The Villa di Giomici farmhouse is located in the homonymous village of Giomici, a medieval castle of rare beauty immersed in an oak forest 600 meters above sea level. We are in the municipality of Valfabbrica, a natural watershed between Assisi and Gubbio, two of the pearls of the green heart of Italy. The apartment is located in the manor complex of the Vagni family, the age-old owner of the village, about 200 meters from the castle.

The "Il Geraneo" apartment is a prestigious apartment, located on the first floor of the house, with a large panoramic terrace that looks towards the sacred Mount Subasio (Assisi) and the Chiascio river valley. It has a beautiful private garden for the exclusive use of the apartment with water and a barbecue for beautiful al fresco dinners in the evening. Fantastic base for both historical and artistic excursions (Gubbio 20 km, Assisi 15 km, Perugia 30 km, Spello 25 km, Spoleto 50 km) and naturalistic excursions (Monte Subasio park 20 km, Monte Cucco park, Franciscan path 3 km, caves of Frasassi, gorges of the Rio Grande 5 km) both by trekking and by mountain bike.

Only in winter there is an additional cost of €60 per day for heating the villa.

Umberta was very welcoming and pleasant! She gave us some homemade wine on arrival. She was very friendly and helpful. We enjoyed staying in her large apartment! The heating system worked well, and we were very comfortable in the accommodation! She even gave us a tin of homemade biscotti, which was very nice and unexpected. Highly recommended!

A wonderful stay in early January

We had wonderful days in this beautiful house close to Assisi. The apartment was spacious and felt charmingly authentic and we lacked nothing. The location is great and the view of the valley from the balcony is astonishing. The host was very helpful and kind throughout. We warmly recommend this place!

Lovely apartment in beautiful position well located for easy day trips

We had a great time despite the heatwave. Early rising to visit towns before it got too hot - probably the hottest week of the year when we stayed. The signora is very kind and the gardens and view are wonderful. Lots of wildlife sightings: hares and badgers. Visited Gubbio, Assisi and Perugia. Lots of time by the pool which was much needed.

Fantastic property and host

We had a fabulous 10 day stay here. The apartment was superb with a balcony, table and sunshade where we ate breakfast and supper most days and gave lovely views of the Umbrian countryside. The communal pool just down the road was lovely to cool off after a hot day out. And Umberta was a most welcoming host providing home made biscotti, tomatoes and a delicious tart and always happy to give any help or advice. We felt like part of the family and did not want to leave. Highly recommended.

A beautiful house with astonishing view

Very clean and cosy apartment, lovely view from the terrace, nice and big garden, a riding centre just round the corner - 10 minutes walk from the house. Umberta was so lovely host! Even though I don´t speak Italian we were able to understand each other. I am pretty sure that after a few weeks with her, I would be able to speak Italian quite well:-)

Beautiful stay in Umbria

This is a wonderful property that lives up to all its 5 star reviews and Mrs Umberta is a kind and generous host. We were made very welcome and the apartment and views were amazing, it was a real oasis. Villa di Giomici is a beautifully kept property with an equally beautiful garden and pool area surrounded by stunning Umbrian countryside. We felt very lucky to stay here. We stayed 4 nights and would have loved more time. It was a great base for visiting Assisi and Perugia and other towns in the area. Mrs Umberta kindly gave us some of her delicious homemade biscotti and even brought us some salad from the garden. We stayed here between visits to Rome and Florence and we could not have picked a better place. We would love to return another time. Thank you so much for having us to stay!

Lovely stay at Umberta's lovely villa

We had a super nice reception and welcome. Umberta was incredibly attentive, discreet and present during our two weeks. Her personality is very rare. For us, she is a great lady who you couldn't wish for a better hostess. Her house is charming and extremely well cared for. incredibly spacious and always cool during the hot weather. The view you have from the balcony is breathtaking. This makes you feel good every day. We would like to thank her very much for her services and her presence. Beauty & luxury in the Italian Hillside

This property is without a shadow of a doubt the most beautiful and enjoyable property we had in our travels through Italy. The history, hime, landscape and gardens are impeccable and we enjoyed every corner of it. The house is perfectly maintained, spacious comfortable and well appointed with lovely antique furniture. The kitchen is very functional, the water pressure great, the bathrooms modern and spacious. Every single window has a breathtaking view. The same panoramic view of the hills that are enjoyed from the large front balcony. This is someone’s loved home, clearly. Your host Umberta displayed exceptional hospitality and kindness. She cared about our comfort and clearly loves her property and gardens. If you can manage a stay here you will consider yourself fortunate.

Fantastische Terrasse mit herrlichem Ausblick in die Landschaft, saubere und sehr großzügig geschnittene Wohnung in ruhiger Umgebung. Großer und sehr sauberer Pool in Laufweite. In wunderschöner Lage auf einem Hügel liegt dieses wunderschöne Haus. Wir waren in einem riesigen, sehr sauberen Appartement im 1.Stock. Leider macht der Pool erst Mitte Juni auf. Ansonsten traumhaft. Danke Umberta

Un séjour magique

Un gîte très bien équipé, toujours frais malgré les températures et parfaitement localisé pour visiter l'Ombrie (Assise, Perouse, Orvieto, ...) et même la Toscane (Florence, Sienne, Arezzo, ...) avec une vue magique sur les collines de l'Ombrie. Une superbe piscine... et enfin, Umberta, une hôtesse accueillante, toujours souriante, attentionnée (merci pour les biscuits, cake, ...) et discrète. Bref un séjour à recommander sans hésitation.

