Let yourself become immersed in 180 degree lake and ocean coastal views including Norah Head light house, Budgewoi and Munmorah Lakes and the Munmorah State Conservation Area.
Escape the cold weather - a gas fire and underfloor heating ensure you stay warm and cosy in winter. In summer, the bifold and sliding doors open to let in the cool northerly breezes.
Relax in the peace and comfort of our house, enjoying the ambience, or be active, the choice is yours. With easy walking access to lakes and beaches, you can do as little or much as you like.
There are four bedrooms with ensuite to main, and soaring cathedral ceilings bursting with natural sunlight across the open plan upper living areas which open onto verandahs’ for your enjoyment. Downstairs includes a games room and second living open plan lounge areas, third bathroom, kitchenette/bar area, and a covered verandah.
A few more details: • Four bedrooms – including on the first floor, two with water views (Queen and Double bed), and another room with 2 bunk beds; Downstairs there is another double bedroom • Hydrotherapy Spa with 24 customised jets to massage 2 people at once • Three Bathrooms – including ensuite to main bedroom which includes the Hydrotherapy Spa bath, and a hairdryer • Open plan upstairs main living area includes lounge, dining and kitchen. This area features floor to ceiling glass capturing the beautiful 180 degree lake and ocean views • Spacious caesarstone kitchen with large fridge, gas stove, electric oven, grill, microwave and other kitchen appliances • Games and second living area downstairs with water views, lounges, and kitchenette • Heated tile floors in all living areas & gas fireplace in main upstairs lounge • TV and selection of books • Outdoor table and chairs • Pool table, foosball and table tennis table • Access to park 1 car in garage • Laundry includes washing machine, dryer, iron and ironing board; • Outside – external shower for when you come back from the beach, BBQ and clothes line •. This house is for FAMILIES ONLY AND ACCOMMODATES A MAXIMUM OF 8 ADULTS NO PARTIES OR SIMILAR FUNCTIONS (including children's or end of school, bucks or hens parties) Disturbance to our neighbours, including excessive noise, is prohibited. There is a 10pm curfew, and guests must not engage in anti-social behaviour or create noise which is offensive to our neighbours. If we receive complaints, you will loose your bond and may be evicted. Parties and Functions are prohibited and will result in loss of your bond, eviction and/or additional payments. You the person making the booking, are responsible for the conduct of every guest at this property. This is a NON-SMOKING residence and NO smoking is allowed indoors. If you wish to smoke please do so outdoors. No pets No tea light candles Children must be supervised when using Pool table, Foosball & Table Tennis tables and if using Spa. Toddlers must also be supervised on verandahs and near staircase Guests must comply with NSW Code of Conduct for Short Term Rental accommodation, refer extract below
EXTRACT NSW CODE OF CONDUCT FOR SHORT TERM RENTAL ACCOMMODATION
2.5 Guests obligations
Guests to act lawfully 2.5.1 A guest must not engage in conduct in their capacity as a guest that contravenes: a) the criminal law b) planning laws or by-laws (if the premises are in a strata or community scheme) that apply to the premises c) the terms of a short-term rental accommodation arrangement for the premises.
Obligations to neighbours 2.5.2 A guest must not at any time during the occupancy period: a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises b) act in a violent or threatening manner towards neighbours or other occupants of the premises c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme. This section is an offence provision under section 54C of the Act. 2.5.3 The Commissioner may issue guidelines about what may or may not be appropriate conduct under section 2.5.2 of the code.
2.5.4 A guest must not copy, or knowingly retain after the end of the occupancy period, any keys, security passes or other instrument that facilitates access to the premises. This is an offence provision under section 54C of the Act.
Responsibilities to Hosts 2.5.5 A guest must take reasonable care of the host’s premises and the hosts’s property at the premises. 2.5.6 A guest must notify the host or the host's representative of any dispute or complaint about a guest or visitor’s behaviour as soon as possible after the dispute or complaint arises. This section is an offence provision under section 54C of the Act.
Exclusion register 2.5.7 A guest who is recorded on the exclusion register is prohibited from entering into any short-term rental accommodation arrangements as a guest. This section is an offence provision under section 54C of the Act.
Guests responsible for conduct of visitors 2.5.8 A guest is responsible for the actions of visitors they invite onto the premises during the occupancy period and must ensure visitors to the premises comply with section 2.5.2 of this code as if they were a guest on the premises.

