Secluded in the forest and nestled in a quiet neighborhood, this beautiful two-level vacation paradise has restful vistas, lots of outdoor space, boat dock on a placid lake, and access to the best mountain bike trails in the country! With four comfortable bedrooms plus an office with a convertible day bed; 3.5 baths; efficient and equipped kitchen & dining room, both with eating areas; extensive deck areas; pine shiplap ceilings, two fireplaces, laundry facilities, and an appealingly open floor plan but still private spaces when needed; this vacation space is everything you’re looking for! Located in the heart of the Back 40 Bike Trails, there are mountain biking trails all around. Bikes are safe in the enclosed garage when not in use. Swim when it's hot in the man-made lake, then play games, solve world problems, or just relax at the deck table with your compatriots, or around the firepit below on the ground level. Spend the evening - or early morning, or any time of day - enjoying the views of the lake, the wildlife, and the feeling of being lost in nature.
Cook on the grill, find one of the myriad restaurants in the area, or enjoy a picnic. Anything’s possible, and pleasant, at this delightful lake house home away from home!
NOTE: Please follow checkout instructions before departing; they’re in the guestbook on the counter, and very basic, but so helpful! Also, due to the frequency and expense of occurrence, there will be a base charge of $25 to return items left behind by guests. Please, check all rooms for personal belongings before you go! Thank you.
IMPORTANT: Because this home is in a quiet neighborhood on a winding road, parking on the road is NOT allowed. Vehicles are limited to what will fit in the property space - usually no more than 5. Gatherings of more than the maximum 14 registered guests are NOT allowed without express permission and arrangements with the owners. Please do not bring non-registered guests for gatherings here. Outdoor quiet is expected after 11 p.m. We love our neighbors and respect their needs and wishes, so we expect our guests to be kind to them as well. If we receive reports that these rules are not being followed, you will receive a call or text. A second contact may result in eviction without refund, so please don't make this happen! Enjoy your stay while being considerate of the residents, please.

Best Place Ever!

The owners of the home were amazing in their communication with us, from months before our stay and all the way up to our last day of the trip. Karla is a one of a kind host! The house was located perfectly and had everything we needed. We will be staying here again next year!

Awesome stay

We play Bella Vista courses once year. Our group of 12 plays for 3 days. This was a wonderful location with great hosts, clean home, and plenty of beds.

We had a great time in Bella Vista and this place was perfect for our family. Great location; central to all our activities. The downstairs tv:game room was ideal for the younger folks to gather for late night card games and PlayStation (we brought our own) while we old folks could call it a night upstairsThe kitchen was well stocked with all the needed items for preparing meals. Plenty of hot water, towels, etc. in the 3 1/2 bathrooms. All the beds were very comfortable. This won’t be our last trip to beautiful Bella Vista.

Fun house!

Kids loved the bunk room! Lots of fun fishing and swimming off dock. Drove to nearby beaver lake and rented a boat. Short drive to downtown Bentonville with lots of restaurants and fun activities!

Plenty of space, and everything was well labelled. Pretty close to everything we needed. Only real oddity was the bunk bed in the room with the queen, but i imagine thats probably got its uses, just not for our group

This house was perfect for our family. There was plenty of room and beds for our large family. The access to the water was managable and the water was worth every step it took to walk down and up. Location was perfect for all that we wanted to do. The homeowners were easy to work with, communication was always quickly responded to and the home was nice and clean. Highly recommend this place!

Beautiful, restful, comfortable, and clean!

Karla was responsive and so easy to work with. The house so well laid out and equipped, and the beds incredibly comfortable! We loved the fresh air and balcony, and the lake was gorgeous! Add to that the cute playroom, amazing sights to see that are so close, and we will be recurring customers ♥️ The best part was that the hosts were receptive to feedback on a minor change to make the outdoor stairs a little more stable. We loved the area, the stay and the hosts and would recommend without hesitation!

Great house!

Great house by a lake. We had a range of ages from 11-40. Plenty of room for people to hang out together or get away for quiet time. Plenty of kitchen items for cooking as well. This is usually an issue for us in larger houses. Definitely will be on the list for return trips.

Baseball weekend in Arkansas!

Our baseball adventures brought us to Bella Vista for the Chad Wolff Classic. Our group was looking for a relaxing place to stay with some space for the kids and outdoor fun. We enjoyed fishing from the dock and enjoying the views from the deck. The amenities inside were just as nice. The kitchen had all the necessary appliances and cooking items. The sleeping areas were perfect for our large group. The bunks were great for the kids and the regular beds accommodated the adults. Everyone raved about the water pressure in the showers, and I have to agree, it was amazing! There were plenty of linens for our large group, as well! Overall our stay and experience with Tim and Karla was outstanding! We will definitely be back! Thank you!

Why they chose this property

This peaceful property is so calming and beautiful, situated on a quiet, secluded lake with large trees, great views and a hillside setting. You will love it. Our family loves coming here and yours will too. If you are a mountain biker this a great place to launch great trips through some of the most scenic and challenging trails in the country, all found in the Bentonville/Bella Vista area . There are world-class mountain biking, trail running and hiking trails in the Ozark Mountains. Bella Vista's trails meander through deep woods, featuring waterfalls, bluffs and creeks; they were built by nationally known trail builders to offer a top-notch experience on two wheels or on foot. Trails are free and open to the public, and connect to the NWA Regional Razorback Greenway. The home is located close to the Back 40 Trailhead. There is room to keep your bikes safely stored in the garage and you can relax in a beautiful place when you are not on the trails. In addition, there are six golf courses in close proximity, all in tree-filled, restful settings.

What makes this property unique

Bentonville/Bella Vista area is a Mountain Bike Mecca! Hundreds of miles of trails are nearby - some mere minutes away.
In addition, nearby Bentonville is Walmartville! Sam Walton started his worldwide corporation right here; with history and nostalgia pleasantly combined, there's much to see and do. Excellent restaurants, charming downtown, and mountain bike trails everywhere; we simply add the quiet location and a private lake by which to relax at day's end. Paradise Found!
