The house may be divided into two independent wings giving flexibility. Outside school holidays smaller groups can rent just one wing.
Watch a barn owl hunting at dusk as you enjoy supper on the veranda, play cricket or rounders on the grass, relax by the log stove in winter after a day visiting historic Osborne or Carisbrooke Castle or walking the coastal path. It uses a geothermal heat pump to provide hot water and underfloor heating. . There is a high level of insulation, ensuring the house is cool in summer, warm in winter. The house has its own dirty water treatment plant. Low energy lighting is used , recycled paper products and environmentally friendly cleaning products. Waste is recycled where possible. There is good access to public transport and secure bike storage.
Wildlife: A great location for those keen to spot wildlife. Set in the peaceful West Wight, from the veranda it is possible to see barn owls and little owls hunting. Raptors such as kestrels, sparrow hawks and buzzards frequent the fields and may be seen daily from the house. Herons and egrets fly past; green and spotted woodpeckers breed in the trees on the land .....as do lapwings, pheasants, partridge and a myriad of common small birds. There is a good population of hares in the fields - and the occasional red squirrel.

We have just spent a wonderful week here with family . The property is immaculate & very comfortable . Lovely veranda for sitting out & a great bar b q . The owners greeted us on our arrival & we had a basket of local goodies to start us off . The peace & tranquilty is a must for us & we did many walks around the farm fields with our dog . It was a perfect place for the disabled member of our family . We will definitely return .

Orchard Lee is set up for families who appreciate spending time in the peaceful West Wight. Having level entry and a large wetroom, it is designed for ease of access for anyone with reduced mobility.
We look forward to welcoming back such appreciative guests!
The house is a great size with all the amenities needed, really appreciated towels being available. We were a group of 9 and there was plenty of room. The outside space is plentiful with garden furniture, the grounds really are beautiful.
There is a bus stop a short walk from the house, with buses going to Newport and others. A short drive from Yarmouth.
The family run business is clear throughout, the owners went above and beyond for our group and I can’t thank them enough, kindness really shone through.
I would recommend in a heartbeat, thank you Jill and family for a great stay at your wonderful property.
Thank you for the use of Orchard Lee, both families had a wonderful stay. The property was clean and well presented and we had all the facilities and space we needed for us and the children. It was the perfect base for our trip.
We enjoyed a weekend with our family as my belated birthday celebrations. We found Orchard Lee to be perfect.
It’s a very peaceful location but just two miles from Yarmouth.
The house is very comfortable and has everything you need.
Jill was very helpful in recommending good shops and places to eat.
Would not hesitate to stay there again when visiting the Isle of Wight.

Glad that the extensive grounds and location were appreciated for a family gathering to celebrate a 90th birthday.
Two vintage buses, one of which hasn't moved for 15 years, are stored in a barn in the farmyard itself well away ( 50 yards) from the grounds of Orchard Lee. There are sometimes tractors in the farmyard too.
We do prefer dog owners to clear up after dogs which 'roam' in the field.
We have just returned from 11 nights with our children (8&6) and another family. Jill and Steve were extremely welcoming and the properly spacious with well equipped kitchens, comfortable beds and lovely hot showers. Close to Yarmouth and Clearwater there’s plenty to do locally and it’s straight forward to travel throughout the island. Would definitely recommend.

Romslig og praktiskt hus. Veldig barnevennelig bolig med stor hage. Så stedet anbefales virkelig og særlig til barnefamilier.

We were pleased to see the two families enjoying the space to holiday together, with the children especially loving the field to play in. Hopefully, the beauty of the West Wight with its beaches and countryside, and interesting places to explore, will bring them back another year.
Best house for 3 generations with babies, wheelchair user and a dog!
We love the Isle of Wight and visit every year. This house suited us best of all the houses we've stayed in. Great, peaceful location, with easy access for wheelchair. Plenty of room for everyone. Loved the veranda with a table for outdoors dining looking out at the view.
It was so cool inside in the hot days which was perfect for our older generation and the babies.
We'll be returning!
Spacious well equippedhouse in peaceful location, suitable for a family member with wheelchair.
Lovely views towards the Downs, and its own field for games with the children made this a great choice for a family holiday. The wetroom had wheelchair access which was perfect for the wheelchair user. The green geothermal underfloor heating was impressive - plenty of hotwater even when all 3 bathrooms were in use.
The bedrooms were comfortable and we were offered a cot.
We liked having two kitchens and being able to shut middle doors to give us one quiet end in the evening.
Helpful owners who were available for advice but not intrusive.

Our Farmhouse Escape
Yet again we have just returned from a really enjoyable stay at Orchard Lee. It has everything we need, is warm, clean and a 2 minute drive from the ferry at Yarmouth.
There is enough room for the kids to have a room each and for our friends to stay with us, plus the dogs are welcome too, which isn't always the case on the Island.

Fantastic stay
This is my third visit to Orchard Lee and yet again it didn't disappoint. We booked as a group and used the whole bungalow. This worked so well, there was plenty of space for us all to eat, dance and relax. It was exceptionally clean with nice quality bedding and towels. Outside is stunning, very quiet and plenty of outside seating. Jill and Steve were amazing as always leaving eggs, butter and milk for us on our arrival. I am already planning our next visit. Thank you Jill and Steve.

