Nestled in the heart of the spa capital of Australia, The Hive offers guests a superb country getaway.
Set on an acre of natural bushland just two minutes drive from the centre of Hepburn Springs, and surrounded by a beautiful bush landscape, there is no doubt you will forget the hustle and bustle of life here. Only 70 minutes easy drive from downtown Melbourne, everything you need is provided, so you just need to turn up and relax. The Hive has 8 bedrooms, separated into 4 ‘suites’ with two bedrooms with an ensuite in the middle (see floorplan for bed arrangements). There's plenty of room for 24 of you to spread out. In fact, we believe The Hive is the biggest shared living accommodation in the region. It's ideal for multiple families wanting to holiday together, family reunions, craft groups, yoga retreats, wedding guest accommodation, ladies weekends, small conferences/classes and much more.
The living area is extremely generous, with plenty of space to spread out. The lounge area includes a big-screen TV with 5.1 surround sound, with a HDMI input for laptop input. The dining tables can be reconfigured if you wish, and the TV in the dining area can also be set to view the laptop input. There are two light courts, which provide excellent alternate rumpus areas, each with a TV and one with a Wii console and the other an extensive collection of boardgames.
The living areas are heated by an automated hydronic heating system that distributes silent warmth, keeping the house at 20 degrees even on the coolest winter night - provided you keep the windows and doors closed! And then the wood fire is available for that magic ambiance or if you want a crank up the heat. A pile of firewood is provided. Each bedroom also has an electric panel heater to quickly and easily heat your bedroom. For the hotter times, there is evaporative air-conditioning throughout.
In addition to the indoor living areas, The Hive boasts an expansive deck area, with a commercial BBQ, plenty of outdoor furniture, a large in-deck trampoline and a wonderful outlook. Bring your own coffee machine though… if you can’t manage without your favourite brew.
We know that some things make a stay so much better when holidaying with a crowd. At The Hive, we're pleased to offer two dishwashers, two fridges, three ovens and metres of benchspace in the semi-commercial kitchen. There's heaps of cutlery and crockery, sharp knives that actually cut ! and plenty of quality appliances to make catering a breeze. The layout is also spacious and perfect for sharing meal preparation.
The property is commercially rated, so high safety standards have been applied to its design and construction. It has fire proof walls and doors to the bedrooms, a sprinkler system and a disabled suite (meeting with AS 1428.1). We believe this is one of only two fully compliant accommodation options in the region.
Smoking is strictly prohibited on the entire site. Sorry, no pets - allergy friendly accommodation. Not suitable for bachelor/hens parties nor schoolies, and whilst the setting may be lovely for a wedding, unless your guest list is 24 people or less, we cannot accommodate your special day sorry.
Guest information
We're not a fan of the way many properties advertise "from" a certain rate, but by the time you've added extra charges for additional guests/linen/bond, the price nearly doubles. Especially for large families, like our own.
For this reason, we've tried to keep the pricing inclusive and simple, and the availability and pricing calculated by the HomeAway website is always correct, but to summarise.....
Weekends & public holidays: $1750/night Midweek $1250/night This includes a 3pm check-in on the day of arrival, and 12pm check-out. Early check-ins (ie 9am) and late check-outs (ie 7pm) are available for a half-day rate each.
There is a two night minimum charge (even if you want just 1 night), and public holiday weekends have either a 3 or 4 night minimum stay.
These prices include the full capacity of the house (up to 24 guests), and includes linen (sheets, bath and tea towels.)
Enterprise-grade Wifi equipement provides excellent internet coverage across the whole house, subject to a fair use policy.
There is car parking for plenty of cars, with easy access and no scarily-steep driveways to tackle.
We hope all of these features will add to the enjoyment of your stay.
What’s not included. Concierge service – We have contingencies in place for a range of emergencies and are available on the phone for questions, but this is a house rental, so if a battery in a remote goes flat or there is a spider in the bathroom, you will have handle those yourself as you would at home. Furniture removalist - When you leave, you will need to return everything (furniture, kitchenware) to where it was when you arrived, and leave the house tidy, removing all rubbish and recyclables to the bins outside.
Thanks. Peter & Janet

The property was everything we hoped it would be. Plenty of room for separate family time. We had the fire going slowly all weekend along with the central heating and bedroom panels and the place was very cosy.
The Hive was the perfect location for our family get together with plenty of communal spaces for sharing time and tucked away spots for quiet time too! The trampoline on the back decking was a hit with everyone and the well-equipped kitchen made meal preparation flow easily. Thanks Peter and Janet for your clear communication and for being easily contactable.

The house is a great size and bed configuration for multiple family’s.
Hive is one of the best places we’ve visited! It’s a perfect spot for a group of families — spacious, well-located, and thoughtfully designed. The house was very clean, beautifully maintained, and had plenty of areas for everyone to relax and enjoy. Highly recommended for a comfortable and memorable stay.
Great for a big group, both kids and adults had a great time during the stay. Trampoline was a big hit, and fireplace in the evenings after the kids went to bed. Plenty of room for all.
Had a wonderful stay at The Hive with all our family for our son’s wedding which took place at Lavendula which was only 6 minutes away. The house was perfect with the 4 separate wings. It was spacious and clean and the kitchen was well equipped, although it would have been wonderful to have a coffee machine. Loved the quiet surrounds and waking up to kangaroos in our front garden. The trampoline built in the deck was a big hit for the kids. I would thoroughly recommend The Hive.
The Hive was the perfect setting for our extended family weekend away! The space is amazing, beautifully decorated, very very well equipped kitchen and the kids absolutely loves the trampoline!
We were a group of 18 Adults. The property is well equipped and everything is provided for a large group. Lovely property with large living, dining rooms and kitchen. Bedrooms are comfortable and no bunk beds is great for a group of Adults. Good location, a short drive into Daylesford.
The house was so spacious but also cozy, especially with the fire lit in the lounge room. We had a wonderful stay, it felt secluded but close enough for a coffee run in the morning. It was lovely to wake up to Kangaroos grazing in the backyard.
Terrific, modern facility within a serene environment. Bedroom setups are very family friendly. Plenty of room to eat and socialise. A great place to stay.
Amazing weekend, so much fun. The place was perfect for our family, spacious especially the living, dinning and kitchen. Very clean. Thank you Peter and Janet for allowing us to share memories.
