If you are looking for a clean and upscale vacation living environment with quality furnishings/decor and exceptional hosts, you have found YOUR Newport place. Grab your favorite beach pal and come stay with us. We are within close walking distance to the beach, store, a variety of restaurants/pubs and a host of coastal activities such as paddle boarding, bay cruises, fishing and whale watching. We provide quiet air conditioning, clean upscale grill, Apple Streaming tv, wifi, beach towels/chairs, cooler and umbrella.

Our goal and commitment to you is value and exemplary service; after all, this is what we expect when we travel. This is our second VRBO - sits upstairs, in back of our first (VRBO # 457086) which we have enjoyed renting on VRBO since 2013. Read our impressive reviews! Also, we are on-site to ensure your needs are addressed timely and satisfactorily.

This gem of a place is in a phenomenal location to get everywhere on the Balboa Peninsula. Stayed three nights in mid-September and the weather was perfect. Having two bikes available allowed us to optimize what we saw and where we went, from the beach to Lido Village to the Fun Zone to restaurants beachy or high-end. Can't wait to visit again!

Super cute beach house getaway! Very clean and love the beach decor. We had everything we needed for beach days. Bikes for cruising, chairs and umbrella, towels, coolers for packing a lunch and snacks. And the location is perfect! Just a short walk to beach, the pier, restaurants, and shops! Definitely our new getaway place! Our hosts were very accommodating and great communicators!

Highly recommend! My boyfriend and I have stayed here three times now and always wish we had booked a longer stay! The location is so walkable, the hosts are so friendly and accommodating, and always keep the entire property in excellent condition and truly go above and beyond to make sure you have a great experience. We really love having access to the beach chairs, towels, coolers, and bikes provided at the property as an added bonus. The unit is always super clean and we love how beachy and well decorated it is. Can’t wait to book our next stay!

Perfect beach getaway

This is the perfect spot for you to enjoy the beach and be within walking distance to great food and bars! Not to mention John and Kimberlee were the best hosts. They saved us a parking spot in front of the house, helped us with the grill and gave us great tips for local spots to check out. We really loved our stay and would recommend this spot to anyone looking for a beautiful spot near the beach to unwind and enjoy the neighborhood.

Great Getaway in Newport Beach

This is a beautifully decorated and extremely clean property that is 1 block from the beach, and easy walking to area bars and restaurants. John and Kimberlee were great hosts and provide bikes, cooler, beach chairs & towels that we took full advantage of and made for a fun beach getaway.

Absolutely Delightful

Such a wonderful, clean, close to everything home. Would highly recommend. And the little succulent garden was a treat to see as we had coffee on the patio. Can’t wait to stay here the next time we are in Newport.

Perfect getaway

We had the most amazing time staying here at the cottage, it was perfect for us! The location was so close to the beach and walking distance to many cool places on the pier. The kindness and generosity of the hosts was also so appreciated as they helped us with parking and also greeted us when we arrived. The unit was gorgeous and really fit all our needs. Cant wait to come back again!

Beautiful space in a beautiful place!

Kimberlee and John were wonderful hosts and we would definitely stay at their beautiful VRBO again! It was a short walk to the beach, grocery store, restaurants and more! We enjoyed having use of their beach chairs and bikes! This was a great spot to enjoy Newport Beach, Balboa Island and Corona del Mar. And the sunsets were gorgeous!!

This is the perfect getaway for couples. Short walk to the beach. They provide beach chairs, umbrella, and bicycles. Kitchen is fully stocked. It's perfect!

A Cut Above is exactly what this property is. Everything from the linens to the artwork is quality! If you choose to stay home and cook dinner, they have got you covered, great grill and well-appointed kitchen.The location is great, and we could walk everywhere. Over the years we have stayed in many rental properties, and this one is really up there with the best. I had my own VRBO property in the Florida Keys for many years and know very well what it takes to maintain it, Kimberly and John have nailed it!! My only regret is that they were not on property during our visit, so we did not get to meet them. On our next trip to NPB we now know exactly where we will be staying, thanks for sharing it with us.Tina and Alberto

Beautiful condo!

We thoroughly enjoyed our stay. John and Kimberlee were A+++ super hosts. They added all the little touches that make it feel like home. The condo is furnished with everything you could possibly need. The bed is very comfy. You are literally two blocks from Newport Beach and the beautiful sunsets. Thank you for such a nice stay!
