This is an incredibly well-appointed home right on Kooteney Lake, and it was the perfect place for our peaceful getaway with our dog. The kitchen amenities are amazing and some serious cooking gets done there! This has been one of our best VRBO finds ever. Ted and Heather were easy to deal with for the booking and check in process, and I highly recommend their property for a stay in the Kooteneys!
Great location, friendly hosts, and loads of character in this amazing cabin. It was the perfect winter getaway with easy access to Nelson and area activities. We will surely be back!
The view is amazing! There is a need to get the spiders under control. At one time there were seven on the bedroom ceiling Fan grease tray on top of the stove hasn’t been wiped out for some time.

Hi Donna, thank you for taking the time to share your feedback and for highlighting our amazing views! We’re proud of our usual high cleanliness ratings, so we appreciate you bringing the stovetop and the spiders to our attention so we can address them immediately with our team. Waterfront properties in the Kootenays can occasionally invite a little extra nature indoors, but we always want our guests to be comfortable. Please know that you are always welcome to reach out to us at any time during a stay—we are always happy to step in immediately to ensure everything is perfect for you. We hope to welcome you back to Procter again!

Thank you for the feedback David, and the positive review. We're glad you had a good time, and enjoyed the house. We'd love to have you back sometime soon!
This vacation home offers a serene escape on a private beach. Providing access to crystal-clear waters, it is ideal for paddle boarding and waterfront relaxation. Secluded and serene, it’s the perfect retreat for those seeking peace and natural beauty.
Our second time staying here…..it’s home away from home, and truly one of our most favourite places to be!Always clean and comfortable, and a short drive to any needed amenities……..but once there, who wants to leave?!
This rental was perfect for our meet up with some special friends. Kitchen was fairly well stocked with utensils and cooking equipment. We brought our own BBQ because we are fussy about clean grills, but there is one on the large deck. The seating area in the living room was very comfortable (different from pictures). One thing that is not pictured on the listing is the bathrooms. The main suite bathroom has a beautiful shower and deep jet tub it was very lovely, and the upstairs shower has a river rock floor-equally nice. The weather was a bit chilly while we stayed and there lake was quite high so we were unable to access the dock without getting wet. The parking is a bit tight, we had two pick ups, and had to be creative with parking as to not inconvenience the neighbor. (Who are very nice people with lots of knowledge about the area.) The host was very easy to communicate with and responded quickly to answer any question. He even took the time to give us fishing information, walking paths, and things to do in the area. The view was absolutely spectacular to sit on the deck and have your morning coffee or a late evening cocktail. We definitely would recommend staying at this listing, we just wish it wasn't so far for us to get there. Thanks for the memories:)
The house was great, bigger than it appeared in the pictures, right on the water in a quiet area. Would definitely go back.

Everything was amazing, Ted was easy to communicate with, the condition of the home was excellent, very well stocked for everything we needed, with exception of a can opener, but everything else was perfect.
Thanks for the great stay
Fell in love right from the moment we walked in. House was very cozy and welcoming. The view is incredible and having the dock there is a huge bonus. We can’t wait to book our next stay there!
Great location near Balfour and Nelson. Usage of the dock was key for our boat. The property was very comfortable and well appointed. Parking was a little tight, but manageable. Thanks, we loved the location and views on Kootenay Lake.
