural landscape and farming communities here remind me of growing up there.
I often feel like you take a step back in time when you come to the Lot. There is a slower pace of life where everyone embraces the nature, the history and the changing seasons.

Why they chose this property

We chose this house because even though it is in a village it is set apart from the rest. So we have the best of both worlds. It hides a surprise as it is built on the ancient walls of the garrison joined originally to the chateau next door and we overlook the rest of the village below. The chateau still has a secret passage leading to the medieval fortified church. The escape route when there were troubles back during the 100 years war! Thedirac is chocolate box pretty but it is also lived in by families young and old. We have been welcomed as part of this community and feel at home here. So much so, we have bought another project in the village that we are now working on....our retirement cottage!

What makes this property unique

La Garnison is a truly tranquil spot even though it is part of the village. The ancient walls sit above the village below. There are wonderful views and the south facing garden with the heated swimming pool that looks out over the local countryside is a French dream. You can watch the sun come up, the cows and the goats going out to graze and later the sun going down while the nearby church bells chime the end of the day. Eat outside and watch the first stars come out while the scent of lavender and roses drifts over the garden. A peaceful haven.
A great base for sightseeing as we are between the Lot and Dordogne rivers so you don't need to spend hours in the car discovering all the famous local towns, villages, castles and caves.
We offer wine tasting tours of our local vineyards together with an evening of wine and food pairing with a professional sommelier.
In the Summer we have weekly Aperos in the village square where everyone and anyone can come along bring a drink and some nibbles and meet the locals. It coincides with the arrival of the pizza van and we often order and eat together.
