This former farm is 1 mile from the village of Sawdon. Set in large landscaped gardens with woodland area and cabin, it is a quiet and relaxing holiday base from which to explore the surrounding countryside. Perfect for walks and cycle rides into the forest from the doorstep. Great for bird watching in the gardens or forest, with Raptor View Point a short drive away. The area also has dark skies so ideal for avid stargazers. Convenient for Scarborough, Whitby and York, and the market towns of Malton, Helmsley and Pickering with its steam railway. Castle Howard and Heartbeat country are an easy drive away. There is an award-winning butchers in the neighbouring village of Brompton. North Yorkshire Water Park is 6 miles from the properties. This is described as the largest natural water sport lake in North Yorkshire. Pub 1 mile and shops 3 miles.

Lovely setting no local amenities but this wasn't a problem for us as we had car and were able to pick up essentials when out and about. Would highly recommend.

We had the best holiday here having had our holiday to Cyprus cancelled we booked a last minute holiday here, the location is perfect, lovely and quiet, perfect for walkers and mountain bikers being so close to dalby forest, we went out most days, also only a short drive to filey, Scarborough, whitby ect. The cottage was warm, cosy, clean, everything in there you could need. there was coffee, cakes and flowers on arrival, lovely touch.
The owners we lovely and the bike storage was really useful the grounds were really well kkept and my son had hours of fun running round the garden.

Everything was beautiful, well thought out and better than we had hoped for. A very magical place with lots of amazing walks and places to visit within a 10-45 minute drive. There are some lovely walks to be had also from the cottage itself.
We have been quite harsh scoring the local amenities an 7/10, and this is because the nearest shop and pub were a 5-10 minute drive away.
On arrival everything looked very clean and tidy, but when we went to use the kitchen there were some dried food splashes on the worktop and a couple of the pans weren't very clean.
However, we would definitely recommend this cottage and would love to visit again.

This is now our 3rd year to visit the cottages , the cottage was lovely and clean and has everything you require for a good break with good quality furnishings, the hosts are very nice and helpful, plenty of parking in nice well kept grounds.
It is a great base to get away for a peaceful rest and with many local locations just a short drive away. I will be going back again in the future.

Perfect, highly recommended. Lovely quiet location just off the beaten track with easy access to main attractions. Plenty of deserted lanes for dog walking. Owners nearby but helpful and unobtrusive. Would visit again.

Beautiful cottage.
Beautiful cottage. Owners very pleasant, nice touch with flowers and lovely scones with jam and cream. Equipment in kitchen very good, the one complaint was the showers in both bedrooms, we couldnt get the temperature right, boiling hot then freezing cold, best we could manage with the shower over the bath was lukewarm by keeping flow on medium and temperature on maximum. room with shower cubicle couldnt get regular temperature at all. On leaving I did mention the problem to the owner so I am sure he will get the matter sorted.
It wouldnt put me off using the cottage again
Good location if you like dog walking.

Very enjoyable holiday. Owners very pleasant, a nice welcome with the cream scones.
Main problem both en suites the showers were a let down. We just couldnt get a hot shower. The water was either lukewarm or cold no matter how we tried the controls. Even tried using only one shower at a time.
A good location for dog walking, you do need the car for going anywhere else other than the village.

The cottage was very well kept along with the garden, The seating and beds were also comfortable. For us it was a perfect spot.

Small but perfectly formed.
From the moment we arrived we felt like we had found a home away from home. Kids loved it as did the adults and the dog.
The cottage had everything anyone could need for the stay and more. Nice little pub within dog walking distance and the best butchers/farm shop serving one of the best pies i have ever had around the corner.
A perfect location for Scarborough and all it has to offer in easy driving distance.

A stylish and well equipped cottage in a secluded spot. Car essential. Follow the owner's instructions rather than a sat nav to avoid the scenic route. Lots of great outings within easy reach. Emma and Rob are very helpful and the site is very well run.

Lovely cottage with parking on site, all cooking equipment provided too. Only slight problems were the small TV which we had to retune and move cables to get a decent picture and the shower where the temperature was either too hot or too cold.
Cottage has storage heaters and a light burner although limited number of logs may be an issue at certain times (extra logs can be bought) from the owners.
Cottage next door had Netflix too but not in Grain End.

Brilliant week on our first cottage holiday with our dog.
Brilliant week on our first cottage holiday with our dog. Really well equipped cottage and lovely touches like homemade scones, flowers and dog biscuits when we arrived really made a difference. Hosts were very friendly and welcoming.
It’s a beautiful part of the country with so many things to do nearby. Highlights for us were Flamingoland, Whitby and Scarborough.
Looking forward to a return visit!