Très bien

Accueil très sympathique de la propriétaire qui habite à l'étage en dessous. Logement propre, au calme. Nous n'avons pas eu trop chaud malgré qu'il n'y avait pas de climatisation et le fait qu'on était en période de canicule car la maison est fraiche malgré tout, et la végétation alentours apporte aussi un peu de fraicheur. Dommage que, pour ce prix, et la superficie du logement, qu'on n'ait pas de lave linge. La propriétaire nous a proposé d'utiliser le sien, mais nous n'avons pas osé la déranger. c'est toujours un peu délicat. Sinon, agréable séjour, l'Ombrie est à découvrir, plus authentique.

La villa è incantevole, spaziosa, ben tenuta e pulita. Anche la posizione è ottima e ci ha permesso di visitare molte località della zona nord dell'Umbria. Il panorama dalla terrazza è mozzafiato. Il giardino con il barbecue è un'oasi di pace e la sera è perfetto per grigliare e trascorrere le serate in compagnia. La piscina è ampia ed è perfetta per il relax e il divertimento. La signora Umberta, la proprietaria, è veramente gentile e disponibile. Ci ha coccolati tutti i giorni anche con le sue prelibatezze culinarie. Lei e la sua famiglia ci hanno accolti con grande affetto. Location consigliatissima. Ottimo soggiorno. Speriamo di rivedereci presto! Alessandra

Una vacanza tra cultura e relax

Esperienza positiva in un luogo dove era possibile rilassarssi nella quiete più assoluta tra il verde della montagna , bei panorami e la piscina ben curata e che rispettava tutte le norme Covid. Anche il clima è stato ottimo ed essendo a 600 mt di altitudine al mattino e alla sera si poteva gustare una gustosa brezza .Da questo punto base c'era l'imbarazzo della scelta per visitare le tante bellezze dei dintorni : Assisi, Gubbio, Spoleto ,Spello ,Perugia , il lago Trasimeno ecc. Peccato essere dovuti rimanere solo muna settimana . Bella esperienza e un grazie anche alla simpatica e cordiale sig.ra Umberta .

Perfect place for relaxing and seeing Umbria

Umberta's lovely apartment was perfect for a relaxing stay. We enjoyed the large cool rooms and the marvellous balcony which gave us views over the wonderful garden and the Umbrian hills towards Assisi. It was quiet. It was so peaceful. I suppose it is what you'd dream Umbria to be. Gentle rolling hills of green, summer heat, olive groves, local food and landscapes that haven't changed in generations. There is a large shared pool a short walk away which our children loved. We relaxed. Properly relaxed. Umberta was very kind and friendly. Grazie mille Umberta per i vostri biscotti, caffè espresso, pomodori, lattuga e per la cura di noi così bene.

Beautiful Villa

Villa is in the top of the hill, with an amazing view, Umberta the owner is a really sweet lady, very friendly and helpful. Perugia, Assisi, and Spello are really closed by. She also sells a really good olive oil. She suggested amazing restaurants, when we asked for suggestions when trying to go to dinner. We would like to go back and stay in this beautiful Villa.

Superb spacious villa with views over the whole of Umbria and a charming hostess.

Arrived early evening and met by the lovely hostess Umberta with a cool drink and huge plate of cheese and prosciutto. She showed us around the lovely villa and gave us some home grown plums and hand made biscotti. Umberta lives on the floor below the villa and was always there to say good morning and greet us after our day trips. She brought us home made jam and even invited us into her home to make biscotti with her grandchildren. Her large family came and went throughout our 2 weeks and were all very friendly. We never felt that their presence was at all intrusive as our upper floor, balcony and garden was completely our own. Umberta speaks no English but we had little difficulty communicating one way or another. SUPERB villa- just like the photos. Large dining area, Cosy corner with soft chairs for the few evenings we had storms. Large kitchen area. Lovely large bedrooms and 2 very nice bathrooms, one with bath as well as shower. We were there during the heatwave, up to 42 !. There is no air conditioning but with all the shutters closed the house acts like a cave and stays reasonably cool in the day and then shutters can be opened at night. Probably the best feature is the huge balcony that has views stretching to the hills above Assisi. We sat and stared for hours. There is a table, chairs, umbrella, sun beds and a drying rack provided. A private area of the garden with BBQ, table, chairs and lighting is provided for guests. This is just a short walk from the steps and we had several lovely evenings in what felt like our private grotto. Parking is in the courtyard right next to the villa. There was no information provided in the villa about shops. There is a Conad supermarket in Valfabbrica, also butcher, bakery and hardware store. There are a few restaurants there too- the best we felt was 'Villa Verde', The closest shops are along the back road to Casacastalda where you find small supermarkets, bakery and butcher, The nearest large supermarket is just the other side of Pianello which is beyond Valfabbrica. The position of the villa is perfect for visiting the sites. We went to Assisi, Spello, Gubbio, Perugia, Montefalco, Lake Trasimeno, caves at Frasassi, up Mount Subasio and Monte Cucco. there are many other places to visit too and even 2 weeks was not long enough. The pool ( open 9-7) was very welcome after a day site seeing. There is also a table tennis table and small playground for children. I would highly recommend this villa.
