Multi-award winning, Lower Marsh Farm, Landulph, is set within an Area of Outstanding National Beauty on the River Tamar. A former Duchy of Cornwall renowned daffodil farm, Lower Marsh Farm is on the outskirts of the pretty village of Landulph benefiting from the secluded feel of being a million miles from City life but with the convenience of being striking distance of modern amenities.
Bulrush Barn is an attractive stone converted 1-bedroom barn which provides luxury accommodation. Set on one floor and accessed via heritage stone steps, there is a stunning large open plan lofty beamed ceiling kitchen / living area (approx. 6m x 4m) with wooden flooring, dining table and a fitted kitchen with all modern conveniences. Outside there's a private garden area including a table and chairs for al-fresco dining. Also in the large, fenced, private garden, is a stylish wood-fired hot tub (initial logs are free of charge and sustainably sourced from the farm).
Guests have full access to all of our on-site amenities – including tennis court, orchard with a hammock for relaxing and admiring the view, basketball hoop, private woodland and river frontage with tidal shingle beach (great for wild swimming, SUP, kayaking or just relaxing with a picnic). Walk to the River Tamar beach past the Salt Marsh Nature Reserve grazed by gorgeous Highland Cows. Access to shared outdoor heated swimming pool which is open during warmer months (normally Easter to end September), 10am - 4pm and sessions are booked at extra cost.
While staying here, you can benefit from discounted tickets for the Lost Gardens of Heligan.
Children and babies are welcome and we have a cot, high chair and stair-gate available by prior arrangement (plus can provide baby bath, kitchen cupboard door locks etc). We have ample parking and storage areas for bikes, surf boards.
The bedroom has a super king sized bed (which can be configured as 2 singles on request), a single bed and we can also provide a cot if needed. There is also a double sofa bed in the living area.
You are welcome to bring a well-behaved dog by prior arrangement (there is a £20 charge per dog).
After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – there is an ample supply of logs provided.
There are so many things to do here and out and about, but for any rainy days, the barn comes complete with a large flat screen television and Blu-Ray/DVD player. There are books, board games and DVDs in the the property for your use.
There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding (SUP), wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more.
This is a NO SMOKING property (inside and outside) with free Wi-Fi. Egyptian cotton bed linen, fluffy towels and heating are included.
Early check-in (up to 2 hours at £10 per hour) / late check-out (by 1 hour at £20) can be booked - availability will be confirmed on request.
The magical Nature Reserve is rare salt marsh habitat and boasts an interesting array of flora and fauna. With herons, buzzards, egrets, kingfishers, pheasants, owls and bats galore, Lower Marsh Farms offers the nature lover over 40 acres of opportunities for rambling, bird watching, or just enjoying the peace and quiet of the Cornish countryside.
In easy reach are beaches, fantastic gardens, and lots of activities for all ages. There are plenty of sailing opportunities in the nearby safe waters of the Tamar estuary and there is a yacht club approximately 1 mile away in Cargreen. For Golfers, a few miles away is the St Mellion International Resort and for non-golfers there are luxurious spa facilities.

Beautiful accommodation! We had a very relaxing week with the family — everything was clean, comfortable, and perfectly located. We enjoyed lovely walks in the surrounding area down to the River Tamar, and it was a great base for day trips to the coast or Dartmoor. Highly recommended!

Thank you for being lovely guests and so glad you enjoyed your stay here at Lower Marsh Farm - being on the border means it is a great location to explore the delights of both Devon and Cornwall. Next time you visit, I would recommend a trip to Bodmin Moor which is just as lovely as Dartmoor.
We had a nice stay at the farm. The children enyoyed the time in the playroom and with the animals on the farm. Beautiful surrounding, but a little bit of the grid.
Had a fab, peaceful break here. The wood fired hot tub was so quick to warm up and made for a great evening under the stars on a chilly but clear night. Local walks and time to slow down and rest. Just what we needed, thank you

A beautiful barn in a wonderful setting
We stayed at the barn for 3 nights and had the most amazing break, the owners were very helpful and on hand if needed but without being intrusive and the barn itself and setting was just beautiful, the barn is immaculate and beautifully decorated with modern facilities, it is fully equipped with everything you could possibly need, the beds are extremely comfortable, we did not want to leave! We would definitely stay again and again!

