Our much-loved family holiday home offers the best of all worlds, being right on the Duver Road beachfront and only five minutes' walk from the Seaview village centre. It is the perfect location for a two-family or extended family holiday - just cross the small road and you are straight on to the sandy beach with sandcastle-building, rockpools, swimming and beach games to keep everyone entertained for hours - with the house facilities just a footstep away. Inside the house you can relax on comfy sofas in the sitting room, play pool in the sunroom and even enjoy tickling the ivories on the piano! Bedroom layout is ideal - 6 sleep upstairs with a beautiful newly refurbished bathroom and the 2 downstairs bedrooms work well for grandparents or a second family with a shower room and lots of space. The house is comfortably furnished and the kitchen very well equipped as we love cooking! The sunny, south-facing garden is spacious, being mainly laid to lawn and there is private parking for one car. Seaview is easy to get to, only 10 minutes from Ryde hovercraft and foot passenger ferry, and 20 mins from the car ferry at Fishbourne (Portsmouth crossing), and ideally located for visiting the many attractions and beautiful landscapes and seascapes all over the island. NB we have partnered with an organisation which can get generous discounts on the ferries for our guests.

This property suited our 5 ladies. Lots of communal space and we each had a bedroom. Quirky, interesring home. About 20 mins drive from the ferry at Fishbourne.
The location is excellent, a stone’s throw from the wonderful beach which we thoroughly enjoyed with our children and dogs. Seaview itself is a lovely, friendly and pretty village. The area is very dog friendly and they have plenty of room in the house and a great south facing, enclosed garden to enjoy too. There was everything you could need in the kitchen and comfortable beds. Kate was fantastic from start to finish with the booking process and we would not hesitate to stay here again or recommend it to family and friends. A magical weekend from start to finish
The house was all we expected and wished for. The lovely large garden was a surprise and luckily we had weather to use it for the first half of the stay. All in all a great trip…plenty of room for adults friends to cook, play games, eat, etc. Great to walk into town and to swim in the sea. We went adventuring across the island in cars during most days. Many thanks.
An excellent position just over the road from Seaview's excellent beach, ideal for family holidays. The upstairs bedrooms have very limited headroom, and the bunk bedroom downstairs opens directly into the other downstairs bedroom. Furnishings overall are rather dated, though all bathrooms have been well refurbished.
We have just returned from a long weekend stay at Gullsands. This lovely, warm, spacious home easily accommodated our two families (four adults, three adult-sized teens and two older children) with comfortable beds for all, fabulous bath/shower rooms, a well-equipped kitchen including a large table for family meals.
We enjoyed breakfasts in the lovely sunny private garden, the pool table was a big hit and the open fire & large squashy sofas perfect for a movie night after a day on the beach.
Gullsands is a very short stroll along the seafront to the heart of Seaview where we highly recommend Lily's Cafe for coffee, cakes and waffles plus The Old Fort for a delicious evening meal.
Gullsands is a perfect base to explore further afield across the island... or simply enjoy the beach & rock pools immediately in front of the house!
Communication with the host, Kate, was faultless - prompt replies and she couldn't be more helpful.
Our four-day stay was not long enough! We wouldn't hesitate to highly recommend Gullsands and will definitely be back in the future.

Big Christmas family fun
The photos online obviously sold the property to us which is why we booked it. It was exactly what we were expecting and more. We booked for a big family/friends Christmas break and there was definitely enough space. The layout of the house was brilliant and the rooms and space suited everyone's different needs. There was more than enough crockery,cutlery, cooking utensils to make cooking Christmas dinner easier. We thoroughly enjoyed our time here and would definitely return in the future, maybe a summer holiday to enjoy the lovely garden and bbq.
Ideal location for walking and relaxing, the house is quite unique which we loved and the layout worked well for us - six adults and two teenagers - the pool table and piano provided us with many hours of entertainment and competition. Seaview is a very peaceful area, and Gullsands a charming place to stay, the owner was very helpful and friendly, we will definitely return!
8 adults 1 baby and 2 dogs stayed at this large family house, we had a brilliant time. It didn’t feel overcrowded.
The views and location are brilliant. 2 minutes walk down the road is a nature reserve , and a further 10 minute walk is a lovely restaurant called the Boathouse.
I would highly recommend this house.