This house was amazing. Floor to feeling glass with views to the ocean and lake. Felt so relaxing. The kitchen was incredibly well stocked and with a Cole’s nearby it was easy to feed everyone. Location was great - walk to shops if we needed and beach just a a few minutes away. Maria is a wonderful host. Loads of attention to detail and made us feel very welcome. So responsive and open to our weird requests.This really suited a family holiday. We had the best time.

Our host went above and beyond to make us feel welcome in this beautiful home with stunning views of the lake and ocean. Fresh flowers throughout were a lovely personal touch while the pool table, foosball table, games and books kept us all entertained. We loved the location, the fabulous beaches and the walking tracks along the Lake. We enjoyed every minute of our stay and will definitely be back again!

Maria's home was even better in real life. The view spectacular and relaxing, games perfect to keep teenagers occupied and even space for everyone to have quiet time. Wonderful beaches within walking distance and we were lucky enough to see whales. Thoroughly enjoyed our stay and thank you Maria

Was a beautiful, comfortable house & we had a great weekend. Really appreciated the milk, fruit bowl, supplies & We loved the fresh flowers in the rooms. Shame we were not staying longer to really enjoy it.

Everything is as the listing says. The home is lovely but very very bright and warm. We all had a lovely stay and throughly enjoyed the pool table, the walk around the lake and a trip to the beach. The host was provided details instructions. There were even fresh flowers throughout the house and loads of ‘extras’ which were appreciated.

the owner was very welcoming with flowers throughout the house - a great range of pantry products, particularly herbs etc. The instructions were clear and available and information of the area also .
A lovely open house with huge windows to take advantage of the superb views and also a large outdoor grass area for the young at heart.

Our group of eight seniors enjoyed the chance for a get to-gether to celebrate birthdays, catch up and play some golf. The house is very spacious with lots of living areas and room to get away for some quiet time. The host is most generous with her time and with provisions in the house. The only negative aspect was the large numbers of flies and moths that covered the windows and walls at dark and had to be swept up every morning dead on the floor. Not sure why. The pool table gave us many hours of fun. Would absolutely recommend a stay here.

Our stay was nothing short of incredible! The views are absolutely breathtaking—pictures simply don’t do them justice. The interior is spacious and can comfortably accommodate multiple families. Everything inside is clean and modern, making it a perfect retreat.The location is ideal, with beautiful patrolled beaches and a lake perfect for paddle boarding just a short distance away. It’s also within walking distance to charming cafes and local restaurants, and not far from Coles and the village.This spot is perfect for a quick getaway. The host was very friendly and accommodating, making our stay even more enjoyable. The pool table and foosball game kept the kids entertained, and we relished watching the stunning sunset from the balcony. We were even lucky enough to see fireworks from the house. The spa bath was so relaxing and added to the overall experience. Highly recommended!

Can not recommend this property enough! To start with the views are spectacular, you can see the water from virtually every direction from the house. The photos on the listing just don't do it justice. Lots of board games, pool, foosball and table tennis to keep you entertained. Kitchen extremely well stocked with staples and great quality coffee machine with beans supplied. Maria (the host) was extremely helpful and communicated well. She was very accommodating with nice personal touches like fresh flowers around the house. Short walk to the supermarket and lake foreshore, minutes drive from the national park and beaches. Couldn't recommend this property enough, will definitely be back to stay again soon!!

This property is well maintained, supplied with more than most of the basic comforts, kept impeccably clean, and provided with detailed information gathered by the owner over many years. The house itself is large and very comfortable, but unfortunately its aspect only allows the sun on a small balcony until about noon, with the sun never reaching deep into the lounge and kitchen and dining room. It adds the personal touch in so many ways such as providing notes, pamphlets, restaurant menus, maps, historical information and caps it off with a complimentary jar of plum jam made to perfection. The only insignificant and rather trivial point is that a small towel went missing and required compensatory reimbursement from the bond. This house has been a pleasure to utilize for a holiday and we congratulate and thank the owner Maria for her selfless assistance.
