This beautiful updated 3 bedroom/2 bathroom single-level home features a full-size west-facing private pool (no rear neighbors!), brand new decor throughout including new floor and furnishings throughout. Located on the popular gated Tuscan Hills community, complete with tennis courts, volleyball and a clubhouse, this home is ideally located for a variety of restaurants and shops on the US27 and is just 8 miles from Disney World!
This stunning updated home has new wood floors throughout, new furnishings and decor throughout and offers 3 stylish bedrooms – a king room, a queen room and a twin room – plus an open-plan living space with lounge, dining area, fully-fitted kitchen, two bathrooms and a fantastic pool deck with a large west-facing private pool and two outdoor seating areas. This home also has a single garage and a private paved driveway. It sleeps a maximum of 6 people plus a baby.
Enter the attractive open-plan living space that features a family room with new sofas, a large Smart flat screen TV, DVD player, ceiling fan and sliding doors out to the spacious pool deck.
The fully-equipped kitchen comes with everything you need for at-home dining including granite counters, a fridge freezer, dishwasher, oven and hob, microwave, coffee maker, kettle, toaster, blender, cooking utensils, crockery etc.
The stylish formal dining area seats six with views over the beautiful private pool.
Step through to the master bedroom suite with a king bed, a Smart flat screen TV, ceiling fan and an en suite with granite counters, shower, twin sinks and a WC.
Bedroom 2 is an attractive queen room with Smart flat screen TV. Bedroom 3 has a fun Mickey theme with twin beds and a Smart flat screen TV. The family bathroom has granite counters and a bath/shower, sink and WC.
After a long day visiting the Orlando attractions, you will love heading home to your private full-sized, west-facing pool! The screened-in pool deck has no rear neighbors. It also has two seating/dining areas - a comfortable shaded dining area with lounge seating and table, a second conversation seating area with Adirondack chairs, plus sun loungers.
The pool and spa can be heated (pre-bookable optional extra) and a pool security fence is provided for families with small children.
At the front of this single-level home is a private paved driveway with parking for two vehicles and a single garage. The home has a laundry area with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).
IMPORTANT BOOKING TERMS: 1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given. 2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us. 3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights. 4. The homeowner does not accept young adult/student groups under the average age of 25. 5. No smoking, vaping or cannabis on the property including the pool deck. 6. No EV charging from the home supply. 7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control. 8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am. 9. No street parking permitted, the HOA does tow at the vehicle owner's liability. 10. We do not accept reservations that check-in on December 25th.
CANCELLATION POLICY: The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED: The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT: The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.

Great place.. pretty convenient local.. pool for kids
Nice home, nice location close enough to Disney. My daughter loved the pool like I knew she would. Besides looking clean quiet and private- I chose it for the private pool. The private pool made it easier to relax while my daughter played just like I had hoped. She absolutely loved it.

Great pool, although cold in October. Beautifully furnished (but sparse kitchen equipment so not so good if you want to cook). Near to everything that Orlando has to offer. Great communications with the host. Only real downside was the road noise - close to a busy intersection so very noisy around the pool.

We have not had any comments from our previous guests about any missing kitchen items, we will certainly check it, but please do always let us know at the time as we can then bring you any new items during your stay. Being so close to Disney and Orlando does of course mean you are close to roads, we have not had guests say it is noisy around the pool before as the home is set back with a wall and lawned area in front of it.
Our stay was wonderful in this home! The home is very comfortable with a wonderful lanai with a pool to enjoy. If you plan to do a lot of cooking you should definitely bring some spices, salt and pepper. There is plenty of silverware and dishes and such. Otherwise Publix nearby has some really good prepared meals that we took advantage of. It’s about 30 min from Disney, so just something to take into account. It’s about 40 min with traffic depending on when you go. Farther from the universal area. Bed in the main room was comfortable. Pillows were nice, not too stiff. Bedding was very comfortable. TVs worked great which isn’t the case at other places I’ve stayed. The road noise was a little loud but didn’t bother us too much. Property manager was very attentive! We had a bulb and breaker out and they fixed it the same day. Overall great stay and we would stay here again, thank you Matthew and Kate!

The home is located just 9 miles from Disney World - you did stay over Thanksgiving when they were at full capacity so Disney traffic can make the journey longer (which is beyond our control and applies to all homes here), but the home is well located for Disney and all the attractions. So glad you would stay again!