Spacious house and garden in amazing location
We were a group of two families with small children and had the most wonderful week staying here. The house was a great size for all of us and we enjoyed bbqs in the garden on sunny evenings. It was magical to be just over the road to the (wonderfully dog friendly) beach. Lots of sand and rock pools a stroll away. The owner is very friendly and helpful and the house had absolutely everything we needed. Hope to be back!

The communication from Kate was absolutely perfect. The house is very clean and I loved the layout.
Having cycled around the island both ways a bath was very welcome and oh my goodness WHAT A BATH!!
Close to sea, pubs, shops... everything ran smoothly and we are all very happy.

Great beachfront house for extended family stays with excellent facilities
We stayed with two other families at this property over Xmas. There were six adults and three older children. We loved the house for the location, facilities and presentation. The house has a good size kitchen with all the equipment you need. The lounge and dining area are large with plenty of seating. The pool table was great for the winter days. The house was warm, and there was a cosy open fire with wood provided. Bedrooms are comfortable, and the bathrooms are good.
We found the host excellent to deal with, and very helpful. The house was good value for the cost.
I would stay here again, and would recommend to others.

Great Beachfront House, Home from Home
A beautiful house with plenty of room for 8 of us plus 2 dogs. The added benefit of a downstairs bedroom and bathroom made things easier for our Mum. Well equipped kitchen with everything you would need as well as a large dining area. The pool table was a definite hit. Fabulous location looking out to sea and just a walk across the road to the beach where we spent most of the weekend. Lovely pub within walking distance. Kate was great to deal with and really helpful. We would highly recommend staying here and hope to visit again one day.

Great location, plenty of space benefitting from a lovely garden and steps to the beach
Two families sharing comfortably, plenty of space and kitchen very well equipped. Lovely bathroom upstairs though we had no time to use the huge bath !). Nice enclosed garden for kids to play in and a bbq for the family to use. Great location, short walk to pubs and lovely coastal walks north or south. Play ground at puck pool park down road too but the beach was sufficient entertainment.

Had a loveley weekend. Weather was very kind to us. The house has everything you could need. The beach outside was beautiful and our dog made lots of friends to play in the water with :). We had no problem parking two cars right outside the house.

An amazing weekend
We stayed 4 nights at Gullsands as a family to celebrate my Mums 80th birthday, the house is lovely and huge, there were 8 of us and 2 dogs and there was plenty of space for us all, it was so nice to have 2 bedrooms and a bathroom downstairs, made things easier for Mum. The kitchen is amazing, if the weather is unkind you could happily eat inside, we were lucky enough to be there for a very hot bank holiday weekend so used the lovely garden and bbq alot, the garden is fully fenced and secure for dogs. The pool table in the lovely sun room provided extra entertainment when the sun went down. The location is fab with the beach just across the road and 2 great pubs within walking distance, 1 at each end of the road. Kate was great to deal with and really helpful. I would highly recommend Gullsands and can't wait to go back.

Good standard property; spacious inside and out. Excellent sea front position with easy on street parking within limited no of demarcated spaces; and other parking options nearby ( free parking in car park overnight). Good amenities within the property but main bathroom/shower would benefit from subdivision to ease congestion at peak times.(Not a major criticism.)

Fantastic February holiday
Despite the bad weather, we had a wonderful time staying at the house. Plenty of space for 8 of us, the kitchen facilities were great and the beds were really comfy! It was a nice walk along the beach to the pub which was always accomodating and friendly. The owner was also great, always quick to respond and help with queries. I would highly recommend staying here and would love to return in the future.

