Great place. Very clean and wonderful for families. Outdoor hot tub was a huge hit. Walking distance to Blairgowrie shops and cafes. The garden was a tranquil oasis.Highly recommended

This house embodies relaxation! From the moment you walk in, you feel peace & calm. Great location and close to everything. A short walk to the beach and a 2 min drive to local cafes and shops.
Monica was a great host, communication was prompt and friendly. The property was easy to find & 10 minutes walk to the beach, it was clean & tidy, spa was an added bonus & instructions were clear for appliances.
Wouldn't hesitate to stay again.

Good location
Stay was ok the property wasn’t cleaned before we got there had to clean the bath so we could bath the kids
The flooring is all damaged from water all the skirtings next to the windows were all damaged
One of the blinds has mould growing on it
The outside garden was nice for photos which was a positive I think the place is a bit run down and needs some tlc

Rory during our conversation on the phone I do appreciate that you advised me of the floors not being properly vacuumed . You also told me that you were not staying at our property but you booked it for your family or friends whilst you stayed at another property nearby . So It seems that this review has been written by one of the women that stayed. Perhaps she didn’t see what you chose to book and that she would have never booked this property to begin with. Perhaps casual holiday houses do not suit her. That of course doesn’t change her complaints.
We hire a large Cleaning Company on the Peninsular to do all our cleaning inside and out. I am sorry that you thought the house wasn’t cleaned because it was. I do thank you though for pointing this out to me as we pay them large hourly rates to only hear that it wasn’t done properly. I have now emailed this company and told them I was not happy as this affects our guests. They have assured me that they had a meeting with all their staff and i have confidence restored that this will not happen again So I do apologise for an inconvenience caused to your family or friends.
Flooring damaged from water. When in the past few years there was heavy constant rain, we did get a leak from the ceiling which in turn caused some bubbling in the flooring in small locations where the leaks happened. We hired proffessional plumbers to repair the leaks and we have installed new flashing and even water pits in the yard to collect the excess water. Should a new future leak happen, we will again hire plumbers to repair it. This cannot be helped and it was unfair of you i think to pick on the flooring. I feel as though you expect us to replace the whole flooring.
The skirtings - again you have advised all skirting at all the windows are damaged. This is an exaggeration on your part in that where the downpipes are there was a leak in the past and this as i said above was rectified with adding down pipes and water collection boxes in the yard. The plaster walls were wet then dried up causing the plaster to shrink away from the skirtings. This will be rectified very soon. The rest of the skirtings were only given 1 coat of paint. They are not damaged.
Mould Growing on the blind ? All the blinds in the house were replaced except for the cotton ones in the living area and the Bunk room. I dont know which cotton blind you are referring to as there is no mould growing on it. However behind the very top end of these blinds they touch the glass behind them and in winter there is condensation which with dust and water has stained the blinds. If this was mould you would have smelt it the minute you walked into the house.
Run down - the exterior of a beach house has to combat the harsh environment of the salty winds. The front is just in need of a coat of paint including the front windows. This update will be done from February next year. The back is fine.
The interior of the home has had new wall paneling installed and we are still in the process of catching up to everything.
As I told you over the phone Rory, when there is a need for repairs we have always fixed those within a couple of weeks of finding them. In November we do the bigger jobs.
We are in the process of catching up and have never ever stopped and I must say I am disappointed in this review. Others before you in the most part have given us great reviews.
This family or friend has high expectations and this house did not suit them.
I hope they find what they are looking for next time
Very clean but a little out dated Doors were sliding in bedrooms and bathroom..toilet in between laundry and bathroom with sliding doors hard to close and noisy to open Strange door arrangement with conditions in the bunk bedroom But overall all had a great time

Good budget property
We were after a property on a budget for a girls weekend away and found rye spa haven We really enjoyed our stay here was beautiful on the inside plenty of room had everything we needed and loved the spa, was abit disappointed in the outdoor furniture full of spider webs and bird poo but guessing closer to summer that will be more maintained but over all we had a good weekend staying here, owners were amazing with check in and communication would definitely come back with the family

Thank you Leah for your review. A guests input is always important to us. After every guest leaves the out door yard is always swept, furniture wiped down and cleaned. Most guests stay every weekend. The yard is full of trees with wonderful birds singing away on them. The area also has many rain storms causing a bit of dust etc to come down. It is a little difficult to keep up with it daily. We ourselves visit this property on a monthly basis and wash away cobwebs and give the proprerty another overall check however it is hard to keep up with nature. Warm Regards Monica

Excellent Clean and quite property
It was a nice experience. Beautiful and quite area. Rooms were reasonably big and good interior. Lots of utensils if you plan to cook. Lots of game to play with your kids. All in all would recommend if you plan to stay at a nice cozy place with just your family around. Thanks Monica
We enjoyed our weekend down at Rye, plenty of space and had everything we needed to relax and cook! Only thing we weren’t happy about was the cleanliness! The floors were really bad and sand was everywhere, hadn’t been vacuumed

so loved the design of this property. as soon as you walk in the doors you feel welcomed. it's open, airy and feels very zen like. we did forget to bring bedding, towels and shampoo, soap etc but they were easy enough to purchase and the house was spotless, the location perfect and the hosts responsive.
Enjoyed our stay here with 6 adults. The kitchen is well equipped with pots and pans, so we had a great time cooking meals and using the BBQ. The spa was clean and easy to function. Loved the garden. To larger groups -- please note there is only one toilet! This was not really an issue for us as we are a close-knit group but may be a recipe for some awkward situations. Thanks for a beautiful stay.

Phillip and I bought this house as a family holiday house due to its unique design and peacefulness and garden. We love the short strolls to the beach, the buzz of the Blairegowrie dining strip and shops, and the short drive to Sorrento our favourite hang out. Rye pier and its strip of shops are also a short drive away. Then the green hills of Red Hill, dotted with so many wineries, cosy cafes and more. The rugged coastline of the Bass Straight. Being a photographer I find this area gives me so much variety of nature to photograph. We love walking on the coastal tracks. We find that we never get bored with Mornington Peninsula as there is so much to see and do in summer and winter.

The rugged coastlines, the beaches on the bay, the walking trails, wineries, cosy country cafe’s, the village shopping strips and dining options and live entertainment. This area is busy the whole year summer to winter there is always something to see and do.

This property has a unique angular walls and design in all the rooms and the walls facing the yard are either all glass sliding doors or windows overlooking the garden which brings it in view to the whole house. It has been currently refreshed to reflect a beach style decor.
