This charming holiday cottage dating back to 1698 offers the very best in luxury self catering accommodation in Keswick-fully furnished and equipped to the highest standards throughout whilst retaining some wonderful original features.
The cottage is available for weekly stays commencing on a Saturday throughout the year.
On arrival at Porch Cottage you'll enter through the original oak studded door into this beautiful property which is full of character.
The cottage has commanding views of the river with mountain views of Latrigg and Skiddaw to the front with Catbells and Grisedale Pike to the rear. In the sitting room there's an oak beamed ceiling, cushioned seats in the alcoves and log burner (initial logs provided on a seasonal basis) The modern world has landed here though, you can access Wi-Fi and enjoy smart television.
The kitchen has underfloor heating under the original Skiddaw black slate slabs which always warms the heart as well as the feet on those early mornings. The beautiful fitted kitchen has everything you would need to self cater, including an AEG fridge freezer, a Siemens oven with induction hob, and a washer / dryer. Attention to detail and quality equipment is on offer including a Juperana Bordeaux granite worktop. And of course there is a dishwasher so no one has to do the pots!
Outside there is an enclosed courtyard with seating concealing an outdoor bath. Ideal for those who wish to bathe under the stars in complete privacy.
On the staircase take a moment on the way up to admire the original 17th Century mullion window.The bathroom features a double bath, shower, sink, loo, and bath robes for you to use during your stay. A combi boiler with instant hot water ensures you can always have a long soak after a day out.
Porch Cottage is unusual in that both its bedrooms are luxurious and spacious with terrific views over the river Greta towards the fells. The master bedroom is en-suite with a shower and has a six foot super-king bed whilst the second has a superking which can also be setup as two single beds if required. This makes the cottage perfect for two couples or a family of four.
Both bedrooms have smart televisions and all our beds are fitted with Egyptian cotton sheets and individually styled bedding. Soft and fluffy bath towels are provided for use during your stay.
The second bedroom has an interesting feature relating to the cottage’s history when the little adjoining room was used for sewing during the period of the Keswick Linen Industry. This sewing room has a comfy chair for you to enjoy fabulous views across the sweeping River Greta towards Latrigg and Skiddaw.
The cottage is just a three minute level walk from the town centre, so you can leave the car as there are two allocated parking spaces at the rear of the cottage.

Fabulous cottage with everything anyone could want, Welcome pal of tea, coffee, milk was very welcome. The outside bath was magical for looking at the stars. Everything was just perfect, we strongly recommend this delightful cottage.

Lovely home from home
Enjoyed a week in this lovely cottage just walking distance from the heart of Keswick. Lovely shops n cafes and resturants in under 10mins and beautiful walks within 15 mins. Period cottage, clean and luxurious and steeped in history. A wonderful idyll and home from home..
Lived up to our expectations. Cosy & very comfortable . Easy walk into centre of Keswick. Plenty to see and do in the area & beyond. Will definitely stay again
We came from Canada, and everything about our stay was lovely. Location, cleanliness, amenities…everything. Would stay there again in a heartbeat. Ian (next door neighbour and manager) was absolutely lovey and very helpful.
Beautifully maintained 17th century cottage. No expense spared with the decor, furnishings, bed linens or kitchen equipment. Look out for low doorways, part ot the charm of a lovely old cottage. Lovely spa bath area outside .

Had a wonderful week at this lovely property, very well managed and very clean, we had great weather and had many wonderful walks from the door. I would definitely recommend this cottage with so many original features it was a joy to stay here, Thank you to the owner Stephen.
This is a 17thC property with a lot of character, which comes at the price of a sore head if you are over 5'-10" tall! It is also pretty gloomy and stuffy, with little natural light and ventilation. Bizarrely, they are converting the very small courtyard into another bathroom using a conservatory-type room. There is already and bathroom and en-suite. Not only does this remove the only outdoor space, but it is likely to be pretty warm.
It is within easy walking distance of the town with its restaurants, shops and pubs. It also has quick access to the Cumbria Way if you are a walker. The downside is that it's on a noisy main road into town and the bedrooms are on the road side of the house.
The finishings, equipment, customer service and cleanliness are all first class. There are also two spaces for cars a very short walk away, which is vital in a town setting.
Overall, we had a good week, but the downsides are such that we won't be returning.
A lovely place right on the main street. The offroad parking is a great idea as Keswick can get pretty busy. We loved that old door and the rest of the period features. A great stay thank you :)
Charming cottage, great view, very well appointed, convenient location (especially once we found Booths and the bus station just around the corner). As we knew about the traffic from reviews we did not find this a problem at all.
But, PLEASE PLEASE do more to warn your guests about the door heights. My husbands head hurt for 3 days after hitting it on the first day going through to the kitchen. The sign is too subtle and too high. Could you not paint the door frame a different colour, have a more obvious and lower sign, or put a note for guests on arrival. We ended up hanging a napkin on the frame to remind him to duck. And he is only 5’10.

