Beautiful location on the river. Note that the steps going down to the patio and River can be difficult if you have knee problems. Also be careful with littles and older guests as the patio by the river does not have a railing. The home has a large downstairs are with a huge table and seating for all. Our family had a nice time.

Charming place in a fabulous location. The home fit our family perfectly with room to spare. The waterfall is ideal and access to the river is easy.I gave 3 stars because the house could use some TLC, gutters are so clogged the branches and leaves are piling on the roof. There were cobwebs in corners and under the island. Blown light bulbs in almost every room. Miscellaneous things left behind from previous guests under the beds and in the closet. We knocked down 3 large wasp nest because we have a special needs nephew and were afraid he would get too close to the one near the front door. More of a nuisance and nothing that ruined our trip. Please note that I did not contact the property owner about any of it, probably should have but were busy enjoying our family time.Overall we really enjoyed the property, location and ease of it all.

Lovely water access, trees, yard

Well situated on a small dam with still water above and shallow fast water below. We loved the majestic trees in the yard, the sound of the water, great access for fishing and water fun for both swimmers and non-swimmers. The house had beautiful picture windows facing the water and was well maintained.

The perfect spot

The photos do not do this property justice! We could not have asked for a more perfect weekend getaway. The living area is so spacious and inviting. The location on the river is perfect and the sound of the water is so peaceful. We loved making a fire in the fire pit and sitting under the pretty white lights. We were in town for Wurstfest and it was such an easy drive to and from. We would definitely stay here again!

Great place to stay on the river

Really enjoyed our stay here. House is perfect for having family and friends. Host was attentive and quick to respond. Only “negative” was the comfort of the mattresses. A little too soft and squishy for several of our guests, including ourselves. Other than that, 5 stars and still would highly recommend.

Wonderful place for a girls' weekend!

This is a spacious, nicely-furnished, beautiful home with the perfect deck and firepit right by the river. Go out the front door, and you're only minutes away from great shopping and restaurants. Go out the back door, and you're only seconds away from "ahhhhh." Listening to the river, the crackling fire, wine glass in hand, and relaxing and catching up with my girlfriends -- who could ask for more?

Beyond our expectations

This house really provided a stay that was beyond our expectations. The home was very clean and the location was perfect for our interests. The fly fishing members of the group were on the water every day and were never disappointed. We all enjoyed the views from the back of the house where we watched raptors and other birds, deer crossing and anglers on the river. At night, we sat on the bottom deck and just enjoyed the sound of the rushing water and the owls. All four of us agreed that it was a stay that was filled with great memories.

Pleasant Getaway

Comfortable beds. Equipped kitchen except for Keurig coffee pot. Wish we had understood that there were stairs and only the bunkbeds were downstairs. Needed soap and cleaning supplies. Septic system worked well. Outside sitting areas were enjoyable except we all needed handrails to get to them and the river. Inside and outside areas could have been cleaner. There were too many insects. Enjoyed the living areas downstairs and the large rear windows. Very peasant stay.

Amazing house!

We had a great time! Plenty of room for everyone, kitchen is well supplied and rooms are comfortable. The only issues were the bathrooms do not look like they were cleaned. We had to clean both upstairs bathrooms before our use. And would like to see a railing of some sort on the downstairs sitting area by the river. It would be pretty dangerous with smaller kids or unsteady adults. Other than that the location of the house is amazing, sitting in the river and enjoying the water and the sound of the river was the best part of the night. Loved our stay and will definitely book again next year!

Stunning location

We are a group of mostly retired women who've gotten together annually for fourteen years-- the last six in Hill Country VRBOs. This location was by far the most beautiful. Even when the rest of Central Texas was worn plumb out by the drought and relentless heat, these surroundings stayed green and pristine, and the water was flowing strong. Note: only the bunk-bed room is downstairs, along with one bath and the other community rooms, and we found that taking the groceries around the side of the house was more convenient than using the stairs. Pros: gorgeous location, fabulous views from the house on both levels; large refrigerator, comfy beds, plenty of room for five guests, and an outside table/patio to enjoy the rushing water view and its sounds. Cons: It would have been nice to receive a message from the property representative when I booked it and when I paid in full, and to get check-in info at least the day before we left; also, there were cobwebs in corners, many of the bulbs outside did not work, bathrooms were skimpy on towels and washcloths. Nevertheless, all these little annoyances pale when one considers how enjoyable and memorable the whole place is.

We loved this house!

First off the location on the river is the best ever! It's a quieter, more serene part of the Guadalupe but there were plenty of tubers coming by which is nice to watch, but not crazy busy. There is a tranquil waterfall right out the back door. My family would just sit up their chairs in the water below the waterfall and enjoy the sights and beauty of the river. I really loved having the nice big patio to grill on every night while enjoying the river being so close. The house was perfect in every way!!!! This owner bought the best of everything; the kitchen is fully stocked with NICE dishes, silverware, glasses and cookware. Our beds were super comfortable, bedrooms were spacious and the house was spotless upon arrival. I loved the decor throughout their home....it's very apparent the owners love their home and spend time themselves here often. Dino is extremely nice and hospitable! We're planning a trip back here next year and this home will be our mainstay from now on.

This was an amazing property and was perfect for our family getaway! The location on the river was fantastic and the views from the home were amazing. It is so peaceful at this house. There was plenty of room for everyone and the beds were comfortable. The two back bedrooms felt like waking up in a treehouse with the giant cypress trees outside the windows. You can even put your tubes in up river at the horseshoe and float back to the house (it took about 3 hours). We also enjoyed playing in the river on the small tube chute right in front of the house. Overall, the location in Sattler was great, in a quiet neighborhood, and we would definitely stay here again. Just be sure to bring your water toys

Best spot on the Guadalupe, directly in front of a damn with easy access to both shallow water for wading and 3’ water for floating or kayaking. Kids road the small tube shoot created by the damn over and over. I don’t know if we enjoyed listening to the sound of the water or watching tubes unacquainted with the tube shoot attempt to navigate it.

The location was amazing! We loved the windows overlooking the river and having river access. The beds were super comfy. We used the grill and while we had to clean it before using, it was still enjoyable on the deck. The neighborhood was very quiet. We saw deer at the house and on the river in the evenings. We took the dogs and would take them for walks in the morning. I would definitely stay here again.

If you enjoy the sight and sound of water falls while sipping a cup of coffee this is the perfect spot. Lounge on the patio and watch people tube down the Guadalupe or float yourself right up to your own steps. The house is very spacious with everything you need.