Amazing family house right on the seafront.
Amazing family house, situated on the seafront of Seaview. The house is laid out beautifully and ideal for a large family or couples looking for somewhere special to stay. We celebrated our parents 50th Wedding Anniversary here and every family member aged from 7 to 70 had a fantastic time. It was lovely to wake up in the morning to the beach views and then take a morning coffee to the beach promenade only 10 seconds away. Had a fantastic meal at The Old Fort Inn only 10 minutes walk from the property, and loved watching the cruise ships sail past at night. The kids loved the big garden and the trampoline whilst the adults enjoyed a drink lazing about on the garden furniture provided. Overall an amazing first experience of the Isle of Wight and will certainly be back soon. Kate was a pleasure to deal with and was very helpful when we asked for any details on the property. Well worth a visit!!

Ideal House for Isle of Wight getaway
Kate was unbelievably helpful and prompt with communication - explained everything and even gave us a word document with things to do/places to eat etc etc. The house is in great condition, exactly as sold on the website. Perfect for groups of friends or large families.
We had an amazing 3 nights there, nothing that we needed that the house didn't have. Excellent.

A real island find
We spent a long weekend at Gullsands at the end of October to celebrate my birthday, and it suited us all very well indeed. This child-friendly house has loads of charm and atmosphere and you can tell this is a much loved home-from-home. Kate looked after us really well, providing stacks of useful information and travel advice and we had everything we needed for a comfortable stay. We were there with 2 of our children, their partners and grandchildren who loved the full sized trampoline and pool table. A lot. We all felt very comfortable there and relished being so close to the beach for lots of walks and the chance to go winkling. We enjoyed the house so much in the Autumn I am sure we love it more when we return during Summer. We would strongly recommend this house and its charms.

Gullsands- A Unique Holiday Retreat
The house is overlooking a splendid beach and contains everything you need and much more! The property is very spacious,clean, well maintained, warm and welcoming. It easily accommodated our family of nine plus a Great Dane. We arrived just as the heatwave started which lasted for two glorious weeks! We had excellent service and advice from the owner. Our kids loved the pool table and the garden for the trampoline and badminton on warm sunny evenings. The sunrise and sunsets were Spectacular! Local pubs and restaurants superb and the sea good for swimming. Walks along the coast to Ryde are stunning and we hired bikes for a few days. Would definitely return and highly recommend to family and friends. None of us wanted to return home it was brilliant!

Lovely house
We came as two families consisting of four adults and four young children ranging from 2 - 6 years old.
The house is lovely, it has such a welcoming feel and is perfect for a group of our size. We all left at the end of our stay wishing we'd booked for longer. In fact our daughter cried and said she didnt want to go home.
I cant recommend Gullsands enough. Its brilliantly equipped and a great location to explore from.

Lovely spacious house
This is a lovely spacious property that definitely feels more like a family home than a holiday cottage. 3 generations of my family stayed for the weekend at the beginning of April and we all loved the house. Living accommodation and bedrooms are all a good size and the house was clean and comfortable.
The location of the house is superb. The beach is literally over the road. There are also shops, pubs and restaurants within easy reach.
The owner is easy to contact and very helpful.
We have every intention of returning to this property next time we visit the Isle of Wight. Highly recommended for family groups.

Why they chose this property
I spent many happy family holidays in Seaview as a child so, when my husband and I were looking for a holiday home, it seemed a natural choice. The moment I saw the house details, I had a good feeling about it, even though it was rather shabby & unloved at the time - we have made up for it ever since with plenty of TLC! We all adore the place and spend many happy days on the beach, on the water and around the island, with friends, grandparents, siblings & cousins. There is something very special about our beautiful island, being across the water, yet so accessible. Seaview is truly idyllic for smaller and older children and adults alike, particularly when the good old English weather is kind, but even when the sun is not shining, there is plenty of fun to be had in Seaview and across the Isle of Wight.
What makes this property unique
This is a fantastic location and a really great family holiday house - it is particularly good to be able to accommodate up to 10 people comfortably, with plenty of space and privacy, just a few steps away from the beach. With two bedrooms, a shower room and a separate loo downstairs plus three bedrooms and a bath/shower room upstairs, the house works perfectly for family groups such as three-generation families or two families of friends. Entertain yourselves on the piano or playing pool, and pop across with your drink in the early evening to see some truly awesome sunsets!
