Waterfront 4BR apartment with breathtaking views and direct access to the sea

The property is in a spectacular location overlooking "Port Lympia" and Baie des Anges. Think of a very spacious cabin in a cruise liner and it will give you a sense of what it feels like when in the apartment or on the terrace. There are no roads, no pathways separating you from the sea that laps against the foot of the building. Walk out in your swimsuit, down the steps among the rocks and step into the sea a few yards away.
The apartment was recently refurbished and expanded from 2 to 4 bedrooms with en-suite shower rooms. It has amazingly large windows with modern electric blinds and shutters that let you regulate temperature and privacy. You can dine indoor or on the terrace. The apartment is fully air-conditioned or heated as required. There is a master bedroom with a king-size bed, another double master suite with a queen-size double bed, and another two double bedroom suites, one with a double bed and the other with twin beds. All bedrooms have en suite marble shower rooms with WC. So it sleeps 8 people very comfortably. There is an extra guest WC. The kitchen is fully fitted and equipped, and everything is there even if you are a serious cook. The apartment comes fully equipped with all linen.
The building itself dates from 1959 and has a car park on the roof top, at street level. Our apartment comes with one parking space, for a small car. It occupies the entire top floor and has 180 degree views of the sea and Baie des Anges. It is one level below the roof top that you can reach using the stairs or the lift. The building is in good shape and has been well maintained over the years but anyone who owns a boat will know that the sea is not kind to paint and decoration. As a result, there are always a few items in the building that could do with some sprucing up but our apartment is in tip top condition. The Mont Boron Carrefour supermarket is walking distance, (and delivers within 2 hours) as are restaurants and shops near the Port. A shopping cart is available in the apartment if you are ambitious as the walk to the supermarket is a good climb uphill.
There is a big flat screen TV with French and international channels and broadband WiFi.
The old town is a 25 mn walk away. I regularly go jogging on the Promenade, 45mn to the Negresco Hotel and back.

What a wonderful place!

Three couples of friends had the most wonderful stay at this beautiful home. It is decorated so beautifully, with every attention to detail. The location is superb. The views are amazing and being able to swim just below the home was a joy. The proximity to Old Town Nice, and surrounding towns was a joy. We all thoroughly enjoyed our stay and would love to return in the future.

This was one of the top VRBO’s we have ever stayed in. The view is incredible, even better than the pictures. The house is well stocked for cooking and everything you might need. We had some trouble with hot water but host was very responsive. Would definitely stay here again!

Amazing time in an amazing place!

As you can see on the pictures, it is a gorgeous and very well taken care of property with a magnificent view of Nice. We spent our Christmas week and it was within walking distance to everything. We highly recommend staying there and we are thinking of coming again!

Our family of 5, and sometimes 6 adults, absolutely loved loved loved this home. The views are better than the pictures and the location was perfect for us. We had a fabulous time staying at this penthouse apartment with our family! The apartment was spectacular and the views were breathtaking. We have stayed in many beautiful places around the world and this property is truly exceptional and one of the best with its modern kitchen and open concept design with ample space for everyone. The bedrooms were comfortable for our adult children and the bathrooms were all updated. We truly enjoyed the fantastic walking distance of this property to Nice and Villefranche-sur-Mer. Perfect beach house in Nice

Great Family Vacation!

We traveled to Nice with our adult children and the house was perfect with four bedrooms and four en-suite bathrooms. This is very hard to find in Europe. Everyone had privacy and the common space was very open and relaxing. The views are spectacular and we enjoyed watching all of the activities in the area. We walked everywhere but also took the bus several times.

Amazing experience

We had a wonderful time exploring Nice and staying in this beautiful flat. The flat is perfectly located with easy access to the restaurants and markets. We walked a lot but my parents used the public transportation which was very easy and convenient with a stop near the house. The flat itself is spacious with very nice furnishings. The views from the flat are amazing. It really felt like we were in boat looking over the water. A truly unique experience! I hope to be able to stay again! Also the check in and check out was very easy and the hosts were very friendly.

Perfect Rental

This might be the best property I have ever rented. The location was perfect and the kids were in the water every day. The rooms were large and clean and the blackout shudders allowed us to get incredible sleep. AC was a luxury with temperatures in the 90s. Parking was super helpful as well. They had a great kitchen and lots of cooking essentials so you can get some food at the market close by and cook a bunch of meals at home. Sunsets were amazing! Donna was very easy to coordinate with and we hope to be back in the future!

Nice Celebration Travel

A group of six stayed at this wonderful property on the sea. We celebrated a milestone birthday. The place was just as nice as it appeared in pictures and the views and location were excellent. It is a beautiful, unique setting with breath-taking views of the water and city. It’s obvious things were recently redone and we thoroughly enjoyed our stay. We found beds comfortable and the kitchen was well supplied. We would definitely rebook if back in Nice. The host’s agent met us upon arrival and showed us around, which was an added benefit. Very nice property!

Perfect Penthouse

Everything about this property exceeded expectations. Host Donna was an amazing chef and communicator. She made us feel at home and arranged our transportation to and from the airport. The location was so close to the harbor and the telescope in the unit helped us zoom in on the huge yachts and sailing ships. A short walk to groceries or breakfast. We used Uber to get to the Promonade and train station or beach clubs. Everthing was modern, sound system and security. Our family was beyond comfortable and the views were amazing even from some bedrooms. Five star property and service!

