Come enjoy our quintessential Cape Cod home located in Cotuit, MA with easy access on and off the Cape. Our house is fully stocked with everything you need to make your stay comfortable and only a 10 minute walk to the beach. We try to include all the necessities so you just have to bring your clothes.
Plenty of linens and towels are provided, along with Barnstable beach sticker, beach chairs, umbrella, toys, kayaks, paddle board, life jackets, bikes, helmets, coolers, stationary workout bike, etc.
ALSO, Just a short walk (10-15min.) or bike ride to 2 beaches, or about 1 mile away is the home of the Cotuit Kettleers baseball field where you can enjoy some of the best college baseball players play games from June-August . You can also use our beach sticker to park at all the beaches in Barnstable County if you want to explore other beaches.
When you first enter the house, you will notice its open floor plan. The inviting family room is open to both the spacious dining area and large kitchen that is furnished with all the comforts of your own home. Games and puzzles are located in the front coat closet as well as in a white wicker chest on the screened in porch, which is actually the best part of the house. The EXTRA LARGE (approximately 400 square feet) completely screened in porch is conveniently located just outside the french doors of the dining area! If you know the Cape, you know the value of a screened in porch on those muggy days of summer. With its vaulted ceiling, recessed lights, flat screen TV, large wicker dining table, lounging area, Tiki Toss, and cool breeze the screens allow, this section of the house is perfect for relaxing with your morning coffee, taking a mid day nap, or entertaining in the evening. During the colder months, the porch is still very useful with windows replacing the screens.
The first floor features the first of its 3 bedrooms with its plush, queen size bed and wall air conditioning unit. A spacious remodeled 3/4 bathroom with walk-in shower is located just across the hall.
Two washers and two dryers are located in the basement for large loads if needed.
Upstairs, you will find two large, seaside decorated bedrooms. Both of these bedrooms include wall air conditioning units. To the left of the stairs is the Master bedroom, furnished with a king size memory foam bed and includes a sitting area to read or watch T.V., as well as a stationary bike . The other bedroom includes 4 twin memory foam beds and is a fun place to have a slumber party. Located between the two bedrooms is a large, full size bathroom.
Let's not forget the outside! A remodeled vinyl outdoor shower is located in the backyard! If you have never taken a shower outside, you need to try it! It's an extremely refreshing way to clean up after a day at the beach. The house is surrounded by a beautifully landscaped large grassy yard that is a great place for playing frisbee, or throwing the ball around, or playing corn hole, etc. Friends and family can watch while relaxing on the screened porch, or they can watch the kids ride around the neighborhood on their bikes while sitting on our high Adirondack chairs on the front deck.
What do we like best about Cotuit and what do we do when vacation here?... Ride bikes around the neighborhood and drive them to the Cape Cod Canal in Sandwich and ride along the canal. Walk to the beach. Kayak and paddle board in the Cotuit bay just off of Riley's beach and inside of Sampson's Island (Dead Neck Island) or in Shoestring Bay where there is a boat ramp. Watch a Cotuit Kettleer's Baseball game. Eat at the only drinking/dining establishment in Cotuit called the Kettle Ho. Walk around and shop at Mashpee Commons and eat at either Bobby Byrnes or Asti. Definitely go to ice cream shops. Toss up between Polar Cave (fresh made waffle cones) and Four Seas. Go to New Seabury for Lobster sandwiches at the Raw Bar and walk around the cute little shops. Walk down Main Street in Hyannis, Chatham, or Falmouth and shop. Each town has their own Main Street, but I think those towns have the best. Go to Spanky's at the Hyannis dock for outdoor dining. Chatham Bars Inn or Wequassett Resort or Fisherman's View or The Pilot House are great outdoor places to eat lunch or have drinks right on the water!! Take the ferry to either Martha's Vineyard or Nantucket from either Woods Hole or Hyannis. Fun to drive up Rte 28 and stop in different shops along the way.