Orchard Lee works well for groups because there is so much space inside and out; room for relaxation in the peaceful countryside of the West Wight.
As Yarmouth, with ferry terminal, shops restaurants and pubs, is only 5 minutes away, Orchard Lee is easy to reach for weekends or longer.
These guests also come highly recommended as the house is always left tidy and in good order! We look forward to welcoming them and their friends again.

A lovely Family Holiday Home!
Jill and Steve were very accommodating, from the start of the booking process and even booking our ferry tickets for us, to the prompt refund of our deposit. We had a lovely weeks stay, with three generations and there was everything we could possibly need at the property, which was clean and well maintained. I would definitely recommend and wouldn't hesitate to return in the future. Thanks Jill!

What a wonderful place to stay!
We were a group of 9 all female friends looking for a girlie weekend away in a comfortable home, lovely countryside and something that would be easy to arrange. We got all of that and more staying at Orchard Lee. Jill and Simon are so friendly and are perfect hosts. Making the booking was hassle free and as we were arriving late on Friday evening Jill was happy to accept a Sainsbury's delivery for us before we arrived and had put everything away in the fridge etc.
The house is large and airy with plenty of room for 9 of us and despite being a big space it was lovely and warm and cosy. It's also worth mentioning that I had a fantastic sleep! Not sure what make the beds are but they were great! I've had many a weekend away where the bed was a big disappointment.
The house is based on a farm surrounded by lovely peaceful countryside. We were blessed with good weather given it was early March and loved it so I would imagine it would be even more special in the summer sun and making full use of the BBQ and spot for a fire pit.
We had such a lovely time, I would definitely recommend this house. I have 2 children and know they would love it too and this would be a great spot for a large family or two smaller families going away together.
Book it! You won't regret it!

A quiet escape
We were a party of 8 adults who wanted a quiet escape on the Island, we were not dissapointed.
The owners met us at the property and made us feel very welcome, from the daffodils in the flower vases to the brilliant welcome pack, the homemade marmalade was a big hit.
The accomodation is light, modern and very well equipped. The underfloor heating keeps the whole place lovely and warm.
The place is set on the edge of a farm, the countryside is stunning and at night the sounds of owls and pheasants is great to hear.
There is lots to do on the island, with lots to explore and see.
We will be back.

Great place for a relaxing break
I stayed here as part of a large group and we had a brilliant weekend. The accommodation is modern and spacious with enough bathrooms for everyone to spread out and without tripping over each other - the owners Steve and Jill Cowley and their family also gave us a warm welcome.
This place is great for groups of friends and families alike - it's resplendent in a beautiful rural setting and ideally placed for getting round the Isle of Wight and only a short drive to a beach. For families, there are plenty of quiet roads and lanes to explore by bike and the overall beauty of the island makes it a brilliant place for a short break or a longer stay.
At night the lack of the usual orange "night glow" means it's a great place for star gazing and listening to the local owls - there's also a fire pit set back from the cottages so there's no excuse for not sitting out and enjoying the night sky.

Very nice and clean and well located for explorers
This is our second stay at Orchard Lee with our 3 children. They loved it as they can scoot right around the house on decking, the TV and iPads hardly got used. This is a great location with no light pollution if you enjoy star gazing. Also well located to Island attractions and a local supermarket 2.5 miles away in Freshwater. This year the Grandparents stayed overnight and the Great Grandparents who live on the island visited each evening. They all commented on the space, location and home comforts of Orchard Lee. The children loved it and already want to return. We hired the whole place and this gave us a children's end and parents end of the house, which meant we could all relax, giving them a bedroom and bathroom each! If you need a decent size place for a IOW trip I really can't recommend this enough, it's lovely. Enjoy the stars at night and beautiful views by day. Thanks again

Secluded, quiet and comfortable
Seven of us, including two wheelchair users, had a lovely long weekend here. The cottage was immaculately clean when we arrived, warm and the south-facing verandah makes the most of any sunshine available. It's a great base for exploring the island. The owners' welcome was equally warm and I wouldn't hesitate to book again.
Pet owners, just be aware that they won't be able to run free. The meadow is unfenced with a stream at the bottom.

Orchard Lee
We thoroughly enjoyed our stay at this very comfortable house with 'green credentials'. It is an attractive building, with a wooden decked terrace around the whole property. It sits in a very large area of meadow, with beautiful views across to the Downs in the distance. Lots of space for children and active adults to take advantage of. The house is very comfortable and well fitted out, and extremely light and airy. It would be an ideal location for a holiday/break at any time of the year.
The house is located on a large arable farm in the West Wight, ideally placed for the Lymington/Yarmouth ferry, and at an easy distance from the Cowes ferries. We took our cars and spent many a happy hour exploring the wonderful West Wight, which is truly beautiful. The Island has a very good bus service, and I believe that a lot of visitors use this method of transport, also an ideal spot for bike lovers and of course for walkers.
In essence a very attractive, modern house with all the comforts you require for a wonderful holiday, with the added benefit that it can be split in two for two separate families/couples. A great location away from the noise of a town where you can enjoy the countryside and seaside and all it has to offer
