The Barn at Titley, graded 5 star by Visit England standards, is a stunning modern barn conversion with beautiful oak and slate floors and an abundance of ancient oak beams. Situated in a pretty village with a a nature reserve and glacial lakes, it provides a great base for Hay-on-Wye, Ludlow and Hereford . It is ideally based for Hay-on-Wye, Ludlow, Hereford, the lovely Wye Valley and the Brecon Beacons. Wifi and Welcome pack are provided.
The open-plan first floor living area has a dramatic vaulted ceiling with gallery overlooking it. The underfloor heating will keep you cosy in the cooler months. The dining area seats 6. The bespoke sycamore kitchen is well equipped with professional pans, food processor and Sophie Conran china. This is a sociable space so the cook won't miss out on any of the action! Looking out onto the courtyard you can see the house martins and other birds flit around the barns as you cook. The barn window provides a sunny spot for reading.
Both downstairs bedrooms have four-poster beds - traditional and contemporary. The main, cosy, king-size bedroom has an en-suite bathroom (bath with shower over). The second double room has an en-suite wet room (power shower and sink). There is an adjacent cloakroom (loo and sink) in the hall so guests in both bedrooms have their own facilities. There is room in the double bedroom for a cot. (Please note the space around part of the king-size bed is a little tight so may not suit those with impaired mobility).
On the gallery, soaring into the eaves, is an additional single bed which gives flexibility with sleeping arrangements - teenagers love it (adults/older children only for safety reasons). The gallery is also equipped with a desk and sofa and provides a lovely quiet space to sit and enjoy the wonderful beams.
There are two seating areas - our private garden to the front of the house with a patio and lawned area. This overlooks hills and forests and catches the evening sun so is perfect for suppers al fresco with a view. There is seating for 4 and a BBQ. The rear courtyard ( partially shared) is a sun-trap in the morning and decorated with plants and shrubs. We have a table and chairs for 4. It is lovely for breakfasts outdoors and morning coffee. You can sit here on a warm day and listen to the gentle creaking of the barns. STRICTLY - Trades people/trades/large domestic vehicles cannot be accommodated. Parking for three domestic cars max.(one allocated space immediately in front of the barn.)
There is a hidden gem of a nature reserve with glacial pools just down the lane where you can walk or picnic in the meadow or watch the rich bird-life from the hide overlooking the lake. There are plenty of lovely restaurants and pubs to eat in the area. The Stagg gastro-pub in the village is getting great reviews from our guests and beautifully decorated for Christmas. The barn is our own holiday home and furnished and equipped to a high standard and we hope our guests will appreciate all the little touches we have made to ensure a very comfortable holiday.
Kayaking, stand-up paddle-boarding and wild swimming are all available in the surrounding area. We have discount vouchers (£15 per day) available for the lovely Cloud 9 spa with pool in Kington. Our guests are also able to use the club house at Kington Golf Club -the highest golf course in England - with sensational views over many surrounding counties. This is walking country and trails abound with Offa's Dyke, the Mortimer trail which crosses through Titley and the Brecon Beacons.

The property was warm and cosy even in the very cold weather that we experienced. It is very well equipped and felt like a true home from home. Communication with the owner was excellent. We would definitely stay again.

Thank you for your 5 star review, Geraldine. We are so pleased you really enjoyed your stay and enjoyed the location of the barn - not to mention the gastronomic delights of The Stagg!
My wife and I and our friends stayed here for 3 days over new year. The barn conversion property was excellent very well kept with every kitchen gadget you could need or want. We would recommend staying here to anyone. As it was the weather was awfull during our stay so we were unable to experience the walks in the local area. The scenery alone was a joy. Communication with the owners was also first class.

Thank you for your really lovely review, Allan. We are delighted you enjoyed your New Year stay with your friends -and that our dining recommendations worked out so well. We are always checking places out so we have up-to-date knowledge for our guests -it is such a chore!!
This is a very comfortable house. Whilst the bedrooms are small, they should be fine for most people. Moreover, the spacious second floor with its wonderful light and views is excellent. The owners are incredibly helpful. This was the first time we stayed in Herefordshire - it is a lovely area especially for walking and cycling.

Thank you for your review, John. We are so pleased you enjoyed your first trip to Herefordshire and your stay at our barn.
Our first holiday since lockdown and it was lovely. The COVID precautions were clear and reassuring.
We enjoyed the comfort of the barn, its peaceful surroundings and being able to walk from the property (to Titley Nature Reserve and to Kington). Kington (the nearest town) had a good range of shops and cafés, including an excellent pie shop and a great country market (every Friday).
Highly recommended!

