About the location: Midtown Atlanta has grown up and around the historic Midtown Garden District, bordered by Peachtree Street 3 blocks to the West and Piedmont Park just 3 blocks North. It’s a diverse, residential, walkable neighborhood with a lot of restaurants, shops, gyms and bars.
About the property: The townhouse has been completed renovated, providing modern features, open spaces, extra light, and while preserving some beautiful original details. There's a large master bedroom with a comfortable king bed and 50 inch TV, a queen bed in the other bedroom on the second level, along with a full bathroom, and then a spiral staircase to a loft space with a makeup dressing table, another TV, and a queen bed that is accessed through the spiral staircase located in the smaller bedroom on the second level. Downstairs is a comfortable living room with seating for 5 in place, a dining area, half bathroom, full kitchen featuring a skylight, and a sliding glass door leading into the backyard. The private back yard is a unique feature for a rental with an outdoor fan, dining table, and two lounge chairs all set in a carefully maintained garden space. It's great for enjoying the shade under the canopy of historic oak trees.

The house was fantastic and had everything we needed. Great location, close to so much. If/when I make it back to Atlanta, will definitely look to stay here again.
The townhome was very nice. There were three of us and it accommodated us well each having our own beds and rooms. Cozy townhome designed well. Close to downtown, food, etc.
This was the perfect rental for our family of four. It was clean, comfortable and stocked with all the essentials (coffee, tea, dish washing soap, laundry soap, shampoo etc.. ) that we needed. The back courtyard was super nice and the home was nicely decorated with all the updated immenities you could ask for. We loved the convenience to Georgia Tech and everything Atlanta! We would love to stay here again if our son ends up at GTech!
Really clean and nice Splash rental. Our Family of 6 plus and additional teenager fit comfortably in the unit. The kitchen is fully stocked and two beach chair rentals with an umbrella came with the unit.
Our family has been coming to Splash for 10+ years and I would rate this place at the top.
Highly recommended. Wonderful midtown neighborhood close to Piedmont Park. Ready on-street parking. Attractive townhome with all bedrooms on upper floors. Nicely decorated and stocked. Excellent communications with owner. While the front entrance has multiple somewhat steep steps (property is on the side of a hill), there is a rear entry without steps that exits to the side street. That would facilitate anyone with functional disability.
Our family was in town to watch NCAAs with morning and evening events. One afternoon we were rushed to head back to the event and left some beer cans in the backyard. The only way to see the cans would be to look over the fence. Steven who also owns the place next door, emailed me to clean them up - which we did. I tried to call him but he hung up on me and wouldn't accept my calls until after I texted him. The rest of the trip we felt like he was watching what were were doing. Note: when renting we have always cleaned up. There was never "a party" and we took good care of the property as we as we have with all other rented places.

I was on the phone when the guest kept calling me repeatedly and I was driving. I was sending his calls to voicemail so that I could finish my call that I was on. I called back as soon as I got off of the phone. We had a very cordial phone call and there wasn’t any mention of there being a problem or belief that I hung up. I certainly wasn’t waiting for a text message in order to have a conversation.
The problem was that a neighbor complained to me about a large quantity of beer cans all over the back yard, on the furniture and the ground. I contacted Michael that night and informed him of the complaint. He didn’t respond to me and I was cleaning my Airbnb next door and could see that the mess was not cleaned up, the furniture had been moved around, and the guest had brought additional furniture in the back yard. I mentioned this during our phone call because he was claiming that the neighbor wasn’t telling the truth.
There’s privacy here but neighbors can see in the back yard and it’s not acceptable to throw trash in the yard, and I of course have to contact the guest if the neighbors are complaining. And if the guests aren’t responding, I have a responsibility to go to the property and took a look.
Great townhouse and location, with a (small) side of issues
I would have given full 5 stars (even after discovering the first issue) however there were some issues. First let me start with the positives. The townhouse is in a great location! Walkable to nearby dinner and entertainment! And the townhouse looks the way it appears in the pictures. Everything was clean and in order. It was a very cozy and comfortable space. Now for the hard part. As a former host and as a guest, I’m not trying to burn the host as I now this is a business and a livelihood for some ppl. When we arrived we checked the whole house and saw the loft bdrm rug was very wet (soaking in parts). I immediately messaged the host to inform him. We were not able to use that 3rd room, as we had intended, but we made it work bc the others room had a queen and King bed that my friends and I could share. The host responded a day later and explained that the previous guest had done something with the ac unit that caused it to leak. He also explained that he had tried to dry it up before we had arrived. The host did eventually try to put a dehumidifier but that caused power outlets to go out so. As I said, we made it work with the other two rooms. There was also an issue w noisy neighbors but we told the host and he took care of it. Overall, I will state that my two friends and I just turned fifty. We weren’t trying to get compensation (I didn’t ask for any, nor did the host offer). With the exception of the loft and noisy neighbors,we had a great time in Atlanta.

I couldn’t get clarification from you on what was actually going on besides a very vague intial message, after we had exchanged other messages in 7-8 other issues you reached out to me about that day. All I knew were the details that you shared “the rug is wet”. This was enough for me to be concerned so I contacted vrbo to refund the rest of the stay and help move you to another property so I could access the property, see what was happening and fix the issue, but you said you didn’t want to move somewhere else. I understand that staying and getting a refund sounded great. Maybe guests can get free stays if something terrible occurs but sending a message “the rug is wet” and no follow up information or photos are shared, this isn’t going to be a legitimate or convincing scenario for a free stay.
You contacted me about what you described as a “power outage” in one room and I responded and said it was probably a flipped breaker and I provided instructions in a few minutes on what to do. I never heard anything back from you. When I went in the property and flipped the breaker several electronic devices were plugged in and on in the room you say you weren’t using, and it tripped the breaker because I had a high- powered dehumidifier and fan running in there, and other items intentionally powered off.
This home boasts a beautiful neighborhood walk to the park and is conveniently located near midtown Atlanta where we spent most of our time. On a cold afternoon, we spent some time in the living room enjoying the tea selection and the art too.
My family and I loved our stay at this property. Everything was perfect… from the location to the comfortable bedding to the furnishings and patio… We couldn’t have asked for a better property. My highest recommendation.
Clean, small kitchen though well designed and stocked; tasteful design elements; fresh coffee beans were a thoughtful touch. This VRBO location is top shelf near piedmont park, theatre, museums, and dining. Nice bath, fluffy towels, large shower head , ample shampoo and conditioner. Five Stars
This place was prefect for 3 adults! (My husband, adult daughter and myself) We walked to Piedmont park each morning and even rented the scooters at the park which was fun! The place was as advertised, clean and the host was in communication with us before and during our visit. We look forward to staying here again!
We enjoyed our stay at this townhouse very much. It is located in a beautiful tree-lined neighborhood in Midtown within easy walking distance to Georgia Tech, local restaurants, grocery stores, and Piedmont Park. Check in was very easy and Steve, the host and owner, was gracious in accommodating our check out time. The townhouse is wonderfully furnished, with the little outdoor patio a plus. We would definitely stay here again on future visits to Atlanta.
Property is in a beautiful neighborhood... 15 minute walk to area with restaurants... and the whole place felt so well prepared for guests... clean... fresh... even some drinks in the fridge. Easy code entry. One small bathroom upstairs to serve the three sleeping rooms...so would need to have that in mind if sharing... particularly of not one family...Would recommend.