Excellent stay—this place truly felt like home. The location was fantastic, and everything was exactly as described. The host was very communicative and made the entire experience seamless and easy. Would definitely recommend and would happily stay again.
Check-in was very easy and the kitchen worked out great as we ate most of our meals (breakfast and dinner) there. Enough room in the kitchen to pack lunches and snacks for the beach.
Nice stay. Home is very clean and well kept. Yard in nice shape too. Highlights are the outdoor shower and the porch/gazebo areas. We would def stay here again.
This home was perfect for our family of five’s first stay in Cape Cod. The location was great, the home was clean and cozy, and the hosts had excellent recommendations that made our trip extra easy and special.

The property is lovely and the owners were very responsive to our questions. The patio is amazing to relax in. They just have a lot of check in and check out instructions to follow - having to wash and dry all sheets and towels, remove trash,
We loved the house, especially the screened in porch. It was great to be able to walk to the beach too. Owners were great to work with would definitely go back!

Our stay on Pine Ridge Road was perfect for our family gathering.
The location is awesome-easy walk to the beach, the country store and the legendary Kettle Ho!

Beautiful home. Plenty of space for our family of 6. The owner was very communicative and helpful. Loved the double washing machines and dryer! The screened in porch was a wonderful surprise.
The house is just as pictured. I was perfect for our family to stay for a wedding in Falmouth. The back yare was beautiful with all the cherry blossoms falling in the yard.
As an extended family- TX, ME, PA and MA we have been summering in Cotuit for over 20 yrs. First time in this property although saw it often on walks during previous stays.

We loved this property! The screened in porch is perfect for summer nights. The bikes were such a great addition as the house is in a nice quiet neighborhood. The house is fully stocked and comes with a beach pass. We loved everything about it. Highly recommend for both adults and kids.
82 Pine Ridge Rd was lovely! The home is beautifully cared for and very clean. The porch is spectacular and the grounds are very well groomed. The information provided by the owners was thorough and clear. The home is beautifully situated. Some great restaurants close by! We could cycle right from the house. Lovely spots for kayaking too! Cotuit is a special village with several beautiful beaches. We thoroughly enjoyed our stay. Six members of my family stayed in this lovely Cotuit home for four nights/five days, and we all hope to return. This vacation house has everything. All of us rode bikes to The Loop Beach, we had a big game of corn hole in the evening, and the huge screened-in porch is heavenly. High marks for the lovely outdoor shower. Two oversized washer/dryers and two coffee pots. Hazzah! Loved it.

We are a bi-coastal family. Rick was born and raised in Boston and always summered on the Cape. Carolyn was born and raised in Southern California. Ever since the beginning of our courtship, we have been summering in the Cape with Rick's parents. Our kids have grown to look forward to going to Cape Cod each summer. Rick and I have always talked about owning a place on the Cape. We finally pulled the trigger this summer. We are very excited to furnish this house giving it that typical Cape Cod beachy feel. We have remodeled many homes on the West Coast and hope you enjoy this one.
Why they chose this property
Rick has always dreamed of owning a home on Cape Cod. With his parents living full time in Cotuit, and us vacationing here, Cotuit seemed to be the right place to buy. It has that relaxed, small town feel we look forward to getting to every summer after many months of working hard in the rat race of L.A. When looking for a place to buy, being able to easily walk or bike to a beach was our number one priority. To me, Cape Cod is about relaxing by the water and enjoying our kids. Rick's idea is taking the boat out of the Cotuit marina and sand docking it on Sampson's Island.
What makes this property unique
The biggest benefit of this house is its close proximity to the Cotuit's beaches. The closest beaches are Riley's and Loop Beach ( .4 miles and about a 7-10 minute walk). Riley's is very small, but our kids like this beach the best. Loop beach is larger than Riley's and has a life guard, but it is still small compared to our California beaches. It has an actual roped off swimming area and a sand bar (fun for walking way out into the ocean when the tide is low). The next best aspect of our house is the awesome screen enclosed porch. It is perfect for entertaining and just beautiful, and you won't get bitten by too many mosquitos while enjoying the cool breeze of the outdoors. Also, the roads where our house is are flat and perfectly situated for the kids to bike around the block.
