BOOKING PROCESS
Once we received your request to book, we will email you our rental agreement for an electronic signature. Once it has been filled out/signed by you and agreed to by us, we will then charge your credit card for the down-payment of 25% of the room rate and confirm your booking. No money will be held or charged from us until you filled out and signed our rental agreement.

CANCELLATION POLICY (PLEASE NOTE IT DIFFERS FROM VRBO)
25% of the room rate will be due upon reservation (once the rental agreement has been signed). The remaining balance will be due 30-60 days prior arrival (depending on the length of your stay). Once paid these amounts are non-refundable. You do have the option to purchase travel insurance. We will send all details once your booking is confirmed.

DESCRIPTION
Located RIGHT ON THE SANDS OF MISSION BAY, this wonderful 3BR/2BA vacation retreat is the perfect place for a family of 9 people (plus baby that can sleep in a crib) or a small group of mature friends (up to 6 people). These numbers include any potential day visitors. We do not differentiate between overnight guests and visitors.

HOUSE DETAILS
The absolutely stunning 1,860 sq. ft. sun filled beach home with its breathtaking bay views and AC provides all the comforts of home. This is truly a one of a kind vacation spot! The living area has high ceilings and a light & bright open floor plan. This home has a great feel. The living area is very spacious and offers windows from top to bottom allowing the most stunning views throughout the house. The kitchen is fully equipped with nice appliances and a bar that seats 4 people. The dining table seats 6. Enjoy the luxury of central heating and TVs in most rooms. There are two bedrooms and a bathroom on the first level. One bedroom offers a queen bed with TV and the other a bunk bed (double, double, twin) that sleeps up to 5 kids or 3 adults. The second level provides a nice open "hang out" area to watch TV or just enjoy the beautiful views. The Master suite with attached balcony and great bathroom is also on this level. The master suite offers a King bed, walk-in closet, TV, and a dresser. The attached bathroom has two sinks, a shower and a separate tub. There is laundry onsite (washer/dryer).

AMENITIES
Enjoy the luxury of TV's in the living room and two bedrooms, free WiFi, central heating, AC, hairdryer in each bathroom, iron & ironing board.
Linens, towels, beach towels, boogie boards, beach chairs, high chair and crib and pack 'n play are provided for your convenience.

SUPPLIES
The house offers everything you might possibly need, including supplies such as: laundry, hand, dishwasher and dish soap, toilet paper, paper towels, kitchen sponge and of course all fresh, spotless and clean linens and bath towels. Please note we do not replenish supplies.

Parking
Your can park 2 cars in the garage (a mid size SUVs and a small car).
Dimensions: 80 inch high, 16 feet (192 inches) wide, 17 feet (200 inches) long.

LOCATION
You will love this incredible beach retreat with its truly priceless location. You are only a short walk away from a variety of nearby stores, restaurants, bars and fun beach activities. You will have easy access to highway 8 and 5 and all major attractions are within 10-20 minutes by car.

PLEASE NOTE
For "friend"/"adult only" groups we can agree to 6 people max and all must be over 35 years old. We absolutely do not want to rent to anyone that is intending to party at the house.

We have a NO smoking and NO pet policy. Due to suffering from severe allergies, we would very much appreciate if people that plan to bring a service pet try to find a place that is pet friendly (please!).

Kindly understand that at rare occasions we might not be able to move forward if a time frame requested does not fit well in our calendar. In this instance we will ask you to shift your dates or offer you alternatives if available.

DAMAGE DEPOSIT
We require a $500 refundable damage deposit.

VRBO SERVICE FEE
In case you decide not to move forward after sending in a booking request through VRBO or your booking can not be confirmed by us, VRBO's service fee will automatically be refunded.
