* The house has been painted ...WHITE ... please don't be confused by some of the old photos that do not yet show the facilities painted white

* One nights stays incur a surcharge and, may not be accepted on weekends. You are welcome to ask but we may decline.

* Longer stays may be required over long weekends, Lorne event weekends and holiday periods

Our property.....

Situated on the hill amongst the eucalypts so while enjoying the ocean views you also get to enjoy relaxing green surrounds.

The house is set on 1050 square metres and offers large outdoor areas – green sloping garden in front and parking for up to 5 cars at back. Easy access with no stairs into the house and the ability to park within metres of the front door.

Internally the house is set out on two levels separated by only 5 stairs.

The lower living level is lined with glass windows looking out to the ocean and pier.

This level is an open plan living space with a well-equipped kitchen (dishwasher, microwave, fridge, oven, stove, Nespresso machine, slow cooker, rice maker and more), dining table for 10 plus 3 bar stools at the breakfast counter, fireplace, large leather sofas offering lots of seating, blue tooth speaker and SMART TV - you can log in or share from devices via wifi.

There’s a selection of board games, jigsaws, books, CDs and DVDs for your entertainment.

Split system heating/aircon, an overhead fan and a fireplace keep this area comfortable and cosy.

The deck furnished with outdoor lounge seating, sun loungers, outdoor dining and a WEBER gas BBQ, leads off the living area.
There’s also an outdoor shower (hot and cold) to wash away the beach sand.

Under the deck is a further shaded outdoor seating area which provides a space for children to split off. There is a further outdoor shower, cone chair and hammock in which you can enjoy a book.

There are no rooms leading off the living area as the living and sleeping areas are on two seperate levels. This set up allows guests to have children asleep without worrying too much about noise.

On the bedroom level there are 4 bedrooms, 2 separate toilets, a shower room, a full bathroom with shower over bath and a laundry with washing machine, dryer and large basin.

All bedrooms have overhead fans and portable electric heaters.

The house comes with 7 beds set up with linen as standard plus additional full size single beds available on request in each of the 4 bedrooms as detailed below. One of the extra four beds is a fold out bed (king room) and the other 3 are trundle beds which are pushed under the beds in the other 3 rooms during the day.

The bunkbed does not have a security bar and is therefore not suitable for a small child.

Sleeping on sofas is not permitted.

There are many fun activities for children within walking distance - skate park, mini golf, trampoline park, water park with rolling tubes, adventure playground, surf lessons and of course, the beach.

For adults you are spoilt for choice when it comes to restaurants -- IPSOS, TOTTI'S ......... be sure to book.

A short drive from the house, there's many walks to set off on that include waterfalls and koala spotting and, there's the LIVE WIRE PARK -- fun for all.

Extras provided:

For kids - camp cots, non-slip bath mats, high chair, plastic kids eatware, toys, games and security gate - can be provided - please ask at booking time..

For the beach - beach umbrella, boogie boards.

General - tea, basic cooking provisions, toilet paper, bath/shower gel, shampoo, hairdryer and cleaning detergents.

NOT PROVIDED - bath and beach towels. Bath towels can be provided at an extra cost for overseas visitors.

OTHEER THINGS to NOTE:

We ask guest to acknowledge that they are comfortable with our house rules (below) before booking. These are in place to protect the property and the peaceful enjoyment of our many permanent resident neighbours. If rules are broken we reserve the right to ask guests too leave without any refund so please ensure you are happy to abide by them.

Bed linen for 9 people sleeping in 7 beds (2 beds sleep two people), hand towels, kitchen towels and bath mats - are provided.

Firewood is not provided but can be bought in town.

An additional security bond may be required if so it is paid and refunded via STAYZ so there's always full visibility.

OPTIONAL EXTRAS and VARIATIONS:

* Early check-in and late check out –happy to oblige if possible
* During your stay 1 extra fold out bed and a further 3 single trundle beds plus linen can be provided. This brings bed total to 11 beds sleeping 13,
* Bath towels can be provided upon request for longer stays or at additional nominal cost for shorter stays – please ask.
* One night stays may be accepted and may incur an additional surcharge - always enquire before requesting to book.

HOUSE RULES & GUEST REQUIREMENTS:

Please read carefully as we ask that all guests acknowledge and agree to these rules before booking.

Our expectation is that you enjoy the house and its facilities respectfully and leave it as you found it - neat and tidy.

NO SMOKING or VAPING inside and NO SISHA PIPES on the deck area
No pets - allergy friendly home
No cooking of curries or seafood inside the house - there’s a big bbq outside.
No sleeping on sofas
Max 13 people staying at the property
No additional guests camping on the property in cars, campers, swags, tents etc.
The house is only for those included in the booking to enjoy and not for extended groups.
Indoor furniture is not taken outdoors

If your stay is over a Sunday night or one night on a Friday, the wheelie bins need to be placed out on that night be to emptied on the Monday morning. Please ask which ones are to be placed out.

Please do not feed the cockatoos that may visit you on the deck. Cockatoos are foragers that when fed get bored and become destructive....eating the wooden houses in Lorne. They are also known to cause disease in humans.

On departure please ...

• Switch off all heaters, fans, stove and oven
• Turn the A/C switch in the outside electrical box off
• Furniture is in its original position
• Close all windows
• Close and lock all doors and gates as upon arrival
• Empty rubbish bins and place rubbish in the wheelie bins provided. General waste goes into the maroon bin and re-cycling into the yellow bin.
• Leave bins at top of driveway facing the road
• Ensure the BBQ is clean and the cover has been placed over it
• Clean dishes – fine to load the dishwasher and leave it ON when you depart. No dirty dishes placed in cupboards or drawers.
• The keys are back in the locked key box and bowl on the table.
* Stripping the beds is appreciated.
