Comfortable cottage in good location. Originally a high end cottage which is not being maintained or cleaned to a high enough standard expected of a holiday let. We had to clean areas on arrival. The shower screen and shower knob were broken in ensuite shower, glass furniture had a crack and there were drink spills down walls. Generally paintwork is grubby. Although there were previous comments about poor cleaning in visitors book, there didn't seem to be a great deal of improvement.

Poor
We arrived at location. Wasn't that happy with cleanliness. Lots of flys in kitchen. No milk in fridge for our arrival which would have been a help. The bed linen were for winter. Which were so hot. Summer duvets needed.

Nice little cottage let down by upkeep
Drains smell when bath draining.
Hallway ceiling leaks when raining.
Broken chair in kitchen.
Toilet seats move about .

Good location but....
Cottage was in quiet location near to village, and a good base for the area, but unfortunately quite a few small things which needed attention. Not really suitable for older people with mobility issues, there were two large steps in ensuite which were not mentioned in description. No welcome hamper so buy milk etc before you arrive! Thought it was expensive compared to other properties in which I have stayed, general maintenance could be improved. Note also that the Norfolk Riddle restaurant/fish & chip takeaway in Walsingham has closed down.

A Historical and Peaceful Spot
The cottage and the area lived up to our expectations. It was really useful having both interesting places and amenities such as village shop and pub within walking distance.
The cottage was laid out well, with everything needed for 'a home from home' stay.
With any rental property it is hard to keep everything such as paint work pristine with so many visitors passing through consequently the property although very good will need 'a paint touch up' at the end of the season.

Nice location, well equipped, but some issues
Arrived but couldn't enter the property because no lock box enter code sent. Had to phone to obtain code, which was given promptly. Nice' roomy, well equipped cottage, lovely location and outlook. Some features not good, e.g. ensuite shower had a slippery floor with nothing provided to help, no grab handle, surely a must for oldies, and no basket for shampoo, shower gel etc. Similarly, the main bathroom wet room had no handle and a very slippery floor.

Bay Tree Cottage
Bay Tree Cottage is a stylish and comfortable holiday home in an idyllic location. We liked the walk in shower room and the spacious dining kitchen. The garden had a lovely outlook onto a field and woods. It was a short walk to local villages. We especially enjoyed the snowdrop walk in the Abbey grounds in Little Walsingham. It took us 10 minutes to drive to the beaches at Wells next the Sea and Holkham. The cottage itself was an inviting place to return to after trips out or to relax in when the weather wasn't so good. We really enjoyed our stay and hope to come again.

Ground Floor:
Enter in to the lobby. Cloakroom With WC and wash basin. Kitchen/ dining room Well equipped kitchen with and electric oven and hob, combi-microwave, fridge/ freezer, dishwasher, Magimix coffee machine, washer/dryer and Smart speaker. Dining table with seating for six. Sitting room With with an electric living flame fire, Smart television and doors to the rear garden with views over the pastures.
First Floor:
Master bedroom With a king-size bed, television, ornamental fireplace, wardrobe and chest of drawers. Family bathroom With twin wash basins, a bath, separate shower, WC, children's step stool and potty. Bedroom two With a double bed and chest of drawers. En-suite shower room With a shower, WC and wash basin. There are two large tiled steps leading up to the WC and wash basin. Bedroom three With two 3ft single beds and a hanging rail.
Outside:
The rear garden is semi-enclosed as it has a low rear wall but this provides wonderful, unobstructed views over the grazing pastures beyond. There is a patio area with garden furniture and a charcoal barbecue. Neighbouring properties have a private right of access through the rear of the garden which is used for garden maintenance. Guests have access to the communal woodlands providing an exciting place for children to explore, but please be are there is an unenclosed pond. There are two allocated parking spaces in the vicarage car park. There is a 20-metre shingle path from the parking area to the property which may not be suitable for guests with mobility difficulties.