Our family of 3 and our dog stayed at Lower Marsh Farm in July 2024. Would highly recommend. We had a fantastic stay: converted barn was perfect, had everything you would want, fabulous bathroom, fully equipped kitchen, comfy bed, secluded enclosed garden etc. Amenities on site were excellent and we used the tennis court and table tennis room several times (equipment all there for you to use).
Owners/staff very helpful and welcoming but not intrusive. Lovely walks on site too.
Gorgeous little barn conversion with all the modern conveniences. Bright, pretty and set in the most lovely farm courtyard.
Super to see the ducks, chicken and peacock wandering around !
Glorious walks in the ancient bluebell paths and fields. Super sunsets on the private beach at the estuary.
Just a small note, there are at least 9 stone steps to the property and another 9 uneven steps to the top garden. Totally worth it to enjoy the welcoming wood fired hot tub and glorious views.

My husband and our dog Goose stayed here just this last weekend and what a gem of a place to stay. For us it was idyllic. We were greeted by a nice lady called Chris who showed us in and we were immediately wowed by the interior of the converted barn. Its beautiful and you have everything you could possibly need great kitchen, great bathroom, lovely comfortable bed and they even provided Goose, our dog, with her own welcome pack of blaket, towel, dog bowls, poo bags. We were also treated to a bottle of the farm's own made Apple Juice which was absolutely the best i ever had. Kitchen all kitted out with utencils and cutlery washing machine, dishwasher, cooker all good. Bathroom lovely and big as was the bedroom. The garden was just lovely and private with a wood fired hot tub which was fantastic. We would have used the barbecue had it not rained but you can't choose the weather. Nice and quiet for an idylic retreat from the pace of everyday life. Lovely woodland walk to the beach at Tamer estuary. Lovely views. We will definitely stay here again
Wir haben einen sehr schönen Urlaub,in einem gemütlichen Ambiente erlebt.Unsere Gastgeberin Olivia hat uns sehr herzlich empfangen. Auf uns wartete eine Flasche Apfelsaft (aus eigener Herstellung, sehr lecker !....wir haben auch einen kleinenVorrat mit nachHause genommen), Milch und ein frischer Blumenstrauß ....nochmal vielen Dank dafür. Die Wohnung war sehr sauber und liebevoll eingerichtet. Für Regentage gibt es DVD'S, einige auch in deutscher Sprache und div. Spiele....Angenehm war auch ein kleiner, nicht einsehbarer Gartenbereich zur alleinigen Benutzung. Alles in allem: nix zu meckern...Wer ein schönes Ausflugsziel in der Nähe sucht....der kleine Fischerort Polperro ist sehr zu empfehlen. Ach ja, bitte unbedingt beachten! Vor der Anreise gibt es eine ausführliche Beschreibung zur Anfahrt....es macht Sinn, sich danach zu richten. Das Navi bringt einen zwar auch ans Ziel, aber es nimmt eine 'Adventure-Route' die es aufgrund der schmalen Straße 'in sich' hat....

Property above expectations, clean and interiors decorated and designed to a high standard. Hot tub was ace!.
The owner Oliver very welcoming and accommodating and a great cook ( well worth trying her home cooked food). Plenty to do on the farm and so peaceful. Will most definitely be staying again .
What an amazing get away. With great attention to detail, big comfortable bed, amazing shower and water pressure, the hot tub is so much fun and right on the back door step.
A beautifully restored barn done to very high standard set in a lovely location, perfect for a small family and dog, a real home from home.
A couple of points I would like to mention is it would of been nice to have had a wardrobe for hanging clothes, myself and my wife were there for a week and there wasn’t enough hanging space on the rail next to bathroom.
Secondly there wasn’t any communication with the owner which to a degree we liked, but a hello is everything ok would of been nice.
Don’t let the above 2 comments put you off as they are minor and didn’t spoil our stay.

Take a short walk down to the waterfront during low tide to enjoy the private shingle beach.
