Spacious 4 Star Period Cottage, log fire, large garden, countryside, near Rye
Kingshoath Cottage is a charming, well-equipped grade II listed 16th-century character cottage situated on a country lane on the outskirts of the village of Beckley, between Rye and Battle. The cottage is a short walk from the "Rose & Crown" country pub and less than 8 miles from the Sussex coastline and sandy beaches of Camber Sands. See our website for more local information.
The property is Visit England-graded 4-star gold and accommodates up to 8 guests, although smaller parties often book and enjoy the space (small party discounts available for parties 4 and under). It has four bedrooms (the master with our four poster, a second king bedroom and two twin-bedded rooms), and a large enclosed garden, in the heart of English history, with delightful walks but also has access to London.
The ground floor consists of a utility room leading to a large formal sitting room with open log fire, a separate dining room with a table to seat 8, ideal for formal dining, French doors opening onto the large garden, a further cosy seating area small seating area, a country style kitchen with a large cooker, study with desk and library and a bathroom with bath, overhead shower, toilet, washing machine and dryer.
The first floor includes the 2 king-size bedrooms and the 2 twin bedrooms, together with a further bathroom with corner bath, a seperate shower and toilet.
To the rear of the cottage is a well-maintained enclosed mature lawn garden complete with summer house and is child friendly - children's swing, garden furniture/toys, BBQ. To the side of the cottage is off-road parking for three cars.
At the property we provide towels, bed linen, kitchen supplies (washing up liquid, tea towels etc) and toilet rolls ready for when you arrive. There will also be a basket of logs for winter use.
Under occupancy discount for smaller groups (4 and under) applies (please note only 3 bedrooms will be made available for this size group).
Mobile reception is reasonable at the property, the cottage is fully centrally heated, which is guest controllable.
Within 400m of the cottage is a traditional English country pub (Rose & Crown) which serves good home-cooked food in a genuine working countryside atmosphere.
If required we can provide a cot and hich chair.
This is a truly wonderful location for exploring 1066 countryside, providing easy access to the Sussex Coastline / Beaches as well as the ancient towns of Battle, Rye, and Tenterden or just relaxing with a good book.
If you are seeking something different, take the steam train from Northiam to the picturesque Bodium Castle or the antique and coffee shops in Tenterden. There is a very good factory outlet shopping center at Ashford (McArthurGlen) that caters to many luxury designer brands. Alternatively, either take the Euro shuttle for a day of shopping in France or a light aircraft flight from Lydd to Le Touquet. Plenty of good walking, horse riding, golf, water sports, or simply relaxation in front of an open fire.
ACCESS:- If you have mobility issues, please check with us as the cottage is a period property, there are some steps, and the main stairs are a little steeper than a modern house.
BEFORE BOOKING:- We work very hard to provide a pleasant stay; however, please note if you have very specific requirements or expectations, please contact us before booking. For example, the cottage roots lie in the 1650's, thus the cottage is not built to modern building regs, floors can slope a little, door heights are lower, we have some friendly country spiders that no matter when we evict them, can come back overnight, with an open fire it generates more dust than a house without no matter how much it is dusted, however, it all adds to the charm.
We seek to be fully transparent.

The host requires you to complete the following before checking out:
Load the dishwasher
Gather used towels
Remove personal items and take out the rubbish
Turn off the lights, lock the doors and return the keys
Please place used towels in bath(s), close all windows, turn off lights, and empty all waste bins into the green bin (all waste to be contained in black sacks provided)
Return all house keys to kitchen drawer, toys back into storage, parts to the games back into the boxes.
Let us know in the maintenance book on side about any breakages/accidents or defects that we need to address.

We regularly spend time there with our family, and have many happy memories of our own holidays spent on the East Sussex coastline and countryside.
