About this property

Cosy rural 3 bed stone cottage with terrace within walking distance of the river

With original features, exposed stone wall, open beams, wood burning fire.
Sleeps 6 River Beach access 2 minutes from the house.
Private terrace. Free Wifi. Pet friendly.

Ceps Cottage - based in a small hamlet just outside Roquebrun in the national park. It has accommodation for 6 people with barbecue facilities and a terrace.

Breakfast/Barbecue Terrace
The property is small and intimate, a country cottage... You enter the house directly into the living area and kitchen, breakfast can be taken inside, or in warmer weather on the stone terrace opposite the house which seats 4 with extra 2 table chairs and has a BBQ.

Bedrooms
Up 4 steps you enter the master suite with dressing room, shower room finished in tadelkt and the master bedroom overlooking the river.
On the first floor the double bedroom is small but charming with exposed stone wall and open beams, it looks out onto the terrace. There is also a twin room with exposed stone walls and beams. There is a separate bathroom opposite, with a rolltop bath , toilet and wash basin. The property has been renovated but we have tried to keep as much of its character and rustic charm as possible.

Quiet hamlet location
Ceps cottage is ideal for those of you who want to be out and about, but base yourselves in a lovely part of the world - away from a busy village. The Hamlet of Ceps is bustling with wine makers and has a lovely river beach just 2 mins from the house, ideal for walking directly from the door. You can cycle or walk into Roquebrun if you are feeling fit (it takes just under 2 hours each way on foot or 20 mins on a bike).This is cyclist heaven! both with VTT tracks from Ceps and beautiful runs for road bikes. Bikers too will find themselves in a beautiful part of the world. There is room for 1 bike outside the house - just about.
Wine tasting is all around you and we recommend visiting Sophie at Le vieux Chai ( our neighbour) and Mas Albo ( also a neighbour) and if you fancy a trip out ..... the list is endless

Up to 2 well behaved dogs welcome. Dogs are welcome, just let us know you're bringing them. The double bedrooms are equipped with a wardrobe and a private bathroom with free toiletries and there is a hairdryer. We have a flat-screen for streaming on netflix etc but you may need to bring your own cable to fit your apparatus, although in summer there is so much going on outside that you probably won't need anything else.

The bedrooms are small but cosy and do not have enough room to put an extra bed.

Linen Provided
Towels and toiletries are provided at the house. If you would like to beach towels during your stay let me know... there is a small charge or you can wash and dry them before leaving for free.

Arrival days - we prefer to welcome you any day of the week except Saturdays during July and August in response to cheaper midweek flights and less traffic for easier arrivals. However, if Saturday is the only day you can arrive, ask and we will try to accomodate you but a later arrival time may be necessary.

The Mediterranean beaches of Serignan, a delightful French family beach or Valras Plage, a well developed resort , are about 45 minutes away. The whole area is peppered with excellent, reasonably priced restaurants with delicious menus featuring locally sourced ingredients wines.

Why they chose this property

I loved this house the minute I walked in it. The hamlet is beautiful and very pretty. I love the situation near the river, where I can find peaceful quiet moments in nature or chatting to my neighbours who are always around for support when needed. This is a real french community with plenty going on around us.

What makes this property unique

Near the river for swimming and sunbathing, great walks right from the front door, 1 ensuite and 1 private bathroom. Fabulous cycling area both for VTT and road cycling. Ideal base, quieter than the main village during summer.