It doesn’t get better than this

I rarely write reviews, and am reluctant to write this one because if word gets out then this property will never be available again! The house is all you see and more. It’s like being on a yacht, but better in my opinion. And as stunningly beautiful as it is, it is even more comfortable. The beds, the pillows, the modern bathrooms with great showers, the large kitchen … we never wanted to leave. We could have spent the whole time in the house and felt satisfied. Thank you to the owners for giving us the vacation of a lifetime by staying in their magical place! Things to know: grocery is 7-10 minute walk uphill but has everything you need and if you are planning to train around the area the train stop is a bit of a walk, but that was not a problem… lots of convenient Ubers and we enjoyed the walks. I cannot say enough good things about this magnificent house! I can’t imagine a better house anywhere on VRBO. This was better than any 5 star hotel I have stayed in…. In summary, it doesn’t get better than this!

We had the pleasure to return to this exceptional unit after the recent expansion/renovation project. The unit was already exquisite; and the changes make it drop dead amazing...even more than it already was. The panoramic views from nearly every room are incredible. The building is quiet and the location ideal--just off the busy part of Nice, but with the best ocean-side view in all of the Riviera, in our opinion. The unit itself has every comfort you would need. the beds are comfortable, the details like extra blankets and a sufficient supply of towels are appreciated. The kitchen has everything you need; and exceptionally clean top to bottom. There really is no other place like it. We traveled with two moms and the space was large enough for everyone to have their own privacy and comforts. We treasure our time there, and hope to be afforded the opportunity to return again. Phillipe is exceptionally attentive and great with responsive communications; and Donna who manages the place locally is a complete delight. Your stay here will reset your highest bar--so prepare for being impressed.

Spectacular, incredible experience of a lifetime!

We spent our Christmas holiday here with our two early 20-something-year-old boys whom we only get to see during Thanksgiving and Christmas in person. This family time together is extremely preciously to us. The views from the property were absolutely stunning! Our boys said the property was “ridiculously nice.” We got to see the sunrays on the coastline every morning and after our daily excursions, we saw beautiful sunsets every evening from the perfectly positioned chairs on the balcony and in the apartment. On Christmas day, we walked coastal trail from Villefranche back to the apartment in the late afternoon and saw the throngs of people on the coastal trail next to the apartment trying to get a glimpse of the same sunset views that we have front-row seats to in the apartment. We reconnected and bonded here as a family in an incredible way. We looked forward to coming back to the apartment in the evenings. We spent time watching the sunsets together and saw the fireworks light up the night sky from coast to coast on New Year’s eve. We spent family time watching movies at night from the spacious living room.Donna, the property manager was wonderful!! Every comfort and convenience were thought of for this very clean property. Donna even helped us to have some groceries delivered to the apartment as we arrived late Sunday after the stores were closed. We loved every minute of our stay in this apartment. We created some of the best memories of our lifetime here.

Exceptional in every respect...a very special retreat

Our family enjoyed this incredible home and I can't even find adequate words to capture how much we appreciated so many unique aspects of this condo that feels like a cruise ship! Every other review is spot on--it is everything as posted and then you will be delighted to enjoy so many unique aspects of staying here. --Our family of four was perfectly comfortable--excellent beds, clean and well appointed furnishings, even having floaty tubes for my kids (well, for my enjoyment as well) we enjoyed having while splashing around in the beautiful sea. --The unit had good security which we appreciated; and was in a very quiet area off of the busy of the promenade; yet we could admire the view and it was a quick walk or drive to get over to all of the key places to visit in Nice. --We were greeted by a wonderful property manager, Donna; a delight and she also rescued us by sending Enzo with a spare set of keys when I managed to lock us out of the unit and also locked us in the car park! (We couldn't believe he was there in 5 minutes.) Incredible service. So the security was excellent...but be sure not to leave by accident without your keys! --We are busy planning our return. We fell in love with this area--Villafranche, Saint Paul de Vence (not to miss), old Nice and of course the sea with the pure blue water. --We over-estimated our driving abilities as able to maneuver the parking with a small SUV--we had a Peugot small 7 seater, and not a chance it would fit in the parking spot if another unit was parked in the stall adjacent. Heed the warning to only bring a very small car if you want to park onsite. --Carrefour delivers--which was a great tip from Donna, and in the unit we found brochures about Urban Motion just over by the port--they rent electric scooters (and Bikes also). We had a complete blast and rented them for a few days and it was easy to get anywhere in short order on the scooters. --We have traveled many places; stayed in many vacation rentals and also luxury hotels, but this one topped our list all around. It is so unique and I will never forget the sound of the waves crashing all night while I drifted in and out of sleep. --Last but certainly not least--the owner was incredibly responsive and pleasant. We are so grateful to have had the opportunity to enjoy this special home. We would love to return.

Comme sur un bateau

Comme sur un bateau Nous avons pu profiter de la vue exceptionnelle que propose ce merveilleux appartement. Notre séjour fut agrémenté de sorties à la mer, accessibles directement de la résidence via un portillon donnant sur le sentier du mythique Coco Beach. Le centre ville, le port, et le quartier du vieux Nice, à quelques minutes, ont contribué également à parfaire notre magnifique séjour.

We live in London and this is our first property on the French Riviera. We have four grown up children and this apartment makes a perfect pied-a-terre for us to experience the Cote d'Azur and enjoy the stunning sea views. We originally purchased a two-bedroom apartment but in 2019 we expanded the apartment and took over the entire floor. It is now a 4 bedroom penthouse.

Why they chose this property

Location, location, location! We were blown away by the views from and location of this apartment that are unmatched in Nice and its region. It has been fully refurbished and has all the amenities one would want.

What makes this property unique

This property is right bang on the sea which is what makes it so special. So many properties in Nice have good views but are blighted by traffic noise. Not here. All you can hear is the sea lapping against the rocks while you watch the ships and yachts coming in and out of the port. And you can swim in the sea right there or walk to the old town in 20 mins.