Very nicely appointed cottage. Good quality kitchen and bathroom appliances. Comfortable lounge with plenty of room for 4 people. Shops and local amenities all within walking distance, so no hassle with parking. An excellent base for a walking or site seeing visit to the Lake District.

Have just spent a wonderful week at Porch Cottage in a great location within an easy 5 minute walk into Keswick centre. The cottage is well equipped and was very comfortable for my wife and I, and especially my elderly parents. There are really nice touches to the cottage which maximise its location- there are great views front & back. Could not fault the property but, a small welcome pack and serving dishes for hot food would benefit. Overall 10/10 for 4 people staying in beautiful Keswick.

Couldn't fault the cottage itself, clean well equiped, very nice. as for the location the road noise was terrible, if you want a quiet relaxing cottage this is not the one for you. It was incessant through the day and even through the night the cars and motorbikes interrupted our sleep.

Thank you for this review and the very positive comments regarding the cottage.
With regard to the road noise, we are very sorry to hear this impacted your stay. Please can we assure future guests, this is not the norm. At the time of your stay during the October School Holidays, the main entry (Penrith Road) into Keswick for all traffic coming from Windermere and the South Lakes as well as from the M6 at Penrith was completely closed. This road accounts for about 90% of the traffic entering or leaving the town. The official diversion that was put in place directed traffic pass the cottage and consequently vastly increased the traffic volume you would normally expect. This was a most unusual event and whilst it was completely beyond our control we apologise for the inconvenience it caused you.
The cottage was lovely and the pictures online reflected this. It was comfortable and had everything we needed. A couple of things that I couldn't find in the description though that I feel are of note are firstly, the cottage is on the main road in and out of Keswick. It was ok during the day but it certainly woke us each morning as there was a lot of traffic and the bedrooms were to the front. There is also restricted headroom through much of the cottage which again didn't cause us any issues but may do for people taller than us. Lastly, I can't remember the last time we stayed in a rental with no welcome pack of any nature. We have stayed in many cottages with a varying array of welcome packs and it's just a nice touch. Even the bare minimum such as bread and milk is nice and doesn't cost much. It's the small things that make the difference and it is a lovely apartment but the owners could just go the extra mile.
Our week at Porch Cottage was magical. We shared the cottage with another couple, good friends. There was enough space for us to be alone when needed, yet also a great communal feel. The accommodations were modern and comfortable with all sorts of wonderful, little touches, such as a book detailing the history of the building. The views were gorgeous from every room. Town and grocery store were close by. We're ready to come back next year!

Perfect cottage and location.
This is our second and not our last stay at Porch cottage. Beautiful quaint cottage with every mod con you could wish for. A bath so deep you need a pair of flippers! Very very comfortable beds and everywhere spotless. 5 mins slow walk into Keswick with Booths Supermarket and Bus station stones throw away. Perfect in every way.
Beautiful Cottage in ideal spot for exploring. Very comfortable beds, luxurious bathrooms. Would definitely book again. Thank you for a lovely stay.

In 2004 we seized the opportunity to purchase Porch Cottage (Ref: 8155817) This grade 2 listed cottage dates back to 1698 and was in need of a complete restoration. We hope you like the results.
In 2013 we kept walking past what is now known as River Cottage (Ref: 8155816) After saying to each other that we really shouldn't get another property, we went for a viewing. The rest as they say is history.