Thank you for your lovely review, Liz. We are delighted you enjoyed your stay and we look forward to welcoming you back at a future date.
A very clean, comfortable and well-appointed property with great views to the mountains. Everything we needed for our stay was provided - even a welcoming bottle of Prosecco. The information on local amenities was excellent and Christine even emailed during the week with additional suggestions. We were unlucky to find The Stagg Inn closed due to illness, but Christine's list of local restaurants was invaluable in providing us with great alternatives. The Barn proved to be a great base from which to explore the English and Welsh border counties.

Beautiful location, lovely comfy and cosy accommodation
The barn is very well equipped and comfortable and clean as well as stylish. The wine, tea and biscuits is a lovely touch. This is our second stay and we enjoyed it very much. Handy for nearby Presteigne and Hay with The Stagg just at the end of the road, a definite bonus.

Cosy and warm
Really lovely little barn conversion with heavenly underfloor heating which was very welcome at this time of year (NYE). Well decked out with amenities and lots of cooking implements in the kitchen too. Gorgeous local walks too, right from the back door, not to mention the lovely pub! Only negative about it would be the beds are a little small for tall people and if you're not used to very soft beds, they are super squishy! Both things that may not affect others however!

Just to clarify, all our beds are standard sizes. The king-size is 6'6" and has a mattress made by the company which holds the royal warrant, supplying the royal household. The double and single are standard 6' beds with medium ratings.

Beautiful location and countryside close to Presteigne, which is brilliant for the festival.
This is a lovely and comfortable property in beautiful countryside which is also very close to Ludlow and Presteigne as well as many other delightful villages. A very relaxing stay and easy to get in touch with the owners. The Stagg pub, which does great food, is a few minutes walk away. Would warmly recommend to anyone.

Charmante et authentique "Barn in England"
We've spent a nice week in Titley. This rent is really nice and cosy, the countryside also very beautiful!

A perfect retreat at any time
We arrived on a bleak rainy afternoon to a warm and fabulously welcoming Barn . Decorated inside and out for the Xmas period there was nothing more we needed to do other than to relax and soak up the fantastic views inside and outside. The property and all its facilities were first class . I could have spent the entire week snuggled up in the luxury bedrooms furnished with proper pillows and duvets ! Everything was easy to operate from the under ground heating to the DVD player and dish washer . Its a place not to be missed and I would highly recommend it to my friends and family . The owners were great and sent prompt reply's and simple to follow instructions and directions that were very useful . A ten minute drive along a scenic route brings you into the little town of Kington . I even left the car here in the long stay car park and hopped on the bus into Herford's big new shopping centre . It took about an hour and it was great to sit back and see all the lovely little places along the way. There's every thing you need in Kington so you don't have to travel too far afield if ,like us, you just want to relax and unwind . The weather was not kind to us so sadly we didn't get out and about walking as much as I'd planned but that just gives me another reason to go back again ! However, it was amazing to chill out in the Barn and its home comforts and really feel at peace with the world .

A home from home
My sisters and I spent a wonderful relaxing week at the barn in July.
Clean and tidy, a very well equipped kitchen, a nice comfy sofa, a quiet rural location, wi-fi, a picnic hamper and binoculars - everything you could wish for.
We took advantage of the Cloud 9 Massage at the Burton Hotel in Kington, visited Berrington Hall and Croft Castle (definitely worth seeing if you love gardens), explored the Black and White Trail and if you're into little furry creatures the Small Breeds Farm and Owl Centre near Kington is a must.
The Stagg Inn, which is literally a two minute walk from the barn, was excellent and very accommodating with special diets. We liked it so much we went there twice. It was nice to be able to eat in when it suited us and took full advantage of the table and chairs in the courtyard whilst we watched the house martins feeding their chick. The Co-operative in Kington, a five minute drive away, was very handy.
Thank you for a lovely week! We would definitely use the barn again.

About the host
Hosted by Christine Fisher and Terry Gladwin
Terry is an architect and Christine works with children from deprived backgrounds. We live in Warwickshire but really love having breaks at The Barn. Herefordshire is such a beautiful and unspoilt county and the Welsh Marches have stunning scenery, great food and lovely gardens.
Why they chose this property
Titley is a really special village with the nature reserve, glacial lakes and walks on the Mortimer trail - not to mention the wonderful Stagg gastro-pub with its Michelin star which all our guests love! The nature reserve and lakes are tucked away behind the barn and is such a magical place - we have never seen anyone else there when we have visited so it's like having our own private reserve with unploughed meadows and rich birdlife and wild flowers!
What makes this property unique
The Barn is on a small private estate with several other barns, overlooking open country and hills. We were completely seduced by the quality of the finishes - beautiful oak flooring and staircases with a stunning gallery opening into the eaves - which really has the "wow" factor.
